HOW AIRBNB CHARGES
It is one of the limitations of airbnb that all hosts can only post one price per night even when there are different room types and the entire house is also available. We try to explain that our quoted price is for one standard double room that can sleep two people at USD$70 per room night + service & tax which comes to $82 per room night. This is probably the number you were using.
AIRBNB SERVICE FEE
Airbnb will charge a separate service fee to guests and hosts once your booking is confirmed. Airbnb will then hold a $100 deposit and no further charge is taken until 24 hours before you are due to arrive.

CAFE ICE RESIDENCES IN MORE DETAIL - THE HOUSES & ROOMS
There is a choice of four room types, all rooms are slightly different but essentially, subject to availability, we have the following. All rooms have double beds, we do not have single beds or extra mattresses. These are our rates before any discount all in US$.
A). 4 double rooms that can each sleep 2 – two rooms in each house on a separate floor - these adjoining bedrooms have a Queen size bed, work space and private terrace overlooking the garden: these rooms share a large adjoining bathroom (one bathroom exclusively for the two rooms) - we try to let only one room so that in effect the bathroom is private unless friends or family taking the two rooms. These rooms are $70.00 per room night, including breakfast, to which we add a 10% service charge + 7% Government tax - TOTAL $81.90 per room night.
B). 3 larger double rooms that can each sleep 2 - two in one house and one in the other. These rooms have a Queen size bed, desk and en-suite bathroom. These rooms are $80.00 per room night, including breakfast, to which we add a 10% service charge + 7% Government tax - TOTAL $93.60 per room night.
C). Herma Suite that can sleep 2 - a special larger suite room with a King size bed, sofa, desk and seating area, en-suite bathroom and large private terrace overlooking the garden. This room is $100.00 per room night, including breakfast, to which we add a 10% service charge + 7% Government tax -TOTAL $117.00 per room night.
D). The ice suite, similar to the Herma suite, with en-suite bathroom and large private terrace overlooking the garden. As well as a King size bed for 2, the ice suite also has an additional Queen size, sofa bed that can sleep 2 more people. All rates include breakfast.

CHECK IN & OUT TIMES
Normally 12 noon check out and check in at 2pm. However, we try to be incredibly flexible about times, as we know how frustrating it can be when you arrive early in the morning after a long flight, and just want to get to your room. Similarly, when your departure is at midnight, it's nice to be able to take a shower and leave feeling relaxed - be sure to let us know your flight times well in advance and we'll do our best.
We always have someone available to assist you and a night manager.

BOOKING, PAYMENTS & CANCELLATION

TRANSPORT IN BANGKOK
Our BTS Skytrain station (Chong Nonsi) is less than 5 minutes away on foot. Silom Road is walking distance. Taxis and Tuk-tuks are always available outside the houses.
AIRPORT PICK UP & DROP OFF
A local taxi can be arranged. The driver will meet you in the Arrivals Hall close to Entrance Gate 3. The inclusive charge of THB 600 for a taxi (up to four people) and THB 900 for a taxi-van (up to eight people), and we can also arrange larger vehicles for 10 or more, the inclusive charge is THB 1,500 – all rates cover parking, toll fees and is payable directly to the driver (we do not take a commission).

Our two houses are 5 minutes walk from the BTS Skytrain at Chong Nonsi station, the Dean & DeLuca café, Boots the Chemist, Villa Supermarket and also walking distance to Silom Road shopping, night market and entertainment districts.
CLOSE TO EVERYTHING
We are only two BTS stops from the river bus stop at Sapan Taksin where you can take a public river bus (great fun) for a visit to the Grand Palace & Wat Pho with its giant reclining Buddha and the Royal Thai massage school. While there visit Wat Arun on the opposite side of the river. From the Palace take a stroll through old historic Bangkok, the flower market and onto bustling China Town. In the other direction, by Skytrain, we're two stops from Siam with its large upscale shopping malls - Paragon, Siam Discovery, Central World and MBK bargain mall for phones, IT, photography - this is also close to the exquisite Jim Thompson House where Thai silk weaving was once done. Visit Pratunam district close by for fabrics and the Emporium Mall for some luxury - both not far.

Chattuchak Weekend Market where you can buy almost anything - directly accessible by Skytrain (visit Cafe ice in Artists' Section 7 for a delicious lunch and refreshments).
We are not far from all the major transport connections (both airports and central railway station) for transport for day trips to the floating market Amphawa, Ayutthaya, Hua Hin and Pattaya by the sea can all be arranged.

We live in the centre of Bangkok in a calm, safe, residential, tree lined street but it's only five minutes walk to the sky train and the Silom shopping & entertainment district. Easy access to the River Pier for visiting Grand Palace, Wat Pho and all the sights.
Our BTS Skytrain station (Chong Nonsi) is less than 5 minutes away on foot as is Silom Road. We are 2 stops from the River Pier at Sapan Taksin to visit Grand Palace, Wat Pho and Wat Arun. Only 3 stops to Siam with its shopping malls and Jim Thomson's Silk House. Waking distance to Silom night market & entertainment district. Taxis and Tuk-tuks are always available outside the houses.

Think of this as your home from home. We charge for the room not per person. 8 rooms are designed to sleep up to two people in comfort, one of the suite rooms can sleep up to four people. Unfortunately, we do not have single beds, extra beds or cots for the other rooms.
We welcome children over 5 years old but are not set-up for infants and very young children as there are no guard rails and gates for the stairs.
We operate on trust so feel free to enjoy the space and the amenities such as the garden, roof terrace, living room and library and our adjoining restaurants. No mini bars just a well stocked bar and fridge - all we ask is you make a note in the bar book for what you consume.
No smoking in the rooms but it's ok on your terrace, in the garden or the roof terrace. We have someone there 24 hours to keep an eye on the place and to let you and your guests in and out.

the room had a lovely essential oils when i entered, and aircon was already on and the room was nice and cool. david made sure my airport pick up was there on my arrival. i stayed in the herma suite, the place was very beautifully decorated with many timeless pieces of furniture, also all the flowers in the room are real (orchids). the bed is very comfortable and wifi was very good too!
My friends and I have had a great time at David's place. The location of the residence is super convenient -- you ca walk to the Skytrain Station within 5 min (or even less), many restaurants and cafes in the area. David's house is absolutely cozy and beautiful, we really felt like home, in total we have spent 3 nights there, we really enjoyed hanging out at the huge living room/dining room downstairs. David was very helpful and friendly, he was able to arrange airport transfers for us, even if we had to leave for the airport at 4am, and he offered late check out as our last flight was scheduled at midnight...thanks so much David and all your friendly staff, we really do appreciate it.
Wonderful stay with David. Felt like home in lovely residence filled with beautiful furnishings. Good location - close to Skytrain and local restaurants. Fabulous breakfast served by Eddie each morning along with very helpful suggestions for the day. Hope to return.
While our experience improved over time, our arranged pick-up from the airport never showed up. When we met David a couple of days later, he was quite friendly and helpful.
The Thai breakfast was great (the ripe mango, papaya and leeche fruit were a wonderful way to start every day); the Western b'fast was also delicious (if not a little too large). Phom, the woman cook and the morning man (sorry, we've forgotten their names!) were quite friendly. We particularly appreciated the staff letting us use the washing machines and drying racks for our clothes.
The rooms and bathroom were clean and beds were quite comfortable, but lacked hooks or places to put our clothes. The AC did not work well in one of the rooms.
Thank you for the feed back and your kind words about all the things we got right for you. It was no trouble to bring you the medicine as you were in a foreign country and shouldn't be bothered by this kind of thing.
I can assure you that we always appreciate our guest's comments, especially when it encourages us to improve things. I do wish you would have told us these things while you were here and as we saw you several times a day. We really could have sorted them out on the spot; especially the AC as that would have been so simple ( every unit is checked before each stay). I am especially bothered about the airport taxi as the driver did wait for you for over an hour - I am so sorry you missed connecting with each other and took another taxi instead. It's a wonderful place in center of Bangkok, 5 min walk to BTS. The room is really clean that we need take off shoes outside the house. I love the decoration, especially the yard where we can have meals. The staff are friendly, polite and helpful. The Thailand breakfast is yummy and plentiful.

David's Café ice Residences was a cool and relaxed spot to stay during our couple days in Bangkok. Being our first visit and a late arrival, it was amazing to have a driver meet us right at the airport. We also loved the delicious (and filling) complimentary breakfast in the morning. The manager Form (hope I spelled it correctly) was very friendly and helpful with our arrangements.
The rooms were spacious and comfortable, and a great place to come "home" to at the end of the day. Though we didn't really take advantage of them, the kitchen facilities were nice and modern too (also a nice patio for sitting out on the top floor). Hopefully the bathrooms are next on the list for an update (everything was clean and worked fine, but compared to the rest of the residence, ours felt a little shabby).
Overall I would definitely recommend Café ice Residences if you are looking for something a little different off the beaten path of Khao San road. I would however make sure you know where you are going and avoid randomly exploring the neighborhood late at night (we tried this and found some of the side streets a tad questionable, maybe better to cab or tuk tuk, or maybe this was a random occurrence :)
P.S. The coffee shop next door was fantastic, and if you're looking for a fun night out head to Club Ku De Ta, it's a 5 minute walk (I believe they are also an upscale restaurant).

A dream came true when we were able to open this small residential hotel, created from two adjoining shop houses right in the centre of Bangkok.
