The Old cowshed today is a beautiful open space on the ground floor of The Osteriaccia, farmhouse in 1200 at the foot of the Natural Park of Monte Tezio (trekking!). The rooms, which have been kept in a real restoration are large and spacious, bright and comfortable. In summer the location and the presence of old trees around the possibility of using a natural air-conditioning. The large kitchen is characterized by beautiful objects that evoke the country life has the ability to accommodate up to 10 people. The lounge is ideal for relaxing and reading. The mangers here for more than a century, are the framework for the walls in stone and a beautiful arch supporting virtually dividing the large room. The bedroom is the perfect combination of comfort and antique furnishings: a beautiful cabinet that housed the 800 robes also fascinated by the size of the drawers. A glass wall separates it from the living room. In the morning waking up to a period of 1400, was the old entrance to the stables.
We can not say a few words about the bathroom. Design that features the home and in particular the perfect harmony that is created between the modern and the uniqueness of the house with its eight hundred years of history are conducted more than ever right here. The farmhouse, around 1200 was originally an old coaching inn, also designed to accommodate travelers who stopped here to refresh. The oven (sight) of the bread is now home to the hall bath with cast iron. One is the experience of relaxation surrounded by ivy and ancient walls.
From 250mt there is a very very practise bus arrive in Perugia in 15 minutes.
Since 1200 the stables had an important place in the house. Initially housed cows and bulls also (email hidden) for travelers (Osteriaccia remember is the name that was given to him because here he paused for a certain period of time a robber who created many problems in the nearby countryside). The terracotta tiled floor, original is on a slight slope to allow the animals to pee off and move towards the sewers. One part is flat, slightly raised to help the bull mounts the cow. The troughs where the animals were watered, these original, still water damage. Later becoming Osteriaccia, there was no need for a large bread oven. And what was once a small steep Stalletta with bow for the rest of the animals became space for the oven, which is still active. The work that has been done here is "only" to make a unique and perfectly livable as true as what you'll see. No change that could bring a revolution in the spaces or disfigurement of the old.

There’s nice hosts, very hospitable hosts, excellent hosts and than there’s the league where Grazia steps in. It’s fair to say that she must one of the nicest persons we’ve met in a very long time, always helpful, never intrusive, quite simply a beautiful person in all possible senses of the word.
As for the accommodation, don’t hesitate, just book it, you’ll be amazed by the authenticity of the place. We’ve done a fair deal of traveling so far (and hopefully much much more to come), but this must be one of the places we’ll still remember when we’re old and looking back upon our lives. Sure it gets a little damp at night, but hey, it used to be a medieval stable, what do you want, perfection does not exist as far as I know. On the other hand you’re assured of a cool haven during the (hot) days in a very nice and green corner on this third rock from the sun. And did I already mention… Grazia’s just the best!!

Never seen a place like this before, it was so inspiring to be there for a few days ! It is an inventive, colorful, clean, warm and friendly old place. You can see the history from this house, with modern and very old things. The kitchen is great, full of details. We stayed here for a four days and had a wonderful experience. Grazia was very warm and welcoming and made sure we felt right at home. She was realy helpful, she gave us very good advices for nice restaurants, bars and places to visit. You do not have to worry is only 12km from the beautiful town of Perugia. A very special place that I would definitely recommend to others !!!
I cannot reccommend Grazia and Le Stalle enough. She was extremely welcoming, kind and interesting, and went out of her way to make sure we had a fantastic time in Umbria. She even gave us a private tour of the Lungarotti vineyard where she works, which was the highlight of our trip!

J'ai passé 3 nuits chez Grazia et ai adoré....Grazia et Christian! Quel accueil, quelle chaleur! Grazia a eu la gentillesse de nous faire monter chez elle et de partager pain maison et jambon à l'os....tout en nous donnant un tas de conseils sur sa belle région. Le logement est spacieux, avec beaucoup de caractère....et aménagé avec goût. C'est un petit bout de son univers que Grazia nous offre!
Bon, je pense que je vais rejoindre le fan club officiel de Grazia:)
En été, la maison doit être particulièrement agréable car elle garde bien la fraicheur.
This place is out of a dream- it's a very livable country den and every nook full of character and charm. Grazia has made a very livable space, with loads of guides and reading material to immerse yourself in Umbria. The K bus line makes this place very accessible: it goes from the center of Perugia and stops a few blocks away from the house. It's hard to think of drawbacks: the rooms are dark in the day, and If you have allergies the place can get damp after a rain- but if you're up for the country life, this place is perfect.
Grazia has a beautiful home on a bit of land in the Italian countryside of Umbria. She was a wonderful, helpful, kind and honest host even giving a bottle of wine from her work on arrival. The place was very homely with home-made olive oil, assorted teas and coffee and many books and magazines and some beautiful cats walking around. The house is about 3km from a beautiful forest, good for walks. Overall the experience was very beautiful and Grazia was extremely helpful and a lovely, genuine person.
Our only disappointment was that we could only spend 2 nights at Grazia's fantastic house. The apartment is huge, located in a renovated 800 year old stable. The space itself was evocative of a distant past, and enhanced by the manner in which is was decorated, The quiet of the countryside was perfect after the hustle and bustle of Rome, Venice, Florence and Bologna. Grazia is obviously passionate about maintaining her house as a remembrance of the past, while at the same time making it a comfortable space to relax or use as a base to explore Perugia. The bottle of wine Grazia had waiting for us was a thoughtful gift. I hope to be back.
