Our two "airbnb" rooms are on the second floor of our Victorian townhouse.
The house is within walking distance to the famous "The Shore" dockland pubs & restaurants. There is free all day street parking and frequent bus services to town centre.
The twin room, with two singles, is elegantly furnished and has coffee and tea making facilities, Freeview TV and free Internet WIFI. A bathroom with shower and bath is just outside our two B&B rooms and is shared exclusively by both.

Our house is an late Georgian/early Victorian Townhouse. We consider our home as a quiet one where our guests can relax during their stay in Edinburgh. For this reason we ask your guests to not make any unnecessary noise. Our floors are original English (website hidden)ease help us maintain this by not using high heeled shoes indoors and avoid dragging heavy suitcases across the floors.
The entire house is non-smoking. You can of course smoke outside in our front garden.
Check Out time is 11am, at the latest, unless otherwise arranged with owners.
You will have a key to your room and also a front door key for you to come and go as you please. Your hosts Eric & Alessandro live on the premises and are pleased to help you with any information they can provide to make your stay enjoyable. We also speak Italian..
Excellent trip, went over Valentines weekend, for us, great location as only about 10 mins from city centre but far away enough to be peaceful at night which is what we were both looking for in a nice neighbourhood. We loved the breakfasts! really set us up for the day, Eric cooked up a yummy cooked breakfast with additions of black pudding, haggis if you wanted or a choice of yummy cereals, yoghurts & lovely jams with toast. House is beautifully decorated from what we saw, wooden floor boards in bedroom with bonus of tea, coffee, bottles of water & biscuits which was great for a snack on our days out. Oh yes also hairdryer in bathroom which was a bonus so I didn't need to worry about packing one. We cant thank Eric enough, he was very hospitable, friendly and helpful when we had questions about the buses, he even wrote bus numbers & some times down for us. If you are on a bit of a budget & don't mind 1hr 10 min journey to airport, we got a bus nearby Eric's which cost an unbelievable £3.50ppn!. We will be recommending here for to our F&F for sure!. If you are looking for somewhere comfy, warm, quiet, good value for money with really good hosts, BOOK HERE! You wont regret it!! It was an awesome stay at Eric&Alessandro's place. The room is very cozy and super clean. The house is not in the city center, but its in a very nice neighborhood and it's very easy to visit all Edinburgh's attractions from the place. The real plus are the two hosts, whether you're looking for a good pub or an authentic kilt they will be there to help you and give you some advices :)
And of course the free Wifi and the huge breakfast were very appreciated (especially by my husband who wanted to try a home cooked Scottish breakfast)
A lovely B&B located close to the city center in a quiet area. The hosts are very friendly and helpful. I can recommend without any hesitation!
Our hosts were very welcoming and we liked our room on the top floor. We were aware we would be sharing a bathroom - that was why the room was reasonable. Going back and forth on the bus to the centre was OK, and it was good to get to know Leith. We had a great meal down on the Shore, at Fishers.
Eric's Scottish cooked breakfasts were a highlight - especially vegetarian haggis!
We stayed four nights and Eric and Alessandro were perfect hosts. The house was quiet and clean and our room has been tidied every day. The Location is near to the Leith Shore were you can find some good pubs. A bus stop to the city center is located just in front of the house. Every morning Eric prepared a great "full scottish breakfast" (haggis, black pudding, bacon etc) but also cereals, bread and marmalade. We missed the breakfast twice as we did a highland trip and had to leave very early on our last day, but Eric bought us some muffins so that we had something to eat in the early morning (Thanks again Eric).
Next time I come to Edinburgh I will definitely stay here again and I would recommend it to anybody doing a city trip to Edinburgh. You can't find better hosts.
If there was a 6-star rating to give, I would! Our stay was nothing short of perfect; rooms and toilet were new and clean, along with all the furnishings which were in tip-top condition. Even more thoughtful note was the coffee and walker biscuits on the side table. Not to forget, the sumptuous full English breakfast which Eric prepares each morning for the guests. In short, he worked tirelessly to ensure that everything was well prepared and done with pride.
The neighbourhood is also in a peaceful location, yet very near on a quick hop to the city centre on the frequent #25 bus service. If you'd thinking of renting a car, Arnold Clark's branch at Seafield is also just round the corner on the #12 bus .
Eric was really helpful and fast in giving directions and tips.
Everything went smoothly. Clean room and bathroom.
Breakfast was great.
We've only stayed 1 night but hope to come back for a longer stay and explore Edinburgh a bit more.

Eric is a retired IT consultant who worked in Florence, Italy for many years. Originally from Edinburgh and thus the decision to return to "Leith" and embark on this B&B venture.
Alessandro is from Viareggio, Italy and worked for many years in the fashion industry. He has joined Eric and they work together to make your Edinburgh stay an enjoyable experience!!
Our Persian cat is called Soraya! She doesn't have the freedom of the house when we have guests..but, you might hear her meowing behind a closed door!!
