House Rules

When you rent an airbnb property, you are renting SOMEONE's home. YES, my family and I also stay here. Please RESPECT our home and everything in it.

Our House Rules are for the benefit of ALL our guests. We keep a premium on cleanliness and maintain ALL items in the unit in good working condition (regularly inspected).

-- Early check in or late check out can be accommodated ONLY on the availability of the unit.

IN COMPLIANCE with Ohana Admin's Transient Guests Policies and Requirements, as well as TO AVOID check in delays, please send the FULL names of ONLY those staying in our unit.

Check in time is 2PM to 6PM. To avoid entrance delays for late night or after midnight arrivals, PLEASE CALL or send SMS/Airbnb message ahead of time for instructions on the procedure for moving in.

If you wish to CHECK OUT EARLY, please notify us a day or 2 hours before the check out time for us to prepare and allot time for the commute going there.

Inspection of the unit IN your presence IS IMPORTANT to us to avoid any incidents.

NOTE : IF you leave without myself or my trustworthy staff inspecting the unit in your presence and we find anything missing or broken, it will be at your expense, regardless.


Our unit can ONLY accommodate a maximum of 9 persons. Children ARE INCLUDED in the count. PLEASE RESPECT THAT.

We respect our guests' privacy by NOT installing CCTV cameras in our unit. BUT PLEASE DO NOT ABUSE OUR KINDNESS by having visitors who are not part of the agreed number in your booking, to sleep OR SQUAT without our knowledge. Doing this is stealing from us of additional person fee, as they will also use our facilities, utilities/amenities.

-- Children 3 yo and below are free.

-- Norman (or my staff) personally inspects and cleans the unit.

-- We are NOT a serviced apartment nor hostel/hotel. This is OUR HOME. We trust that you (our guests) would keep our unit clean as you would your own home.

-- STRICTLY NO SMOKING ANYWHERE in the unit. Smoking footprint/residue DOES NOT LIE. A penalty of P2000.00 per day will be charged to any guest/s who violate this policy.


-- Strictly a residential place, NO parties / events shall take place in the room. A penalty of P2,000.00 per occurrence or a forced eviction will be imposed should a complaint of excessive noise due to loud gathering and/or partying will be raised.


Expected visitors are allowed ONLY after coordinating and sending their names with us (unit owners) as required by Admin and Security. Otherwise, they will not be allowed to enter the premises..

Visitors are allowed to stay ONLY before 9PM. Charges shall be collected upon check-out on ANY additional person beyond the agreed number of persons per reservation (made on Airbnb), AS VERIFIED BY MAIN GATE and BUILDING SECURITY logs /CCTVs.

-- CLAYGO (CLEAN AS YOU GO). Please leave the unit you rented as you found it upon arrival - CLEAN (kitchen utensils washed) & UNDAMAGED. A corresponding cleaning fee applies depending on the unit's condition upon check out.

Missing or ANY broken items/damage to the unit include, but are not limited to: missing towels, wall stains, carpet stains, paint scratches, bed stains, linen stains, etc. will be charged accordingly. A corresponding cleaning fee applies depending on the unit's condition upon check out.

In case of violation of the above regulations or any misconduct as deemed to cause OTHERS' (owner or arriving guests) INCONVENIENCE AND DISCOMFORT, the OWNER reserves the right to ask the guest to leave.

Only 1 free vehicle parking slot. First come first serve pay parking slots for visitors are extremely limited.

Ohana does not have unit to unit garbage collection service. Even though our place gets quarterly pest treatment, you can help prevent infestation of ants and roaches BY disposing YOUR garbage regularly (basement parking level) and store any type of food properly.

-- Guests will be given an access key to the unit personally by Norman or our staff upon arrival. The key (main door key cannot be duplicated) is the guest's responsibility. Any damage and loss will be subject to a fine of P700.00.

-- SWIMMING POOL (Ohana Admin Policy)

As per Ohana Admin Transient Guests Policy, starting March 2017, ONLY 5 of registered occupants may use the pool AT A TIME. A P112.00 pool fee directly paid at the admin office.

--- Pool IS CLOSED on THURSDAYS for general cleaning.

--- The swimming pool is STRICTLY reserved for the unit owners and registered Transient guests' use ONLY. Transient Guests’ visitors ARE NOT allowed to use the pool, as Ohana compound is strictly residential as well as its amenities.

We enjoyed our stay here. It was good value and suited our group even though it was a little small. There is wifi which is important these days, and checking in and out was easy. The complex is really nice with a pool area in the middle and lots of guards to keep everyone safe. There is also a convenience store in the complex which is helpful, but the mall was also really close so we never had any issues, We would stay here again!

My family and I stayed here for 2 nights. The unit was cozy and clean. We specifically loved the couch; it was very comfy. The place was also beautiful. We liked its exclusivity. We enjoyed the pool too; the water was warm. The only concern we had was the leak in one of the airconditioners (which was communicated to us beforehand). It would have been nicer too if we had a view of the pool from the balconies. But overall, I'm giving Norman's place a thumbs up!

The place is family friendly, clean and really feels like home the host is able to respond quickly to all our queries. The caretaker made herself available for all our needs. Its really a nice experience.

Pros: Norman and Joanna's place was really nice. Felt like staying in a resort. The kids enjoyed the pool. Their unit was spacious and we had a comfortable stay. Cons: There were small ants and small cockroaches in the kitchen, and dusts on the display cabinet in the living room. There were also some changes regarding the use of the pool but we were not informed beforehand. We were suppose to use the pool for free but due to changes in Ohana rules, we had to pay. Overall, we enjoyed our stay. We would definitely stay there again :).
