This quiet, spacious and cozy Double Room has and a top-notch Queensize bed and designer Private Bathroom located just external the room, non-ensuite. It also comes with mini-fridge, electric kettle, independent AC/Heat, and free 24/7 Wi-Fi.
The guesthouse is conveniently located in the heart of 18th Century Rome, right off the corner of one of Rome's main plazas, Piazza Vittorio Emanuele II. It's just a 5 minute walk away from the central Train Station Termini, and the famed Basilica of Santa Maria Maggiore, and just a 15 minute passeggiata to the Roman Forum and Colosseum.
This chic and classy Private Room also comes with all of the classic amenities you'd expect to find in a fine hotel, including hair-dryers, glasses, Turkish patchwork rugs, and designer bedding and towels.

The guesthouse also has two other rooms, all with a shared foyer, and on request and weather permitting guests may have access to our beautiful roof-top lounge.

Privacy and safety guaranteed. We're here if you need us as we do live in the building, but our guests' privacy is paramount.
The multi-ethnic neighborhood of Esquilino is rich in both diversity and vibrant city life. There are incredible markets, cheap Roman bistros, and an old-school gelateria you won't find anywhere else in the city!
Getting around is very easy with the vast majority of sites, including the Colosseum, Roman Forum, Spanish Steps, Trevi Fountain and Piazza Navona, easily reachable on foot. For the rest there's the Metro A line Vittorio Emanuele stop at 100 meters from the guesthouse.

Amenities include: Independent Air Conditioning/Heat, Mini-Fridge, Hot water Kettle, Free 24/7 Wi-Fi, and Towels & Linens included. You'll get a set of keys and be able to come and go as you please. Breakfast is not included.
Maturity and respect. You will get the keys and be able to come and go as you please. There are no rules, but we would obviously kindly ask that you respect your neighbors and other guests staying in the guesthouse. We believe it is best to live and let live, do on to others, not break anything and let Karma do the rest :)
Abbiamo riscontrato in Frank piena disponibilità e cordialità nell'accoglienza e nel fornirci informazioni utili sulla camera ma soprattutto sulla città. Il quartiere è etnico e popolato da negozi di abbigliamento e bazar, ma non per questo pericoloso o poco raccomandabile. La vicinanza alla stazione ferroviaria di Termini e alla fermata della metropolitana Vittorio Emanuele, oltre che ovviamente la pulizia e l'accoglienza della camera, fanno di questa sistemazione un'ottima scelta per soggiornare a Roma.
Frank was super helpful!! He provided maps and suggestions as to what to do in Rome, offered different transportation options and we felt very welcomed.
The disconnected private bathroom, although nice, was a bit misleading.
Hi Lisa! Just wanted to let you know that if you'd actually read the description of the listing you'd see at the very top that it says "Private bathroom located just external the room, non-ensuite". If you'd taken the time to read the description, and perhaps not waited until the morning of your arrival into Rome to book the reservation last minute, you might have seen it. We find it mildly "misleading" and slightly underhanded that you would make such a comment. Full disclosure :)
Frank is a great host. His place is right in the heart of the city. He guided us with all the valuable information. Great guy & great place to stay :)
Frank was very informative and helpful with providing us a lot of information and suggestions about what to do in Rome. The room was just as described and the bed was very comfortable. The location is very close to a metro station and also very close the Termini, which was helpful since we departed early.
My girlfriend and I were only in Rome for a couple of days so we did a lot of traveling throughout Rome. We needed a place to wind down from our long days. Frank's place was the perfect posh place to kick back in. The Sunny Room w/ Private Bath is exactly as advertised; it is chic, classy, and very comfortable. The room is large and has plenty of room for luggage and other traveling accessories.
Frank's customer service skills were great. We arrived late in the night /early morning (damn you RyanAir!) and was still able to locate his place relatively easily utilizing his instructions. Frank was hospitable, kind and, available (despite us arriving sooo late). He gave us some awesome suggestions, a map that came in very handy and, he was available to answer all of our lingering questions. Ohh, did I mention the location, walking distance to the Colosseum, Pantheon, and several other major Roman attractions and also walking distance to magnificent restaurants!
All-in-all we had a great Airbnb experience staying in The Sunny Room w/ Private Bath. Take care Frank. Apryl and I wish you the best.

The rooms were as advertised and convenient as its near to the metro and termini station. Plus theres a nice ice cream shop round the corner.

Typical Roman cuisine: Excellent pasta, good anti-pasto, healthy portions at very reasonable prices. Good house wine too.
Excellent wine bar and lounge just a couple of minutes from the guesthouse open everyday until 2:00am. Live Jazz on weekends.

One of the best Italian restaurants in the city. Make sure to ask us to make a reservation in advance though as tables are hard to find!

One of the most important Churches in Rome, they say that the ceiling of this Cathedral is covered in the first gold that Christopher Columbus brought back from the New World!

Rome's Central Train Station is about a 10 minute walk to the guesthouse. Almost all trains from Florence, Venice and Naples come into Termini, as do all trains and buses from Rome's Airports.
One of the most important Cathedrals in all of Christianity, this is where the power of the Vatican was centered before Saint Peters. 30 foot statues of the Apostles pretty cool too!

The Piazza della Repubblica and the beginning of Via Nazionale are a nice shopping area.
As the name infers, this place really does have one of the best Carbonara's in the city! Very good regional wine list too.
