Greetings! The condo is a recently remodeled 2 bedroom/2 bath comfortable home featuring many amenities and 2 reserved parking spaces in the gated complex. The location is central and super convenient to all parts of Austin, especially Austin City Limits (ACL) Festival, Formula 1 (F1) and SXSW. It is located just south of the Mopac (1), 183 and 360 exchanges making a jaunt to downtown a breeze!
I've done my best to make the condo as inviting as possible. Naturally, it will be tidy, clean and spotless. Amenities include: granite bathrooms and kitchen, slate tile and brazilian mesquite hardwood floors, a full-sized washer/dryer, modern recessed/track lighting (all on dimmers!) and flush-mounted speakers that allow music to fill all the rooms should you desire. If you enjoy cooking, the cabinets are filled with all the tools necessary to chef up a great meal. My furnishings include an eclectic balance of antique, contemporary, mission and rustic flavors. You'll find original artwork and crafts throughout the house and the cozy balcony is a great spot to relax with a glass of wine. Natural light floods the home in the afternoon should you find yourself taking a break from all of Austin's activities.
There's room for five guests and the main sleeping quarters are on opposite sides of the condo for privacy. The master bedroom features a wonderful, queen sized Simmons Beautyrest mattress that would have even the worst insomniac asleep in minutes! The second bedroom is currently arranged as a large den (i.e. tv, entertainment center, couch, coffee table etc). A queen-sized air mattress will fit comfortably and is available for extra guests. Like the master bedroom, the air mattress is very high quality and sits at normal mattress levels with remote comfort control to set the firmness. Please let me know ahead of time and I'll have it ready for you. The couch is also comfortable and can sleep an extra person if need be. Each bedroom suite has its' own full bath for privacy and don't worry about running out of hot water because the community has a central hot water boiler system making sure things stay toasty!
The condo complex offers an outside in-ground pool as well as a fitness room for those wishing to work out. Let me know if either is of interest so I can make proper arrangements.
The location of the condo is pretty ideal. Downtown Austin is close, just a few miles down the road and shopping enthusiasts will be thrilled to know that designers are right around the corner. Tiffany's, Luis Vuitton, Ralph Lauren and other high-end stores/restaurants can be found at The Domain. The Arboretum and Gateway further expand options. There you'll find Whole Foods and other grocery stores, more local and national retailers, movie theaters (mainstream, indie/art flicks and the awesome Alamo Drafthouse where moviegoers eat/drink while watching shows) and plenty of great restaurants. Everything you need is at your fingertips! Corporate folks will love proximity to Austin's tech world.
Please have a look at the images...The house is always meticulously maintained, uncluttered and cleanliness will never be an issue. I think you'll love my home and I'll do everything possible to make you more than comfortable.

****I'm dad to the most gentle, sweetest dog. Obviously she won't be here during your stay, but if you suffer from severe dog allergies, this should be considered when booking. If you're a dog owner and happen to be missing Rover, I may be able to arrange a visit with my Abby.****
All prices INCLUDE mandatory city/state hotel TAXES. Property is licensed through the City of Austin. Permit number available upon request.
Interaction with Guests
The space is for your complete privacy. I'll welcome on you, give you the lay of the land and then you're free to call the condo home. I'm just a shout away if you need anything at all.
The neighborhood is incredibly convenient. Every imaginable store, amenity and convenience is right around the corner.
Other Things to Note
I've put together a guide book with tons of local shops, restaurants and entertainment options within a mile or so for convenience. Just give a shout and I'll be happy to share some of my favorites in and outside of Austin.
Please let me know when you expect to be showing up so that I can make arrangements for someone to be here to hand off the key and show you around. That someone is me 99% of the time. :-)
I am pretty easy going, so there aren't many house rules, rather just a basic rule of respecting my home and possessions. Obviously any damaged property will be an issue. Please be courteous to the other condominium owners by keeping the volume at a reasonable level. I do not allow smoking anywhere in the house, but feel free to smoke on the balcony with the sliding door closed (just please throw your butts away and use an ashtray). Have fun chef-ing it up in the kitchen! If you do, please rinse your dishes/place in dishwasher and provide your own food and drink unless other arrangements have been made...happy to accommodate! Please contact me if you're interested in having a guest over. No unauthorized guests allowed in the home at any time during your stay. Please book for the exact amount in your party and provide names of any additional guests other than yourself prior to arrival. Parking is fully reserved in the community. Please do not park in any area other than what is designated for you upon your arrival.
Late check-outs will result in a $50 charge withheld from security deposit to pay cleaning service. I'm happy to work with you on a reasonable check-out time, but if there are new guests arriving the same day, noon check-out will always apply.
