The guesthouse is conveniently located in the heart of 18th Century Rome, right off the corner of one of Rome's main plazas, Piazza Vittorio Emanuele II. It's just a 5 minute walk away from the central Train Station Termini, and the famed Basilica of Santa Maria Maggiore, and just a 15 minute passeggiata to the Roman Forum and Colosseum.
This chic and classy Private Room also comes with all of the classic amenities you'd expect to find in a fine hotel, including hair-dryers, glasses, Turkish patchwork rugs, and designer bedding and towels.

The multi-ethnic neighborhood of Esquilino is rich in both diversity and vibrant city life. There are incredible markets, cheap Roman bistros, and an old-school gelateria you won't find anywhere else in the city!
Getting around is very easy with the vast majority of sites, including the Colosseum, Roman Forum, Spanish Steps, Trevi Fountain and Piazza Navona, easily reachable on foot. For the rest there's the Metro A line Vittorio Emanuele stop at 100 meters from the guesthouse.

Maturity and respect. You will get the keys and be able to come and go as you please. There are no rules, but we would obviously kindly ask that you respect your neighbors and other guests staying in the guesthouse. We believe it is best to live and let live, do on to others, not break anything and let Karma do the rest :)
Had a lovely stay in this apartment. The room itself was just as it appeared in the photos, clean and overall simply a great space. The check in was smooth and frank gave us great recommendations of where to go which were greatly appreciated. The shower however was not great as it was very very weak and often took over 10 minutes to heat up! The neighbourhood itself wasn't the best but it was in good distance to the train station and other points of interest. Overall a good stay!!
Beautiful, well-decorated and air-conditioned room. Frank was very helpful with restaurant suggestions. Area is not the nicest but close enough to metro and the Monti area which is best for going out. Just one thing, we didn't realise that there were actually two other rooms for other guests so it's not as private because the bathroom is outside the room.
What a delightful apartment just a stone's throw away from Roma Termini train station. The location was great, the room absolutely delightful and the check in and out process was awesome. The only downfall was a lack of toiletries (we've become accustomed to shampoo in the showers but there wasn't any here) and the 5 flights of stairs were a bit rough with all our luggage due to the elevator breaking down (though that was unavoidable!)... Frank was lovely and came by to say hi, even though his wife had given birth the day before... This was the perfect, romantic, well-located 'first stop' for my boyfriend and I on our Italy tour!
Frank made us feel very welcome. he was waiting at the property for us on our arrival. he showed us our room and spent some time showing us a map of the area and giving us tips and making recommendations. the room itself was lovely and very comfortable. the bathroom was just out of the room in the hallway that is shared with 2 other rooms but it was a private bathroom just for our use. would definitely stay again, thanks frank!
Frank was excellent. He gave me an orientation of the area, good places to eat and answered all my questions. I carried Franks map around my entire stay with all his notes on it. The nearby gelateria was the best I tasted in Rome.
The room was very nice, clean, sunny and nicely furnished. Leaving the two guide books on the shelf was a great touch and very helpful. Frank and Soledad were excellent hosts and I would recommend them to anyone.
HOST: Frank is adorable! He is kind, patient and listens to his client's needs and questions. He helped us find really nice restaurants, Gelaterias, and other really nice pastries shops around the house and everywhere else in Rome. Which ended up to be the best places we went to! In summary: he is very welcoming and has great tips to get around Rome. What more can a tourist ask for!?
ROOM: The room is in a very nice building, typically roman style, decoration is very cosy, we really felt at home! The room and bathroom were very clean. Perfect for a romantic getaway!
NEIGHBOURHOOD: Well there were, to us, to separate parts in the neighborhood. The one on the Termini station side...which is, we have to admit, not welcoming at all. And the better part, the side of the park Vittorio Emmanuele, which is very nice and has lots of nice restaurants and shops!
Just finished a great trip to Rome. Frank was super helpful with showing us around on a map and giving suggestions of where to go, what to see, and where to eat. The room and bathroom were great! Both are comfortable, clean, and wonderful to return to after a long day of sightseeing. Really enjoyed the trip and the meeting Frank.
