Sexy and very sunny NY pied-a-tere in the super trendy west Chelsea neighborhood (art gallery district) ... steps from the Meatpacking District, the High Line and West Village.

The unit is small and luxurious. Ideal for a discerning single or couple who want full amenities.
The bedroom has a queen-size bed that fits 2 adults. The living room has a full size sofa bed, but I don't recommend it for sleeping (unless perhaps for someone who prefers a quite firm mattress).
The unit is a walk-up on the 4th floor with no elevator, so not ideal for travelers who would have a hard time with three flights of narrow stairs.
The unit is a 5-minute walk to the A, C, E subway lines, a 10 minute walk to the 1,2,3 lines, a 15 minute walk to the B,D,F,M and PATH lines, and a 20-minute walk to the N,Q,R,4,5,6 lines.
I welcome any discerning adults who are searching for and appreciate a quality, well-maintained residence in a premium Manhattan neighborhood.
So, Rule #1 -- be respectful -- of the apartment, the building and the neighbors. If this is a foreign concept to you, please book another place (or better yet, a hotel). If you are unreasonably demanding, unreasonably loud, unreasonably dirty or slovenly, then please definitely book another place.
The apartment is a perfect size for 1-2 people -- a single or a couple. I *may* make an except for a 3rd guest who can sleep on the pull-out sofa in the living room, but that is not guaranteed and I will make a decision on a case-by-case basis ... if a possibility for a third person, you must ask me before making your reservation. Either way I don't recommend the apartment for 3 people. And absolutely not more than 3 guests.
You are welcome to have friends over for entertaining. But "parties" of more than 6 people are not allowed. Again, be reasonable and respectful, and all is good.
The apartment is not appropriate for children -- just too many hazards. I won't set any hard and fast rules, so will make decisions on a case-by-case basis -- just be up-front, and we can avoid mis-understandings.
Pets are not allowed, as much as I love them. I may make an exception for a small dog 15 pounds or smaller ... I will make a decision on a case-by-case basis for this with no guarantees.
Smoking is absolutely not allowed inside at anytime nor on the terrace next to the bedroom. Smoking would be okay on the roof terrace only if the door is closed and all cigarette butts are disposed of properly. If there is ANY evidence of smoking inside the apartment, smoking on the bedroom terrace, or cigarette butts left on the roof deck, you agree to forfeit the entire security deposit.
The key to the building is expensive and difficult to replace -- if lost, you agree to forfeit $100 of the security deposit to replace.
Really fantastic spot in right in the middle of Chelsea - easily walkable to all the great spots and subways uptown and downtown. Derek was there for our arrival, and was very accommodating with a couple of our requests, which we greatly appreciated. As mentioned by other reviewers, they are renovating the apartment below, so it was pretty noisy from quite early to the end of the afternoon, but that's obviously not Derek's fault! Apartment did get very hot in the afternoon's, but overall a great apartment and stay.
Unique, cosy apt, perfect for single traveller/couple at top of old building. Yes, noisy due to renovations below and yes, very hot inside during heatwave but these wouldn't be reasons not to rent - apt has a good feel to it, is in perfect location to walk everywhere & Derek was a great host!
Derek`s flat is perfectly situated in an area we love, just a few minutes walkway to one of NYs best cupcake shops and also just 2 blocks away from on of the best Bagel shops. A few minutes to walk to the "Highline". Also a Supermarket is just around the next corner. Derek was friendly and helpful, also flexible regarding handing over the keys, we were more than 1 hr. late due to rush hour in NY. The roof terrace was even larger than we expected. Just with the limitation that onto the next roof there was a huge air climatization running with big noise so sitting there wasn`t really quiet. But that just happened on the first evening, the next 6 days the machine wasn`t running anymore so we could really enjoy our nightly cocktails/drinks.
A general limitation were major building works in the flat below so a lot of noise from 9am to 5pm on work days. We were up very early every morning so just our afternoon relaxation was affected.
A door between bedroom and living room would have been perfect to have more privacy and also air climatization in the bedroom would be more effective when being able to keep cooler temperature in one room (living room temperature rises on sunny days due to roof windows without blinds).
The sofa cover really needs a cleaning because it was quite dirty with typical traces of usage. Did not really invite to sit on it.
A bluetooth loudspeaker or any sort of music player would have been a good supplement to be able playing music from a smartphone/iPod. We found some CDs but no player was in the flat.
Another great week in NYC! The apartment is very well situated to easily access the best parts of the City - we really enjoyed the local village feel of nearby 9th Ave, with its local restaurants, bars and coffee shops. The flat itself is a bit of a walk-up (only really an issue at check-in/out) but amenity wise was very comfortable. Our only gripes were the major building works which are being carried out in the flat below which created a huge amount of dust/noise during working hours - I understand these will run until September'15(?), some obvious evidence of damp/leaks and the lack of blinds in the living room/kitchen (re privacy enroute to bathroom, etc.).
My partner and I stayed at Derek's place for a week during the TriBeCa Film Festival and really had an amazing time. The location couldn't be better: on a quiet residential street, but just a few steps to the restaurants and bars of Chelsea. The apartment itself is on the top floor of a 1900s building and combines all the modern necessities while still showcasing some of the period features. The amazing roof terrace, overlooking the garden at the rear of the building, was a definite plus. Derek was a great host: we were met on arrival, shown around the apartment and given information about the neighbourhood. Communication was great - he was available by phone whenever we needed anything.
Overall a great stay - we certainly hope to stay here again the next time we're in the City.
This is a well located apartment in Chelsea close to the Meat Packing district, Chelsea market and The Highline. We walked everywhere over a week. It is also surprisingly quiet. Perfect for an individual or couple. There are three flights of narrow stairs to navigate but other than that no problems. Derek was prompt in answering questions once we arrived in NY and met us at the apartment even though we were an hour late. Before we left Australia we had to prompt him on a few times to send us the information.
The apartment itself is perfectly fine and the photos are exactly as you will find.
Derek's place is in a very convenient location. The apartment was cozy and comfortable.
