Charming garden area of our home is in the midst of the popular Mission area. A quiet private space for 1 or 2 guests, close to transit. Parking space included.
A residential Garden Cottage with private rooms (Living Room, bedroom, kitchen & bath) and a secure gated entrance on quiet street in lovely Victorian home (guest privacy assured). Owners live in front rooms of the building) Near 24th St/Mission BART station (5 min walk) and MUNI buses (Mission Blvd) for easy transportation to airports or downtown, and rest of city and Bay area.
Free WiFi, cable TV, CD player, equipped kitchen. Two single twin beds (trundle style - one pulls-out from below other - lower bed can be raised up) with firm mattresses. Optional sleeping arrangement is the Living Room Sofa which makes a full size bed with furniture rearrangement.
Has private bathroom with tub/shower and water saving cutoff. Built-in ironing board and iron available in kitchen. Off-street parking space available for economy or subcompact car
Maximum of 2 guests and a one week stay.

Owners/hosts live in the front part and will welcome guests on their arrival and be available for questions, directions and any problems.
Our Mission neighborhood is the trendy place to be. A popular, active and vibrant "hot" area. Centrally located with great transportation to all areas of the city and region.
City buses and regional subway system just a block or two away at Mission and 24th Street.
No pets; No smoking; No excessive noise; Maximum stay is one week. Maximum of 2 guests. Check-in from 3 - 10 pm, Check out no later than 11 AM. No subletting.
Ken and Richard were very welcoming and helpful. They provide tour information for local food and fun. We used their Mission district walking guides to find all sorts of beautiful neighborhoods, hills for climbing, incredible local murals and landmarks. BART is around the corner along with delicious international food & drink. Some streets are quite upscale while others maintain the historic flavor of the Mission. I highly recommend this cozy hideaway where you have a full kitchen as well. I even was able to do yoga in their sunny backyard.
We felt very welcomed, the listing was accurate, it felt like staying in a family member's home. Everything you needed, right at your fingertips (printed good-eats guides, extra blankets, salt, pepper, honey...) The location was excellent and the parking space was an added bonus. Or small SUV actually fit. Thank goodness. Our hosts were welcoming, kind, and available when needed. Very comfortable. The garden view was splendid. 2 adults and 1 toddler, it was enough room for us.
Ken was the consummate host for my parents who visit us every year and stay close by. He was always immediately responsive and helped immensely with last minute changes to our schedule. The property was clean and as represented. My parents would stay there again.
My teenage daughter and I spent five nights at Ken and Richard's place, and it was great. The pictures are very accurate. It was clean and nice. It has two twin beds (and a pull-out sofa) so the sleeping arrangements were good for us. Everything worked including the wireless connection. It was very easy getting to and from the airport on BART. The cottage is only 3 blocks from a BART station, and we used BART several times to get downtown. It was also very secure because there is a locked gate and then a sidewalk back to the cottage behind Ken and Richard's house. Ken and Richard met us when we arrived and greeted us farewell when we left. They were great hosts. The neighborhood is among the more diverse areas of San Francisco, and we always felt safe. There are many nice restaurants in the area and Philz Coffee, which is right around the block, is great. I highly recommend the Cozy Cottage and if we go back to San Francisco we will stay there again.
It has been a real pleasure for my friend and me to be hosted by ken & Richard.
They welcomed us warmly, and explained us everything concerning the accommodation, which was totally as expected. And they also provided us advices concerning the Mission district.
The location is great, close to the public transports. We highly recommand ken & Richard's guest house, we would definitely come back again.

Ken was a great host, and the cottage was perfect for me and my friend. The location was awesome, very close to everything happening in the Mission, but surprisingly quiet overnight. Ken gave us several good recommendations for places to eat, and he was very accommodating of our schedules. No complaints! Would definitely recommend this place to my friends.
About the Host, Ken
My partner (Richard Leger) and I have occupied and owned this Victorian for 31 years. We were married in July, 2013. We love San Francisco and take pride in our home. We enjoy classical music, eating out, reading and visiting museums. I sing in a large community chorus (San Francisco Choral Society - Tenor) and my church choir (First Congregational). We are members of the San Francisco Historical & Museum Society and the Fine Arts Museums of SF. We are looking for guests who are seeking a lovely home base for their visit to our world-class city. We hope to provide ideas and directions to make your stay as rich an experience as possible. We can possibly provide a city tour in our '79 VW convertible if desired.
