My fiancee and I live in a great house in southwest center city. We have a guest bedroom and (private) bathroom that you are welcome to stay in and use. The house is new construction with a modern feel.

Queen-size bed, closet, extra blankets, etc. Everything you need to feel comfortable.
Sink, Toilet, Full-size Bathtub/Shower. I provide all the primary necessities...shampoo, conditioner, body wash, towels, hair-dryer, etc.
The kitchen is available for use at any time -- just be reasonable, polite late at night, and clean up after yourself.
You'll have your own shelf in the pantry, as well as space in the fridge & freezer.
Major Appliances: All the amenities of a kitchen at home...5-burner stove top (gas) oven, dishwasher, microwave, pots/pans.
Matching plates, silverware, cups, wine glasses, cutlery. Tea/Coffee mugs.
Or you can eat out. Philadelphia has lots of great restaurants. I can recommend many based on where you want to go and what you are in the mood for. This is one of my favorite things about Philadelphia - all the amazing restaurants.
A washing machine and dryer are available if you need to do laundry.
There are 3 patios
1) Backyard patio
2) 3rd floor balcony patio
3) Roof-top patio has an amazing view of downtown Philadelphia (Center City). This is one of the best features of the house. I highly recommend a glass of wine or a beer on a nice night and enjoy the view.

Interaction with Guests
As much or as little as the guest(s) want. Some guests want very little interaction, while other guests have come out and about with me. I leave it up to the guest (and our schedules of course) to dictate the level of interaction.
Graduate Hospital is one of the fastest growing (gentrifying/transitioning) neighborhoods in the city in close proximity to downtown. It's a 10 minute walk north to South St and a 15 minute walk to Rittenhouse Sq. The street and neighborhood is quiet, safe, and very residential. There is a mix of 20-somethings to 70-somethings of all backgrounds with new construction on just about every street.
My street is pretty much all professionals (20's-50's) and very friendly. In fact, 3 of my neighbors have become my closest friends in Philadelphia.
There is limited street parking available. Getting around center city is easy enough that you do not need a car. In fact, a car is actually a hindrance in Center City.
Public transit, SEPTA, is convenient. There are three bus lines that run within 2 blocks of my house. There are also subway lines and taxis all throughout the city. And of course, Uber. If you want to be economical, take the bus or walk. If you are in a rush, take a taxi or Uber.
Using transit directions on (SENSITIVE CONTENTS HIDDEN) Maps gives accurate directions to anywhere in the city.

When requesting to book, I ask the following:
1) Please have your profile filled out as much as possible. This allows me to gauge who you are.
2) Please tell me about yourself and your visit to Philadelphia.
Welcome to my home. All I ask is that you be polite, respectful, and treat my home as if it were your own.
1. Please take off your shoes upon entering. I hardly ever where shoes in the house.
2. Lock the door when you leave.
3. Clean up after yourself ie don't leave a mess laying around
