Queen-size bed, closet, extra blankets, etc. Everything you need to feel comfortable.
Sink, Toilet, Full-size Bathtub/Shower. I provide all the primary necessities...shampoo, conditioner, body wash, towels, hair-dryer, etc.
The kitchen is available for use at any time -- just be reasonable, polite late at night, and clean up after yourself.
You'll have your own shelf in the pantry, as well as space in the fridge & freezer.
Major Appliances: All the amenities of a kitchen at home...5-burner stove top (gas) oven, dishwasher, microwave, pots/pans.
Matching plates, silverware, cups, wine glasses, cutlery. Tea/Coffee mugs.
Or you can eat out. Philadelphia has lots of great restaurants. I can recommend many based on where you want to go and what you are in the mood for. This is one of my favorite things about Philadelphia - all the amazing restaurants.
A washing machine and dryer are available if you need to do laundry.
There are 3 patios
1) Backyard patio
2) 3rd floor balcony patio
3) Roof-top patio has an amazing view of downtown Philadelphia (Center City). This is one of the best features of the house. I highly recommend a glass of wine or a beer on a nice night and enjoy the view.

There is WiFi throughout the house.
There is limited street parking available. Getting around center city is easy enough that you do not need a car. In fact, a car is actually a hindrance in Center City.
I am located about 10 mins walking distance south of Rittenhouse Sq in a neighborhood called Graduate Hospital.
There are multiple bus lines that run close by. There are also subway lines and taxis all throughout the city. If you want to be economical, take the bus or walk. If you are in a rush, take a taxi. I find taking the bus or walking to be best.

My neighborhood, Graduate Hospital, is great. Its quiet, friendly, and in walking distance of downtown.
Public transit, SEPTA, is convenient. There are three bus lines that run within 2 blocks of my house. Using transit directions on (website hidden) Maps gives accurate directions to anywhere in the city.
Other Things to Note
When requesting to book, I ask the following:
1) Please have your profile filled out as much as possible. This allows me to gauge who you are.
2) Please tell me about yourself and your visit to Philadelphia.
Welcome to my home. All I ask is that you be polite, respectful, and treat my home as if it were your own.
1. Please take off your shoes upon entering. I hardly ever where shoes in the house.
2. Lock the door when you leave.
3. Clean up after yourself ie don't leave a mess laying around
Clean & very comfortable! You can tell Ryan takes pride in his home. Views of the city from the rooftop deck are amazing (too bad it was so cold during my stay.... I would have taken advantage of that space much more!) Lovely first AirBnB experience, wouldn't have changed a thing!!
Very nice apartment! Just as described, clean and prepared for our arrival. Ryan was a wonderful host, great communication, during and after departure. Easy access to many restaurants/shopping.

This was my second stay at Ryan's place, and I once again found it be of top-notch appearance and quality. The room and the home as a whole are immaculate, and Ryan continues to be a very gracious host.

Ryan was a nice guy too, I was too busy most of the time didn't have much time to hangout but he seemed like a pretty nice guy.
I would recommend his place for any one who travels to Philly and wants to be close to downtown
We had a very nice stay with Ryan. Everything was exactly the way we expected it to be - and even nicer. Ryan was hospitable, answered all our questions. Location was in walking distance from places we were interested in, Barnes and Historic Philly center.
We recommend it to others and hopefully will stay again when we come to Philly next time.
Ryan's modern and stylish home was a comfortable base for my 6-day stay in Philadelphia. The room was neat and attractive, the bed was comfortable, and I appreciated the use of my own bathroom. The kitchen had everything that I needed, and the WIFI was fast. I appreciated Ryan's clear directions and the ride that he gave me on my last day, when I needed to schlep my bags.
Ryan 's place is amazing with great space in the room. The place is clean and smells fresh. Top deck view is great as shown in picture. The neighbourhood is decent looking amd quiet. 10-15mins walk to Rittenhouse square. Also, taking cabs or uber to centre city or places of interest and the 30st station cost between $9-13. Its a really prime location. Ryan is a great host as well, he is very accomodating and provided information on places to go etc and recommended this website (website hidden) for happenings in philly during this period. Overall, I had a pleasant stay at Ryan 's in philly.

I've stayed at various places via AirBnB, all with very positive experiences. Because of that I'm willing to be a host as well. I like to ski, swim, mountain bike, drink wine, travel, enjoy the city of Philadelphia, and overall just have a good time and meet new people.
