Description

The Space

Very modern resort-type condo (NOT a serviced apartment/hostel or hotel) with dedicate free parking. Large,
Air-conditioned bedrooms and living room, 2 bath, with 2 big balconies. Please see photos. Large lagoon infinity pools, gym, free Wifi in the unit as well as in the clubhouse. A convenience store is within the compound (open until 12AM) and services (laundromat - walking distance, massage or food or drinking water delivery, etc.) are just a phone call away. 24/7 strict security.

Very close to 3 big malls - SM Southmall is walking distance. Alabang Town Center and Festival Mall- Filinvest are 5-10 mins (depending on the traffic) ride away and a short ride to the airport via SkyWay! Easy access to public bus, cabs, and jeepneys just outside the main gate. Truly a vacation-feel resort community. Only about 10mins away from Alabang. Great area.


OUR ADVOCACY:
The apartment has been designed to have as small a carbon footprint as possible. We used LED and CFL lamps and lighting fixtures. The All airconditioner uses energy-efficient inverter technology. Other kitchen appliances have also been selected based on its energy efficiency ratio (EER). We strongly encourage our guests to share in our earth-advocacy by shutting off all lights and electrical appliances when not in use. For this purpose, and to help you enjoy low rental rates, we have provided an electricity allowance of 14 kwh/night which is cumulative depending on your length of stay. This is approximately about 7 hours of use of two (2) A/C units running simultaneously at 75°F setting. This may vary depending on outside temperature (which may cause compressors to run more) or your cooling setting. Excess usage will be charged at PhP17/kwh and will be collected upon check-out. You can easily monitor your usage thru the electric meter. Most guests don't go beyond the allotment and those who do, pay just a small fee. We don't make money out of electricity. We have given the option to guests to manage cost of their stay and enable guests who want a low rental cost to have this option. The extra cost we charge you is the cost that the power company charges.

Guests will be given an access key to the unit personally by Norman or our staff upon arrival.

Should your planned check in be past midnight (due to, sometimes, unpredictable flight schedules), let us know in advance so we could make arrangements with our staff as well as the Admin and Security.

We would appreciate if you could please inform us on your flight details/arrival/departure so we can make early arrangements with Admin and Security especially if late night arrivals.

We are NOT a serviced apartment nor hostel/hotel. For long stays, we do provide change of beddings, linens and towels once a week.

Beginning March 15, 2014 - Ohana Residence (where our unit is at) Admin has strictly implemented their ID system for ALL unit owners and tenants' security identification as well as the use of amenities.

As per Ohana Admin Policy, ONLY 5 of the X-number of registered occupants may use the pool for free for long stay guests. All short stay guests have pool charges.

The ID costs Php100 (non-refundable/non-transferrable) and will be ready upon application. Any 1x1 ID picture is required.

For registered tenants staying A WEEK AND UP, the ID is optional...

For registered tenants staying LESS THAN A WEEK, Ohana Admin no longer issue ID/s. Thus, tenant is subject to minimal amenity fees.

If the tenant/s do acquire an ID, it MUSt be surrendered upon check-out along with a move-out form to admin (facilitated by the unit owner).

If the tenant/s do not get an ID, they will be considered as guests and will be a charged a one time corresponding fee EACH TIME they use ANY of the amenities (swimming pool - Php112, gym Php56, etc.). They implement a maximum of 5 people pool usage on weekends and holidays per unit. No limit on weekdays. Pool is closed for cleaning on Mondays.

Getting Around

There's wide availability of buses, jeepnes and cabs just outside the condo gates.

Other Things to Note

On the use of pool or amenities - Weekends and holidays are strictly reserved for the unit owners and registered unit renters' use ONLY with a limit of 5 per unit.

Short term staying registered guests may receive visitors (not listed or registered guest/s) anytime during their stay. If their visitor/s wish to use to use any of the amenities, they may do so, but ONLY on weekdays AND must pay the corresponding amenity fee. This is condo admin policy.
Mondays is general pool cleaning day, thus it swimming is prohibited.

House Rules

READ ALL PROPERTY DESCRIPTION AND DETAILS BEFORE BOOKING OR CHECKING IN.

Norman personally inspects and cleans the unit.

STRICTLY NO Smoking inside the unit.

STRICTLY NO Pets allowed inside the condo unit.

ANY additional person beyond the agreed number of persons per reservation (made on airbnb), who are found staying beyond 11:00 pm at night, or for more than 6 consecutive hours per day, AS VERIFIED BY BUILDING SECURITY, the said charge shall be collected upon check-out.

Rates applicable to ADDITIONAL guests (verified by security logs) WILL STRICTLY be charged.

CLAYGO - Clean as you go. Our place gets quarterly pest treatment. To prevent infestation of ants and roaches, dispose garbage regularly (basement parking level) and store any type of food properly.
