Hi! :) We offer a clean, private, quiet room (with amenities) in a 2-level apartment with a lovely garden. Lots of food and drink nearby—and *many* subways within a few minutes walk! A great tourist location with local flavor. See our reviews! :)
• A clean, freshly painted, well-designed, private medium-sized room located on a separate level of the apartment from our bedroom and living room—so it is **very** private.
• Full-size bed with new bedding (washed after EVERY guest, of course.) We also have a single air mattress available in case you don't want to sleep with your traveling companion
• Fresh clean towels to use during your stay (as many as you need)
• TV with Apple TV + NETFLIX, & HboGo (Tons of free movies & TV shows for free.)
• An AMAZING room to get quality sleep after a long day (or night) of trekking around the city.
• Since our apartment is on the garden level, our room does not have a view from the guest room window. So if this is very important to you, you might consider other options. :)

Ask us for more information if you are interested. :)
Pepper is a handsome chihuahua/terrier mix we rescued from a local shelter over three years ago. He will probably leave you alone unless you have a treat handy, but if you get to know him, he'll charm you to pieces.
We have a shelf available for you in the refrigerator, and you are welcome to cook in our small kitchen -- just clean up after. :)
We have a standard shared, (very clean), bathroom. It features a normal shower & tub. There is also a shelf reserved for you there where you can store all your toiletries. We also provide hotel-style soap, shampoo and toothpaste for you at no additional fee.
Your room shares the lower level of our apartment with our office, and there is a spare desk, laptop and chair there available for your use at no extra charge.
We have a reserved space in a shared garden that is a great place to relax with a cup of coffee, a drink, or some food.
We have a full five- washer/eight-dryer laundry room in our building. Washing and drying are each $2.50 per load.
The living room is a nice place to unwind and hang with us and Pepper. We have a TV up there with basic cable and Apple TV for free movies and shows.
Interaction with Guests
At least one of us, (and Pepper), will be present during your stay, so feel free to ask us anything about what to see, where to eat, or how to get around during your visit. :)
Our apartment has a split-level floor plan, (with your room on a different level from our bedroom and living room), which provides optimal privacy for both us and our guests.
There are dozens of amazing restaurants within just a few steps of our apartment.
BARS & NIGHTLIFE
While our apartment is very quiet, the surrounding area comes alive at night with a dizzying assortment of bars and dance spots for just about any taste. There are even more options within a 15 minute subway ride.
Within .5 miles there are three movie theaters, two off-broadway productions (STOMP & Blue Man Group) and one comedy club. But if a Times Square. show is more your speed, the subway can put you there 20 minutes from walking out our front door
We are in one of the most, (if not THE most) convenient areas in NYC in terms of public transit. There are eight (8) subway lines within a 5 minute walk of our front door— so no matter where you are headed, getting there will be super easy.

• Central Park: 25 Minutes
• Statue of Liberty Ferry: 20 minutes

FREQUENTLY ASKED QUESTIONS
Here are answers to some common questions we are asked by prospective guests:
• We are arriving very late or very early, will that be ok?
Yes, that is perfectly fine. :) We are happy to accommodate guests arriving at any time of day. However, if you are arriving early, (before 3pm), and we still have guests from the night before, you will be able to check in, get the keys, and leave your bags— but the room won't be available to occupy until 3pm.
• What is the total amount of the reservation?
The price box in the right corner of the listing shows what your total reservation cost will be, not including AirBnb fees. The AirBnb fee is shown below the overall quote. If you want to see how the quote is calculated, click "Book it Now", and details will be on the following page. By clicking "Book it Now" you will be going to the payment page— and won't actually be reserving the room. :)
• Do you charge extra for two people?
Nope. Our nightly rate is based on two people sleeping in the room. We only charge extra for a third person— because it would involve them using an air mattress in the room next to the guest room.
• Do you charge a cleaning fee or any other extra fees?**
We don't charge a cleaning fee, but if you are only staying with us for one night, we do have an additional single-night charge of $25 per reservation (not per person).
In our experience all of our guests have been nice, and respectful of our home, but there are a few rules of the house worth noting. A guide with these rules and other helpful information will be provided for you when you confirm your reservation.

We have a lovely garden area. Perfect for sitting with coffee or tea in the morning, or wine or beer in the evening.
A big thank you to J and K (and Pepper) for making our stay in New York a great one! The apartment and room were as described, the area they live in is perfect day or night (both for getting to/from transportation and for dining), and J and K were excellent hosts (assisting us more than once with recommendations)! We highly recommend them!! It was a pleasure meeting y'all!

Justin and Kellie were excellent- they communicated with me quickly prior to my visit, and we're happy to help me problem solve such as a late arrival. They are friendly and available as needed, but still gave me the space I wanted. They were very well organised, as was the room. The room was very private and quiet. The location was close to a number of subway stations, in a lovely area. Everything practical worked well, such as Internet, kitchen use, bathroom etc. I enjoyed my time in their home, and they could not have been any more helpful and lovely.
NYC pt 2 was completely different again.. We loved the vibe where we were and it was the perfect way to complete our trip.. We would definitely recommend staying in that area for anyone looking for some variety..
Jason and Kelly were amazing hosts. Very accommodating and helpful. The room was exactly as advertised if not better. We had the best time in NYC and a huge part of this was how welcomed and well look after we were by this great couple. Highly recommend!!
We had a great stay at Jason and Kellie's place! The apartment is extremely spacious for NYC, the room was nice and very clean, Jason was accommodating, caring and very helpful in every situation. They had great tips where to go and eat for the neighborhood and the rest of Manhattan, they provided us with water, beer, an umbrella, etc. In short: everything we could wish for or need was provided, super friendly hosts (we loved Pepper, the dog, as well!) - one of the BEST airbnb experiences we ever had! I can highly recommend staying here!
It was our first airBnB experience so we were a bit "nervous", but we were very satisfied. We really enjoyed our stay with Jason and Kellie. They were really great hosts and we felt very welcome. The location of the apartment is absolutely perfect. The room is very quiet en the bed is comfortable. We would definitely recommend this place to everyone who is looking for a place to stay. We are originally from San Francisco and have been in Manhattan for ten years. We love it here, and find joy in helping other people discover what it has to offer. We've been AirBnb hosts for over two years now, and are grateful to have hosted so many cool & interesting people from around the world. We love traveling, but to earn a living Kellie works as a dental hygienist and teaches at NYU, and Jason is a graphic designer & web developer.
