The space
Indoor living Space:
The Primary King Suite features a fireplace, sitting area, and desk.
The full bath with a walk-in shower and soaker tub can be exclusively for the primary bedroom or shared with one of the queen guest bedrooms.
The Second King Master features an ensuite full bath.
The two guest rooms feature queen-sized beds and share a full bath.
The open-concept living space features comfortable seating, a desk, large large-screen TV, a dining table that seats 8, and a retractable wall so you can enjoy the spectacular Sedona outdoors from the comfort of the living room.
The kitchen is updated, and stocked and flows right into the open living area.
Outdoor living Space:
Private pool: can be heated for $150 per day during May - September.
Private Hot tub: heated year-round.
Covered and comfortable outdoor seating, dining, and lounging area.
BBQ Grill.
The courtyard features amazing views of the Sedona Red Rocks and a retractable door so you can enjoy the outdoors from the indoors or vice versa.
Guest access
Guests have access to the entire property, except the garage, via keypad code, at 4 pm on the date of check in, until 10 am on the date of check out.
Other things to note
Private Pool heat available by request, up to 88° Fahrenheit for $150 per day, May through September. Pool heat is never guaranteed.
Hot Tub heat available year-round - Hot tub needs to be turned on before use and can take up to 1 hour or more to heat up. The hot tub automatically shuts off after 1.5 hours of use but may be turned back on at any time.
**There are pool floaties located in the backyard shower area
Cameras at front exterior and rear exterior entrances.
House Rules:
Check-in is at 4 p.m.
Check-out is at 10 a.m.
No exceptions.
Pack N Play and Highchair are located in the bedroom closet.
We do not accept mail at this address.
Pool Fire Pits are off at this time due to fire danger.
No Pets!
No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.
No Mountain Bikes or muddy shoes are allowed inside the house.
Local Quiet Hours are 9 p.m. - 9 a.m. The neighbors may call the police if this is violated.
Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.
NO FIRES May 1 - October 1. Or any other time the host requests, due to drought or fire ban.
We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.
By law, this home may NOT be used for events, parties, or large gatherings.
We regularly see javelina, deer, skunks, and bobcats. Do not approach or feed these animals!
Please do not unplug electronics or move furniture.
Please use your accounts for Netflix, Prime, etc... Please be sure to log out of those accounts when you check out.
Service Animals:
Please message us before check in that you are traveling with a service animal so we do not mistake them for an unauthorized pet. We comply with all applicable laws regarding service animals. If you're not sure about whether your pet or service animal qualifies under our policy, feel free to reach out to us before booking.
When staying with a service animal we require that you maintain control of your service animal at all times. You must take effective action if the animal becomes out of control. The service animal is not to be left unattended in the rental. Service animals are required to be housebroken, so please ensure that they do their business in an appropriate location outside. Please pick up after your service animals and deposit waste in an outside trash can.
