This isn't a staged "home" in Austin, this is my home in South Austin and I put lots of effort into making it relaxing and interesting. The house sits high and gives you a nice view of the open sky, the rising sun and passing storms. Walk to it all.
My home is located in the coveted 78704 area of South Austin, along the South Congress (SoCo) shopping and entertainment strip. You can easily walk to the 24 hour grocery store, four different banks/atms, a pharmacy, restaurants, shops, bars, coffee shops, bus stops, a nature preserve, a public pool, parks and more. Borrow a couple of my bikes and you'll be downtown in five minutes or most anywhere you want to be in Austin in less than twenty. The heart of SoCo is 1 mile away, Auditorium Shores is 2 miles away, Zilker Park/Barton Springs is 3 miles away and the airport is only a 15 minute drive. This is the side of the duplex I live in and it includes wifi, central air, full kitchen, queen bed, queen aerobed, off-street parking, screen patio, front balcony, vaulted ceilings, solar panels, rainwater collection, big backyard and a quiet neighborhood where you won't have to fight for a parking spot. the bedroom has a nice new queen mattress and there is a couch to crash on plus a queen aerobed to inflate in the living room.
You are welcome to use all the normal stuff and can have access to a couple bikes if you ask nicely.
I prefer to meet all my guests to welcome them to town and show them the house.
Convenience! Walk to everything you'll need while you're here and bike/bus to the rest of what people do in Austin. I'm a 2 mile straight shot down to the Congress bridge (where the bats are) and that's pretty much the center of all activity.
The 1, 101 and rapid transit bus stops are all just a block away or you can easily bike around. A taxi ride to/from downtown or east is under $10. Barton Springs Pool and Zilker Park are 3 miles away, Auditorium Shores is 2 miles. You won't have trouble getting around without a car. Lots of bars, restaurants, coffee shops, boutiques, thrift stores, etc. There's a nature preserve just down the street to hike around in and walking the St Edwards campus is always nice.

The neighborhood was nice, the place was comfortable, and really more spacious than the two of us needed. There are two markets (a large HEB and a smaller beer / wine shop with some groceries and take-away food items) located between the apartment and South Congress. It's about a 15 minute walk to the heart of SoCo, and we decided to drive once (because we're Texans and mostly Texans don't walk), but we ended up having to park so far away that we'd have been better off leaving the car at Garret's place.
Garret was WONDERFUL. Not only did he offer us to use his bikes while in town he gave great insight to some of his favorite spots in town. Austin just rolled out a new City Bike Share program which we ended up taking advantage of instead of using the offered personal bikes. It was cheap, and Garret gave directions on how to pick them up as well as bus schedule information. I would certainly stay again, and woudl recomend his place highly. On top of all that, it was truly like a home away from home with all the natrual and green products he has throughout his home. Composting, recycling and Garret's overall attitude toward life and the enviroment made me feel very comfortable. The neighborhood is fantastic and the neighbors are all very friendly, many spoke to us on our way out as we walked or biked everywhere we needed to go once getting to Garrets.
Garret's awesome (if you need any recc's, he has a lot of great ones). His place is awesome. His place itself is in good shape and was very clean. It's just south of Oltorf in SoCo, and is really conveniantly located for getting to a lot of great things. Pretty much the entire area and into downtown is bikable from his place (he has 2 bikes that he lent us, even!). Walking should be doable too, but might be a bit of a trek to get to downtown.
There are just a few of things to be aware of, but nothing major (we felt) - especially at the awesome rate we had:
- As another reviewer mentioned: if the weather is cold (and it was pretty nasty when we were there), there's no built-in heating. To overcome this, he has some space heaters and the bed has some nice heavy blankets. The space heaters take some time to heat (tip: keep the bedroom door closed), but once they do, we found them sufficient for keeping the bedroom reasonably warm.
- One of the walls that is shared with one of his neighbors is sorta thin, so you can hear a bit. It wasn't bad though, and everything was quiet once the evening hit (so we weren't kept up or anything).
Had a good stay at Garret's place. Awesome location just off SOCO. Comfortable stay for 3 with the couch and aerobed he provided. Garret also left us some beers in the fridge, not that we needed any more.
Garret was out of town but he was still an extremely fast responder to emails, especially when we accidentally locked ourselves out. :T

We had a great stay at Garret's. He was very welcoming and helpful with every question we had. The place is at a great location within blocks of South Congress and an HEB. Recommend for couples.
Garrets place is in a great location and really nice, the two porches were def great to have!
Very quiet neighborhood. The bed was very comfortable and I enjoyed the patios!
We had a great vacation and Garret's home was perfect. The location was convenient, really close to SoCo area where there are tons of bars and restaurants. We were able to park in his driveway and the use of his porch was a nice way to spend out evenings. We plan to stay here again for our next visit.
