The unit is small and luxurious. Ideal for a discerning single or couple who want full amenities.
The bedroom has a queen-size bed that fits 2 adults. The living room has a full size sofa bed, but I don't recommend it for sleeping (unless perhaps for someone who prefers a quite firm mattress).
The unit is a walk-up on the 4th floor with no elevator, so not ideal for travelers who would have a hard time with three flights of narrow stairs.
The unit is a 5-minute walk to the A, C, E subway lines, a 10 minute walk to the 1,2,3 lines, a 15 minute walk to the B,D,F,M and PATH lines, and a 20-minute walk to the N,Q,R,4,5,6 lines.
Chelsea is a very special neighborhood. It's one of the older neighborhoods of Manhattan, yet is one of the currently most vibrant and trendy. It's not loud and full of tourists like Midtown and Times Square. Cool, savvy New Yorkers live in Chelsea and discerning tourists who like the art galleries, boutique shopping and gastro/artisan restaurants.
I welcome any discerning adults who are searching for and appreciate a quality, well-maintained residence in a premium Manhattan neighborhood.
So, Rule #1 -- be respectful -- of the apartment, the building and the neighbors. If this is a foreign concept to you, please book another place (or better yet, a hotel). If you are unreasonably demanding, unreasonably loud, unreasonably dirty or slovenly, then please definitely book another place.
The apartment is a perfect size for 1-2 people -- a single or a couple. I *may* make an except for a 3rd guest who can sleep on the pull-out sofa in the living room, but that is not guaranteed and I will make a decision on a case-by-case basis ... if a possibility for a third person, you must ask me before making your reservation. Either way I don't recommend the apartment for 3 people. And absolutely not more than 3 guests.
You are welcome to have friends over for entertaining. But "parties" of more than 6 people are not allowed. Again, be reasonable and respectful, and all is good.
The apartment is not appropriate for children -- just too many hazards. I won't set any hard and fast rules, so will make decisions on a case-by-case basis -- just be up-front, and we can avoid mis-understandings.
Pets are not allowed, as much as I love them. I may make an exception for a small dog 15 pounds or smaller ... I will make a decision on a case-by-case basis for this with no guarantees.
Smoking is absolutely not allowed inside at anytime nor on the terrace next to the bedroom. Smoking would be okay on the roof terrace only if the door is closed and all cigarette butts are disposed of properly. If there is ANY evidence of smoking inside the apartment, smoking on the bedroom terrace, or cigarette butts left on the roof deck, you agree to forfeit the entire security deposit.
The key to the building is expensive and difficult to replace -- if lost, you agree to forfeit $100 of the security deposit to replace.
Even in winter, the apartment is bathed in natural sunlight. And if dry, one can catch a breath of fresh air on the roofdeck. The chairs/table may not be there depending on the season.
