Villa A'An is an affordable and convenient alternative to the all familiar, conventional hotel room.
The Villa accommodates a maximum of 6 (Six) guest.
Pets are not allowed.
The MAIN BEDROOM overlooks the pool, it has a King Size bed, LED TV, DVD, safety box and private bathroom; the SECOND and THIRD BEDROOMS share an ample main bathroom, they overlook the pool and court yard respectively, the first one has a Double bed, the last one has a King Size bed.
The KITCHEN features a granite countertop and eating bar, is fully equipped with every electrical appliance needed including a double sided fridge with freezer, purified water dispenser and ice maker; dishes, pots, pans, cutlery and utensils.
The LEAVING ROOM overlooking the front porch and yard, is fitted with a modern furniture, 60 inch LED TV, Blue Ray, and Home Theatre.
The POOL, a special feature of the Villa, is surrounded by an ample deck and tropical plants; there is a dry bar area, a convenient gas barbecue, 1/2 bathroom, and a handy outdoor shower.

Interaction with Guests
On guest arrival, host will be there to welcome them, introduce them to the various features and amenities, hand over keys, and ensure all arrangements are made and details are handle so they can enjoy their holiday as planed.
During guests stay, host will be at hand to supervise staff, assure property is up to standards, and assist guests with their needs. Host will be available 24/7 via provided cell phone.
The Villa Is in a quite neighborhood away from crowds and traffic so guests can have a relax vacation, yet it is close to the everything; bus station, shops, restaurants and all services are a short stroll away (within 2 blocks); the Beach, Town Center, and Puerto Morelos night life are only a 5 minutes drive (1.6 miles) from the property.
Walking distance to the Botanical Garden and two blocks from local transportation to visit Cancùn, Playa del Carmen, or one of the local Sink Holes "Cenotes"; if you are driving you can park your car inside, we have a two car garage and ample parking on the street right in front of the house.
To get to the property from Cancùn's international airport, the easiest way would be to ride the
ADO bus; it is only 8 dlls per person, runs every 40 min. first bus departs 10:10 and last bus 22:15; The bus leaves from terminal 2, International flights arrive in terminal 3 so guests can easily walk to the ADO bus ticketing office on their own and save themself some Money. In Puerto Morelos the drop-off is at the gas station located 4 blocks from the house, take a taxi from there to the property it only costs $2 dollars, there is a taxi stand right in front of the 7-11 store next to the gas station.
If you wish to go to Playa del Carmen at night or during the day there are "Playa Express" air condition Shuttles leaving every 15 min. Cost $2 dollars one way and they drop you off right Downtown Playa del Carmen, it only takes 20 minutes to get there. Last Shuttle from Playa del Carmen to Puerto Morelos departs Midnight. There are other bus companies that run all night in case you want to stay out later than 12:00 pm.
Puerto Morelos is a tranquil fishing town, it offers a friendly alternative to the big-city atmosphere of Cancun or the congestion of Playa del Carmen.
The tranquil white-sand beaches of Puerto Morelos are protected by the world's second largest barrier reef, which provides a safe swimming and water sport environment not found in Cancun, where strong currents frequently put swimmers at risk.
Enjoy a delicious feast or light meal at one of the many family restaurants surrounding Villa Xa'An. Menus range from locally caught fresh fish and seafood to Italian cuisine featuring pasta and pizza, of course superb Mexican dishes are always there.
Other Things to Note
For those rainy days or cosy nights there is Netflix service to watch your favorite TV shows, movies, documentaries, etc.
There is a dedicated phone line for complementary long distance calls to US, Canada, and Europe.
Guests are provided a pre-paid, local cell phone for use throughout their stay, guests could feel free to use this phone to make tour reservations, call friends in the local area or contact host while visiting ruins or enjoying the sun at the beach.
If you have special requests, perhaps want the villa stocked with essential groceries or your favorite beverage, please let us know, we'll be hapy to take care of this or anany other special request and have everything ready and waitting for you on arrival.
House is None-Smoking; smoking is permitted outside. (Pool area, porch, driveway, etc.)
For safety reasons, no Crystal is permitted in or around pool area.
The maximum number of guests is Six (6) persons. No more than Six (6) persons are permitted to stay overnight in the Property during the Rental Term unless previously agreed with Owner / Host.
Guest are expected to use the Property in a careful manner to prevent any damage or loss and keep it in clean and sanitary condition at all times.
Pets are not allowed.
Guest are expected to take neighbors in consideration, refrain from loud noise and not inconvenience neighbors in any way.
Cleaning. Fee: $40.00 per week or portion thereof.
$5.71 per night stay will be added to lodging cost.
Our stay with Rick at Villa Xa'an in Puerto Morelos was amazing! Rick was a fantastic host, and the house is beautiful and has everything you need. The town is basically divided into two parts, the beachfront area, and then La Colonia/The Villas. The house is located in La Colonia/The Villas, and is about a 15 minute bike ride/5 minute cab ride away from the beach. We rented bikes for the week from Green Bikes for $50 a bike, and had a great time riding around town and exploring. Cabs are super easy to take and cost about $2 one way. Rick was always prompt with a response, answered any and all questions we had both before our arrival and during our stay, and even went grocery shopping for us before we arrived! He arranged our transport to and from the airport, and got us information on any tours or activities that we asked him about. He also comes to the house every day to keep the pool clean, but does a great job respecting your privacy. We felt completely safe not only in the house, but also everywhere we went in the town. The cell phone he provides for all domestic calls was super helpful, and the VOI phone at the house was awesome for calling back home to the States. There is also a full size Apple computer that is great for staying connected, and the TV gives you access to Netflix, which is great for the rare rainy day. Eat at Chimmichuri and El Merkadito for dinner, eat at El Niche and Al Chile for lunch, do your scuba diving through Wet Set, and don't be afraid to do the Mayan Jungle Tour. Practice your Spanish before you come, it's super helpful, but you can definitely communicate almost everywhere with English. If you are a Scuba diver, DEFINITELY do a cavern dive in one of the cenotes. We dove at the Dos Ojos centote, and it was absolutely incredible.
Our 3 nights stay in Puerto Morelos was great (family of 6 with 4 children ranging from 12 to 19). Rick is very sympathic, flexible and makes you feel at home right away. Checking in was quick and easy (as well as checking out) and the house is in absolute perfect condition both inside and outside. It is spotless with enough showers, bathrooms and an imac + wifi for those who want to stay connected. The pool though small is a pleasure when coming back from beach. The house is located in a quiet district, approx. 4 km from the beach and we strongly recommend to have a car (especially during hot season with 35 celsius). Puerto Morelos has a relax atmosphere with nice beach and snorkelling. For those who want to avoid Cancun or Playa del Carmen cheap mass tourism, building, international brands shops and crowds!). And easy to go to Playa just for diner anyway. In Puerto we found Unico beach club is very nice to spend sometime and have lunch and drinks. So would definitely recommend Rick´s house for a stay. Todo muy limpio y muy ordenado. Rick es una persona muy amable y servicial. Nos recibio con unas bebidas frias muy necesarias para el calor...
La casa esta realmente cuidada, en orden y limpia. Miles de detalles que no podria terminar de describir. La alberca es genial, sobre todo cuando regresas por las tardes.
En fin, estuvimos muy a gusto. Muy tranquilo el vecindario, muy seguro y sin nada de ruidos, puedes descansar muy bien.
Estoy muy agradecido con Rick por todas sus atenciones. La casa es bastante recomendable. Si vuelvo a ir de vacaciones no dudaria en hospedarme de nuevo en la casa de Rick.
Villa Xa’An is a lovely house and Rick spoiled us from the moment we arrived until we left! This was my family’s first trip to Mexico and we can’t wait to go back. The house is lovely, comfortable, clean, well-equipped and very well tended by Rick. The photos almost do it justice -- it is more comfortable than it looks in the pictures. The kitchen is very well equipped; however, with so many good restaurants nearby we did not take full advantage of it. We did make full use of the filtered water and ice that flow through the refrigerator. We brought back fruit and avocados from the markets and never had a guacamole-free day. The back yard pool is fantastic and very private! The middle of June is hot and we all jumped in multiple times during the day. My younger daughter loved swimming at night with the pool lights on. In the living room there is a very large television which is connected to Netflix. My older children and I are movie buffs and Mexican Netflix has more movies to stream than we have in the States which we enjoyed. Puerto Morelos is a lovely little town. There are plenty of tourist resources but it is much quieter than the bigger resort towns which was a relief to us. It was actually necessary to use Spanish some of the time. We found the people of Puerto Morelos to be friendly and kind, and after a few days of walking around, we were greeted as if we had moved in. The beaches to the north of the town proper are wide and clean. There were pickup volleyball games and massages. We sampled two wonderful fish restaurants where you can plant your feet in sand as you nibble at the day’s catch. Puerto Morelos is close to the major resort towns and we could easily travel between towns on buses or by taxis. Taxis are plentiful and economical for short jumps to and from the center of town and also for excursions. Rick gave us the numbers of two drivers that we used frequently. We hired one of them for our day trip to Tulum, the ceynotes and Playa del Carmen. He was excellent and we had a lovely, busy and relaxed day. And then there is Rick! Lots of vacation rentals could have all that I’ve described but wouldn’t have Rick as the host. Rick is kind and gracious and pays impeccable attention to lots of small details. He arranged our transportation from the airport and was there to greet us when we arrived. He has a wealth of information about what there is to do and where to eat and play. He helped us arrange for a dolphin swim when the website was not working and our phone connection was bad. He came to clean the pool every day and always engaged me in conversation about our plans and offered whatever help he could. It did not take...
Absolutely wonderful! The house is great and conveniently located. Rick is an amazing host. He was friendly, had welcome drinks and kept the house and pool hyper clean. We will definitely come back.
Rick is an incredibly hard working, generous and hospitable host -- the best we have ever encountered (and the best we probably ever will). My friends and I could not believe how far Rick was willing to go to ensure our comfort in his rental home and in Puerto Morelos. He made time to follow up with different vendors in town to make certain they were reputable and trustworthy. He set up our airport transfer, giving detailed directions to the house in Spanish that we could not have provided. Groceries, sunscreen, bug spray and precious margarita ingredients were purchased ahead of time for us, so the house was stocked full with whatever we needed (we just had to reimburse him upon arrival). The local cell phone and VOI phone provided were priceless additions as well. We used the cell for calling our taxi and contacting Rick for help. Two of our travelers actually lost their debit cards during day trips and the VOI phone was awesome to call the banks from. Rick came to the house every morning of our stay to skim the pool and tend to the yard and answer any questions we had for our daily outing, etc. It was always awesome seeing his smiling face greet us in the morning!
The house -- it's amazing. The photos here give you a great idea of what it's like, but they still don't do it justice. It's spotless, modern, comfortable and stocked to the brim with everything you could possibly need in terms of utensils, comfort, technology and security. The pool was the best thing to come home to at night to either dip your aching feet in or go for a cooling swim. Villa Xa'An is in the colonia, the non-touristy part of town, which made it ideal for us. We were able to get a feel for how the real residents of Puerto Morelos live, rather than knocking shoulders with other tourists of the playa area all week. But, of course, we wanted easy access to the beach, too, so we rented bikes and easily rode those back and forth (10 minutes each way on bike).
I cannot describe in appropriate words how amazing this house is and how spectacular a job Rick does. He is a top-notch expert in hospitality and just a wonderful human to have met. Our group is already talking about how soon we can get back to this place and rent from him again. We fell in love with Puerto Morelos here, and perhaps with Rick, too! :)

Villa is magnificent and very comfortable, there are everything - from spoons to pool. And how it is pleasant in a hot day to pour cold water with ice, which was enough in villa. Trifle, but nice. I'm a semi-retired, highly active individual with life long experience making sure the needs of guests are looked after beyond expectations. I started my service industry career in Canada back in the early 1970's since then and up until mid 2012 I worked for major, renowned hotel chains both in Canada and Mexico as senior manager. Once I arrived on the Mayan Riviera in the 1990's I knew I was home and quickly envision a small vacation rental business. In 2011 I stared with my first rental in Puerto Morelos and shortly after followed with a condo in Playa del Carmen.
