A nicely decorated and cheerful mid cottage with a spacious newly decorated and insulated, light and airy private loft conversion bedroom along with an additional king-sized bedroom.
Each room comes furnished with new king sized beds.
The loft room also has a new single bed (room sleeps 3 total) so is suitable for a single traveller, couple or 2 adults and one child, or 3 adult friends. Child place is free so book for adults and email me directly to confirm child booking (under 15 only. 15 and over, adult fee applies).
In addition each room has 2 double wardrobes, a large chest of drawers and 2 x bedside tables, a TV (available) and wireless internet. It comes with Tea and Coffee making facilities. Towels and bed linen included.
Welcome snacks are provided for light breakfast. This is a great place for those who want privacy plus you get use of the all kitchen and laundry facilities and private parking to front of house.
As well as your room, you'll have shared access to:-
- Beautifully redecorated large lounge, with plenty of seating, footstool, coffee table, TV/DVD, and Wii.
- Large, spacious and newly decorated "country style" kitchen, with laundry facilities, 5 ring gas hob, oven, fridge, freezer, dining table and 6 chairs

There is a Lower Ground Floor which is the Landlords quarters with access for road bicycle if required.
House has recently been insulated to reduce heat loss in the winter and keep cooler in the summer.

You'll be joining one single male and one single female (brother & sister). We are working professionals in interesting jobs.

Set in the beautiful Rossendale Valley, in Waterfoot the house overlooks grassy verge, making it private but not isolated.
Within walking distance of Waterfoot village, which offers great local amenities including bakers, butchers, supermarket, hairdressers (several), aquarium, DIY shop, chipshop, various takeaways and quaint pubs whilst Rawtenstall town centre has a delightful main shopping area on cobbled street, a friendly indoor/outdoor market, The East Lancs Railway (steam train) and many popular restaurants, cafes and pubs, including Britains last temperance bar, Fitzpatricks.
Behind the house you can take a walk along the Pennine Bridle Way as well as lots of other walks in the area including the infamous Rossendale Shoe Trail. Lee Quarry is only a short cycle ride away and offers great mountain-biking opportunities. The local Rugby Club is just a short walk away. There's even a drama and dance school in the village for those wanting to improve the dance skills or fitness levels; and many other activities depending on your interests.
We are happy to advise and support guests needing information or direction for local activities, we have a good knowledge of the area and local community having owned the property for 16 years.
Buses to Burnley, Bury and surrounding towns from right outside the door!
Buses to Manchester - Direct from Rawtenstall, regular X43/X41 bus service into Manchester from the town centre (15 min walk). Buses run every few mins and take between 45 to 50 mins to get to Central Manchester.
Motorway to Manchester - 20-25 min drive down the M66 into town.
Great location to acccess all the motorway networks. M56, M6, M62, M57, M65 all only accessed by a motorway just a minutes away.

Back at Amanda’s for an extended stay! Discovering more of the hamlet of Waterfoot tucked cozily in the Rossendale Valley and within very easy walking distance to the local Village. Always fun spending time with Amanda and meeting her Friends. Did I mention that Amanda is a fantastic guide to have when visiting Manchester!! Another lovely home away from home and enjoying every bit of my stay!
A short but fantastic stay at Amanda's! Well decorated, warm and very comfortably made to feel at home. Although I didn't get the chance, enticing suggestions of things to do around the area and even Manchester. Greatly enjoyed our chats, Amanda! You are absolutely amazing and wise, not to mention accomplished!! Strongly recommend such an accommodating stay!
I felt really at home during my stay at Amandas - even though it was only a short visit. Amanda did everything possible to make our stay comfortable and I really didn't want to leave!!!
The bed was very comfortable, the room/house very spacious and Amanda was up for having good chat too!!
I didn't manage to explore the area (which looks amazing!), but I will hopefully be back at some point to stay again :)
If you want to get away from city life and be out in the fresh and fab air of Lancashire, then I can highly recommend a stay at Amanda's. The house is old and has many fab features and all that you would need for your stay. The room that I had was large and has a huge bed and is bright and airy. You can walk to the local shops and get everything you need. if you are an outdoors person, there are cycle and running routes and fab places to explore and not too far a drive to Manchester or Leeds. I did not see much of Amanda, and this was because I was having my own time and space and Amanda was busy, but she was always contactable if I needed anything and very helpful. I really enjoyed my time over there and it was helped by getting hugs from Amanda's friend ;) You have a lovely home Amanda.
Great place made me feel at home and Amanda was really nice, lovely stay and would come again.
