Welcome to our family owned and family friendly spacious 4 Bedroom, 4.5 Bathroom villa.
The villa is situated within the small community of Calabay Parc on a large oversized corner lot; tucked away just off Highway 27 in a peaceful location.
It is close enough to enjoy the shopping, golf courses and theme parks that are located in Orlando, including Walt Disney World, Sea World and Universal Studios.
The space
Sitting on the established and well-maintained Davenport community of Calabay Parc, midway between the US192 and the I-4 Highway and just 20 minutes from Disney World and around half an hour from SeaWorld and Universal, is this spacious 4 bedroom privately owned family villa. With a south-facing pool deck, a great family games room and an en-suite bathroom to each bedroom, there is something for everybody here. Restaurants, bars and take-aways can be reached in about 15 minutes, while bargain hunters will be pleased to know that Posner Park and Premium Outlets can both be reached in about the same time.
Living Accommodation:
This homely villa is the perfect base after the hustle and bustle of Orlando’s theme parks, giving the whole family the chance to sit and relax, spending much-needed quality time together. The open-plan lounge is at the rear of the villa and has comfortable seating around a large flatscreen TV. The southwest-facing pool deck can be accessed from the lounge area giving you the chance to soak up as much sunshine as possible. The kitchen is at the heart of the villa and has been equipped with everything the nominated chef will require to make a tasty family meal or to prepare a packed lunch to take to the parks. Close to the kitchen, and with windows overlooking the pool deck, is a small dining table which is a great spot for toast and orange juice each morning. A second dining table seating 6 people is the perfect place to sit and play board games each evening once the meal dishes have been cleared away.
Bedrooms:
The Main bedroom is at the rear of the villa and has a door to the pool deck, a King-size bed and an en-suite bathroom. Bedroom 2 is the only bedroom upstairs and is ideal for those guests that want a little extra privacy, it has a King-size bed and en-suite bathroom. Bedroom 3 is to the left of the front door and again has a King-size bed and en-suite bathroom. Bedroom 4 is to the right of the front door and is a Twin-bedded room with an en-suite bathroom that has doors out to the hallway. Each bedroom has its own television so there is no reason to miss out on your favourite programme.
Entertainment:
The games room, complete with a pool table and an air hockey table, offers the ideal place for making fun-filled holiday memories with friends and family. Outdoor Living: The inviting south-facing pool deck benefits from having no directly overlooking neighbours, a large undercover dining area for those that want to escape the hot Florida sun as well as your own private pool and spa to help you recharge your batteries.

PARKING:
Parking is available for 2 cars on the driveway. The community also allows on street parking.
BBQ:
Please be aware that BBQ is listed as an amenity, these are available for hire at an additional cost.
THIS PROPERTY IS SELF CATERING:
Upon arrival, there will be 1 x toilet roll on each toilet roll holder, a trash bag in each trash can and 2 x additional trash bags, 2 x laundry pods, and 2 x dishwasher tabs. There will also be a hand soap in each bathroom for your use.
Any further items beyond this will need to be purchased by guests as per their individual needs.
POOL HEAT:
* Pool heat - this can be added, and the cost is $35 per night.
The pool can take upto 24 hours to heat up, and there is a 4 day minimum required for pool heat.
Please let us know the day before your arrival at the latest if you would like it switched on.

The majority of the pool heaters in Central Florida are electric heaters, and warm the water by taking heat from the air temperature.
In the cooler months, the water may not heat to your expectations if air temperatures are low.
We are not able to influence air temperature in any way, and as such we can't guarantee that the pools will reach their target temperatures in the cooler months. Please bear this in mind when making your decision to add pool heat.
No refunds will be given for pools that are "not hot enough" during the cooler months.
The electric pool heaters are still running for 12 hours a day to heat the pool, even by a few degrees.
SPA vs HOT TUB - PLEASE READ!
Please be aware that this home has a spa, which is not a standalone, independently heated hot tub.
The spa is connected to the pool, and shares a heating source with the main pool. The spa will only be heated if you request and pay for pool heat.
If you elect to pay for pool heat, please be aware that the main pool will heat as the default setting. The spa will only start to heat once it is switched on at the wall. At this point, the heat will divert from the main pool, to the spa to heat it. When the spa switches off, the heat diverts back to the main pool.
Please note that the spa WILL NOT be constantly heated to 104f as a hot tub would be. It will only heat once switched on.
