We offer a very clean, private, quiet room in a large (for NY), two-level apartment with a lovely garden. Lots of excellent food and drink is nearby— and *many* subway lines are within a few minutes walk! No hidden fees. Check out our reviews. :)

• Full-size bed with new bedding (washed after EVERY guest, of course.) We also have a single air mattress available in case you don't want to sleep with your traveling companion
• Fresh clean towels to use during your stay (as many as you need)
• TV with Apple TV + NETFLIX, & HboGo (Tons of free movies & TV shows for free.)
• An AMAZING room to get quality sleep after a long day (or night) of trekking around the city.
• Since our apartment is on the garden level, our room does not have a view from the guest room window. So if this is very important to you, you might consider other options. :)
Pepper is a handsome chihuahua/terrier mix we rescued from a local shelter over three years ago. He will probably leave you alone unless you have a treat handy, but if you get to know him, he'll charm you to pieces.
We have a shelf available for you in the refrigerator, and you are welcome to cook in our small kitchen -- just clean up after. :)
We have a standard shared, (very clean), bathroom. It features a normal shower & tub. There is also a shelf reserved for you there where you can store all your toiletries. We also provide hotel-style soap, shampoo and toothpaste for you at no additional fee.
Your room shares the lower level of our apartment with our office, and there is a spare desk, laptop and chair there available for your use at no extra charge.
We have a reserved space in a shared garden that is a great place to relax with a cup of coffee, a drink, or some food.
We have a full five- washer/eight-dryer laundry room in our building. Washing and drying are each $2.50 per load.
The living room is a nice place to unwind and hang with us and Pepper. We have a TV up there with basic cable and Apple TV for free movies and shows.
Interaction with Guests
At least one of us, (and Pepper), will be present during your stay, so feel free to ask us anything about what to see, where to eat, or how to get around during your visit. :)
Our apartment has a split-level floor plan, (with your room on a different level from our bedroom and living room), which provides optimal privacy for both us and our guests.
There are dozens of amazing restaurants within just a few steps of our apartment.
BARS & NIGHTLIFE
While our apartment is very quiet, the surrounding area comes alive at night with a dizzying assortment of bars and dance spots for just about any taste. There are even more options within a 15 minute subway ride.
Within .5 miles there are three movie theaters, two off-broadway productions (STOMP & Blue Man Group) and one comedy club. But if a Times Square. show is more your speed, the subway can put you there 20 minutes from walking out our front door
We are in one of the most, (if not THE most) convenient areas in NYC in terms of public transit. There are eight (8) subway lines within a 5 minute walk of our front door— so no matter where you are headed, getting there will be super easy.

• Statue of Liberty Ferry: 20 minutes

FREQUENTLY ASKED QUESTIONS
Here are answers to some common questions we are asked by prospective guests:
• We are arriving very late or very early, will that be ok?
Yes, that is perfectly fine. :) We are happy to accommodate guests arriving at any time of day. However, if you are arriving early, (before 3pm), and we still have guests from the night before, you will be able to check in, get the keys, and leave your bags— but the room won't be available to occupy until 3pm.
• What is the total amount of the reservation?
The price box in the right corner of the listing shows what your total reservation cost will be, not including AirBnb fees. The AirBnb fee is shown below the overall quote. If you want to see how the quote is calculated, click "Book it Now", and details will be on the following page. By clicking "Book it Now" you will be going to the payment page— and won't actually be reserving the room. :)
• Do you charge extra for two people?
Nope. Our nightly rate is based on two people sleeping in the room. We only charge extra for a third person— because it would involve them using an air mattress in the room next to the guest room.
• Do you charge a cleaning fee or any other extra fees?**
We don't charge a cleaning fee, but if you are only staying with us for one night, we do have an additional single-night charge of $25 per reservation (not per person).
In our experience all of our guests have been nice, and respectful of our home, but there are a few rules of the house worth noting. A guide with these rules and other helpful information will be provided for you when you confirm your reservation.

Jason, Kellie & Pepper have a great appartement to stay in if you'll be in the city for a couple of days.
We liked the neighbourhood a lot. It's not as busy as it is in Midtown Manhattan / Times Square area and not as expensive!
There are lots of restaurants/bars and a supermarkt around the corner and the subway is also nearby.
Definitely recommand the place.
We absolutely loved staying with Jason, Kellie and Pepper! From the very start they were both so welcoming and accommodating. They had great tips about the city, where to eat, what bars to go to, and really went out of their way to help us with anything. They have thought of everything... From mini toiletries to a guest phone and bottles of water, you can tell that they want to do everything to make it a great stay for their guests.
As for the location... It's perfect! Close to Union Square with lots of food and shops, and a short trip on the subway to Times Square.
We would definitely stay with Jason and Kellie again, we wouldn't want to stay anywhere else in New York.
Jason and Kellie were great hosts, the area was nice since the subway and top notch restaurants are all less than a mile away. Would stay here again in a heartbeat the next time I roll around to NYC.

I loved my stay here! First off, the hosts were so welcoming, generous, thoughtful and accommodating. They even have little amenities like extra toiletries and bottled water for you to take for the road. The room was a good size and the bed was very comfortable. Second, the location is great! So close to great coffee shops, ice cream shops, and Ippudo! I would definitely recommend this place to anyone for a wonderful experience in NYC.
Another perfect review from us. Everything was good. Jason and Kellie are very nice and comfortable to stay with. We had a late arrival and due to a hold up at the airport, we arrived very late. Even so, we got a nice welcoming by Jason. The apartment is good for sharing as it is divided in 3 floors, so you kind of have your own floor. We found the area very nice and close to all the parts of NY that you'll visit as tourist. Good transportation, restaurant and shopping options as well..
Overall we had a very nice trip
The hosts, and their dog, were great. The apartment was clean and just as advertised, and you can't pick a better neighborhood in NYC. I would happily return.

We are originally from San Francisco and have been in Manhattan for ten years. We love it here, and find joy in helping other people discover what it has to offer. We've been AirBnb hosts for over two years now, and are grateful to have hosted so many cool & interesting people from around the world. We love traveling, but to earn a living Kellie works as a dental hygienist and teaches at NYU, and Jason is a graphic designer & web developer.
