The Space

Bed & Breakfast in period Townhouse in Edinburgh's Leith Links area overlooking park. Owners (Italian & English spoken) live in property and provide Scottish breakfast (with choice of vegetarian version) to guests in the house dining room.
Our two "airbnb" rooms are on the second floor of our Victorian townhouse.
The house is within walking distance to the famous "The Shore" dockland pubs & restaurants. There is free all day street parking and frequent bus services to town centre.

The twin room, with two singles, is elegantly furnished and has coffee and tea making facilities, Freeview TV and free Internet WIFI. A bathroom with shower and bath is just outside our two B&B rooms and is shared exclusively by both.

  • My family and I were immensely satisfied with Eric's hospitality and kindness. Wonderfully decorated with attention to detail, it's a home away from home. And the breakfast...as other reviewers will testify, gourmet standard! When my family return to Edinburgh in the near future, this will be our second home.

  • Eric's B&B proved to be a great experience, as is related by other guests. It's modern, gender neutral, and comfortable. Very clean and modern bathroom as well. He cooked us a delicious Scottish breakfast, with a menu made available the night before so we could chose.

    The only "negative" wasn't anything about the hostel, but just the location. It is a good 40-minute walk from the train/bus station/town center. You can hop on the #25 bus easily enough, though, and get there. But this gets a bit fastidious.

  • A very pleasant room in quiet part of the city; free parking and good bus service into the centre. Eric and his partner were interesting and informative without being intrusive. Excellent full breakfast.
    Room is on second floor, so leave excess junk in the car boot!

  • My mother and I had an enjoyable stay with Eric at his lovely home in this quiet neighbourhood of Edinburgh. Our room was comfortable and clean with a lovely bathroom right outside. Breakfast to order was really good! His location was excellent for quick trips into town, Princes Street shopping, Winter markets, Edinburgh Playhouse Theatre etc - only 10 mins with the frequent bus service stopping just outside his house. If you arrive with your car, there is free parking outside which we found easy for us to leave the car there during the day and take the bus into town - and so avoid the hassle of trying to find somewhere to park. Would definitely stay there again.

  • Fantastic house in a great location overlooking the park in Leith.

    Eric was very helpful and accommodating (we arrived quite late due to a flight) and everything was very clean, tidy and modern. Exactly what you want from a B&B.

    The breakfast was lovely and filling with excellent vegetarian options.

Eric is a retired IT consultant who worked in Florence, Italy for many years. Originally from Edinburgh and thus the decision to return to "Leith" and embark on this B&B venture. Alessandro is from Viareggio, Italy and worked for many years in the fashion industry. He has joined Eric and they work together to make your Edinburgh stay an enjoyable experience!! Our Persian cat is called Soraya! She doesn't have the freedom of the house when we have guests..but, you might hear her meowing behind a closed door!!
