Hi! :) We offer a very clean, private, quiet room in a big, 2-level apartment with a lovely garden. Excellent food and drink nearby—and *many* subways within a few minutes walk! A great tourist location with local flavor. See our reviews! :)
• A clean, freshly painted, well-designed, private medium-sized room located on a separate level of the apartment from our bedroom and living room—so it is **very** private.
• Full-size bed with new bedding (washed after EVERY guest, of course.) We also have a single air mattress available in case you don't want to sleep with your traveling companion
• Fresh clean towels to use during your stay (as many as you need)
• TV with Apple TV + NETFLIX, & HboGo (Tons of free movies & TV shows for free.)
• An AMAZING room to get quality sleep after a long day (or night) of trekking around the city.
• Since our apartment is on the garden level, our room does not have a view from the guest room window. So if this is very important to you, you might consider other options. :)
Pepper is a handsome chihuahua/terrier mix we rescued from a local shelter over three years ago. He will probably leave you alone unless you have a treat handy, but if you get to know him, he'll charm you to pieces.
We have a shelf available for you in the refrigerator, and you are welcome to cook in our small kitchen -- just clean up after. :)
We have a standard shared, (very clean), bathroom. It features a normal shower & tub. There is also a shelf reserved for you there where you can store all your toiletries. We also provide hotel-style soap, shampoo and toothpaste for you at no additional fee.
Your room shares the lower level of our apartment with our office, and there is a spare desk, laptop and chair there available for your use at no extra charge.
We have a reserved space in a shared garden that is a great place to relax with a cup of coffee, a drink, or some food.
We have a full five- washer/eight-dryer laundry room in our building. Washing and drying are each $2.50 per load.
The living room is a nice place to unwind and hang with us and Pepper. We have a TV up there with basic cable and Apple TV for free movies and shows.
Interaction with Guests
At least one of us, (and Pepper), will be present during your stay, so feel free to ask us anything about what to see, where to eat, or how to get around during your visit. :)
Our apartment has a split-level floor plan, (with your room on a different level from our bedroom and living room), which provides optimal privacy for both us and our guests.
There are dozens of amazing restaurants within just a few steps of our apartment.
BARS & NIGHTLIFE
While our apartment is very quiet, the surrounding area comes alive at night with a dizzying assortment of bars and dance spots for just about any taste. There are even more options within a 15 minute subway ride.
Within .5 miles there are three movie theaters, two off-broadway productions (STOMP & Blue Man Group) and one comedy club. But if a Times Square. show is more your speed, the subway can put you there 20 minutes from walking out our front door
We are in one of the most, (if not THE most) convenient areas in NYC in terms of public transit. There are eight (8) subway lines within a 5 minute walk of our front door— so no matter where you are headed, getting there will be super easy.

• Times Square: 20 minutes
• Rockefeller Center: 15 minutes
• Central Park: 25 Minutes
• Statue of Liberty Ferry: 20 minutes
• Ground Zero/9-11 Memorial: 20 minutes
• Empire State Building: 20 minutes

FREQUENTLY ASKED QUESTIONS
Here are answers to some common questions we are asked by prospective guests:
• We are arriving very late or very early, will that be ok?
Yes, that is perfectly fine. :) We are happy to accommodate guests arriving at any time of day. However, if you are arriving early, (before 3pm), and we still have guests from the night before, you will be able to check in, get the keys, and leave your bags— but the room won't be available to occupy until 3pm.
• What is the total amount of the reservation?
The price box in the right corner of the listing shows what your total reservation cost will be, not including AirBnb fees. The AirBnb fee is shown below the overall quote. If you want to see how the quote is calculated, click "Book it Now", and details will be on the following page. By clicking "Book it Now" you will be going to the payment page— and won't actually be reserving the room. :)
• Do you charge extra for two people?
Nope. Our nightly rate is based on two people sleeping in the room. We only charge extra for a third person— because it would involve them using an air mattress in the room next to the guest room.
• Do you charge a cleaning fee or any other extra fees?**
We don't charge a cleaning fee, but if you are only staying with us for one night, we do have an additional single-night charge of $25 per reservation (not per person).
In our experience all of our guests have been nice, and respectful of our home, but there are a few rules of the house worth noting. A guide with these rules and other helpful information will be provided for you when you confirm your reservation.

We have a lovely garden area. Perfect for sitting with coffee or tea in the morning, or wine or beer in the evening.
Excellent place! J &K (and of course Pepper) were great, helpful and friendly hosts that made our stay in New York even more enjoyable. Clean and cozy room that provides everything you need. The location is also great, with many food and drinking options nearby and within walking distance of pretty much everything. Strongly recommended!

Our stay at J&K’s, which was our first using AirBnB was really excellent. The two of them and also their dog pepper were always very friendly.
They always had an advice for us and gave us tips where to go in NYC.
The room offers enough space for two people and was very clean.
J&K were good prepared for their guests. They even had a welcoming brochure explaining all the important information for the stay (how to use the TV, wifi and much more)
The apartment is central located, you can reach metro, bars, restaurants and stores easily by foot.
We would definitely come back for any other stays, because we felt very welcome and comfortable.
Jason, Kelly, and Pepper are great hosts. Very kind and respectful. My arrival was early in the morning but Jason kindly greeted me at the apt front door. The room was cozy, private and clean to stay in. And the location was at the heart of east village and astor place. Overall, I strongly recommend J & K's place if you want to stay around downtown!

We are originally from San Francisco and have been in Manhattan for ten years. We love it here, and find joy in helping other people discover what it has to offer. We've been AirBnb hosts for over two years now, and are grateful to have hosted so many cool & interesting people from around the world. We love traveling, but to earn a living Kellie works as a dental hygienist and teaches at NYU, and Jason is a graphic designer & web developer.
We have a small dog -- his name is Pepper. Check out our pictures to see what he is all about. We're not biased, but he is likely the best dog who has ever lived— and most of our guests agree. :)

Ippudo has amazing ramen, and has been voted the best noodles in NYC year many times. The line is long during dinner, but you can easily drop in for lunch with no wait at all. We highly recommend it!4th Ave New York NY 10003-5220
The Cube, is a large outdoor sculpture at Astor Place. The Cube can be spun on its vertical axis— by one strong person, or two a little easier. Its a cool thing to check out on your way downtown.Astor Pl New York NY 10003
