Villa Sant Ubaldo is a charming Medieval house in a tiny recently restored Umbrian village. It commands unrivalled views of the upper Tiber valley from Mount Subasio in the south to the Alps of the Moon in the north, and the property together with its enclosed gardens and terraces provides vistas in all directions. Its swimming pool is set in the heart of the garden and is surrounded by a broad sun patio, affording total privacy. There is a variety of places adapted for outside dining to suit each period of the day. Whilst giving the impression of being remote the house is only 2km from a small town with a full range of shops and a weekly market, and is close to the most important Umbrian art towns: Assisi, Cortona, Perugia, and San Sepolcro. Umbertide, the focus of British interest in the region, is only 7Km away. The house itself is full of traditional character yet is furnished with wifi, satellite TV throughout and fully modern services. Whether you are looking for a tranquil oasis or the perfect base for cultural exploration this property both meets expectations and surprises with hidden treasures.

We have just spent 10 (email hidden) Ubaldo (5 adults & 2 small children). The garden, outside seating and pool areas are absolutely gorgeous with incredible views and this is where we spent most of our time.
The house is homely and comfortable but a little dark and cluttered, especially in the kitchen areas.
The house is well equipped with plenty to entertain you should bad weather mean you're stuck inside as we were one stormy day. Books, DVDs, binoculars, wifi etc.
We hired Anna to cook for us one evening which was very nice but be warned- she cooked enough for 40 people! No joke.
Jonathan the villa owner was a lovely man who took the time to check on us when one of our party became ill and offered to do anything he could to help us. We really appreciated this.
Overall we really enjoyed our time in the villa. We highly recommend visiting Montone and we ate the MOST amazing homemade pasta ever at Ristorante Il Cappone in Umbertide. So delicious, such wonderful people and we all drank wine and ate plentifully for half the amount we paid anywhere else.
La maison est réellement charmante, confortable, bien équipée et spacieuse. Nous y avons logé a 8 sans soucis. La piscine est très agréable car entourée d arbres qui donnent un peu d ombre (mais pas trop...). Et quelle vue! Une charmante terrasse permet de prendre le petit déjeuner devant une vue magnifique et au soleil. la grande terrasse ombragée grâce à une vigne et une tonnelle permet de prendre les repas du midi a l ombre. Super appreciable! Le chemin menant de la route à la maison (3km?) est assez chaotique mais pratiquable. Bref je recommande cette maison !!! La région est réellement magnifique!

We have however warmed less to the house itself, which we found not in ship shape and rather cluttered. Little thoughtful details, (a spare set of towels/bedding, enough toilet paper for the week,...) were missing.
This leaves us to think the rent is rather (too) high.
This being said, we have had a lovely time.

It was a great time for our family in August at villa Umbaldo.
Jonathan was a wonderfull host.
We could call him at any time with any problem (even to translate our questions for the marvelous cook Anna ).
Anna made a delicious Umbrian meal for us (9 persons) at the Villa.
It was an unforgettable evening for us.
Perhaps it is an idea to write already in the discription of the villa that there is a 2km steep drive on an unpaved road to reach the house.
This is a large,rustic, very comfortable house that was well equipped & well located. Jonathan was an excellent host giving very comprehensive information before & during our stay & responding promptly to any issues. The house is situated at the top of a hill with magnificent views on all sides overlooking Umbria. The garden has plenty of shady spots during the day & the pool was a delight after a day of sight-seeing. It was very quiet except for the noise of the crickets!!! Both lounges -upstairs & downstairs (also can be used as the 4th bedroom) had very good home cinema systems for TV/ DVDs & music. Jonathan has a large selection of films, music & books for use. The kitchen was very well equipped including spices & oils etc as well as a welcoming bottle of wine waiting for us in the fridge. Security was good together with cleaning services. We would definitely stay there again.
This property would definitely not be suitable for anyone with mobility problems because the climb up on loose gravel from where you park the car to the front door is very steep indeed. Also the stairs down to the 3rd bedroom and the 2nd lounge/ 4th bedroom are also extremely steep.
We were there during August when temperatures were very high. The house is made of thick stone & downstairs was comfortable. However on the main floor, the mobile, single air conditioning unit was insufficient. There was also one fan but we were under the incorrect impression that the whole house was air conditioned. The TV system in the 3rd bedroom had no cables and was not connected & could not be used.
There is a 2km steep drive on an unpaved road to reach the house.
The shower head downstairs needs replacing to make it more effective. The shower serving bedrooms 1 &2 is a hand held one & we were discouraged from taking baths because it used too much water.
If you want a peaceful, fun, comfortable place to stay with easy access to Perugia, Assisi & Cortona, this is the place for you.
The house on top of a hill is beautiful and offers spectacular views of the area. We loved staying there and had a marvelous holiday.
