1) IS THE UNIT AVAILABLE?
For convenience, my calendar is ALWAYS UP-TO-DATE.
Feel free to submit a booking request with your 1st email. First come, first serve. LAST-minute bookings are usually not a problem.
SHORT STAYS: Please email me first if you only need to stay 2-3 nights.
2) CAN I CHECK IN EARLY AND/OR CHECK OUT LATE?
CHECK-IN: 4PM or anytime AFTER. Late Night is OKAY!
CHECK-OUT: 12PM NOON or anytime BEFORE.
A courtesy 1-2 hours may be available ONLY if asked within 24 to 72 hours of arrival or departure ( that is when I will know ). More than 2 hours will require a fee or for you to book another night.
BAGGAGE HOLD: I would recommend using coin lockers at a nearby station. Many main stations have lockers big enough for a full size suitcases. If no more than 3 hours before or after check in / out, PACKED bags can be put / left in the unit. RULE: Notify me of this and leave the KEY in the key box for the cleaner.
3) HOW DO I ACCESS THE APARTMENT
The address and excellent walking directions from the nearest train station(s) are provided in your CONFIRMATION / ITINERARY once you have paid and been confirmed.
A KEY BOX is used at arrival and departure. Detailed information for my SELF check-in procedure will be provided in the DIRECTIONS portion of your ITINERARY.
The landline Wifi info will be in your confirmation.
Also, the portable router and PASSWORD will be in the apartment when you arrive.
4) CAN I ADD EXTRA PEOPLE / BEDS
This unit has a maximum of four beds:
— 1 SUPER KING Size Bed (180cm by 200cm)
— 1 QUEEN Size Bed. (160cm by 200cm)
— 1 DOUBLE Sized Pull Out Sofa Bed
— 1 Futon Bed available (100cm by 200cm)
— 4 Beds maximum
Sorry but the beds sizes can NOT be changed.
All linens and towels provided.

Regular Train ----- 92 minutes ----- 1,580 yen
BUS: Direct to RITZ-CARLETON HOTEL
Fare: 3100yen ( then 5 minutes walk to here )
FROM HANEDA AIRPORT:
Tokyo Monorail to ROPPONGI via the Oedo Line ----- 33 minutes --- FARE: 670 yen
LATE NIGHT: Last train at 12:10am.
LAST BUS: Available to Shibuya at 12:30am.
Then you would need a taxi from there.

7) WHY IS THE PRICE DIFFERENT THAN I AM CALCULATING?
The total price is composed of three parts:
1. Nightly price x # of nights (plus any nightly charges for extra guests when applicable)
2. Cleaning fee(one-time fee)
3. Service fee(one-time fee set and collected by airbnb, typically between 6 and 12%)
Weekly Price: Price may fluctuate based on peak holidays, and special events.

8) IS THE PLACE CLEANED DURING MY STAY?
It is professionally cleaned prior to your arrival and after you depart.
For your privacy, no one enters the house during your stay except for you and your group.

ABSOLUTELY NO SMOKING INSIDE OR ON THE BALCONY! THIS IS A NON-SMOKING APARTMENT.
PARTYING: Any HOUSE PARTY will result in an on the spot, at the time of occurrence EVICTION immediately. Sorry to be so strict but this is residential neighborhood with a zero tolerance for loud NOISE and I don't know any good parties that are quiet. It is actually very unusual to party at home in Japan. One more complaint for noise and we will no longer be able to have guests here.
Please turn off the air conditioner/heater when not there.
Please take off your shoes when you enter.
NO SMOKING inside the apartment.
TRASH*** #1 complaint about foreigners in Japanese culture!!
Trash is divided into categories and put in different bags.
Please separate your:
burnables, cans, plastic bottles, glass, and non-burnable items.
Please put these in separate bags. Using any plastic bag is okay in Tokyo!!
Trash bins are on the balcony outside. Put your tied up bags into the bins there.
Have fun but don't be too loud. If you need something, email or call me.
Most importantly, make yourself at home and be comfortable. We want you to enjoy your stay. We just want to make sure we can continue allowing guests and that is the reason for the rules. I hope you understand.
The apartment was fantastic, heaps of space and a great location. Anyone looking for a comfortable bed and pillows this is the one for you! Will was extremely helpful and understanding as a host, he responded really quickly to any questions and made it possible for us to have a great stay in Tokyo despite being a bit disorganised! Strongly recommended.
A fantastic apartment with lots of space in a great location near Tokyo midtown.
This place was awesome! Super large, really good amenities (speaker system + computer were a huge plus). Checkin / checkout was super smooth. Was really close in proximity to good nightlife spots as well.
My first booking and review on airbnb. Will was VERY accommodating with our last minute booking, and by last minute I mean we booked at 1700 and arrived only 2 hours later to a prepared apartment.
Instructions to get to the apartment were easy to follow and accurate. The portable wifi is a lifesaver if you don't have a local sim card too!
Roppongi is within walking distance and really Shibuya too if you feel like it, but Akasaka station is that close you can just catch the train.
Place is as described and in a nice, quite neighbourhood. Can really fault anything, for a great price too!
The location could not be better - five minutes from Tokyo midtown and Raponggi Hills. Metro stops all around and a major shrine up the street. The place has plenty of room for 5-6 people but is probably perfect for 4. The only downside is the main bathroom which is small and old and has a mediocre washer dryer in it. you might want to bring your own bath towels too. The host seems like a caring guy who communicates well. Location however trumps the fixable minor issues.
Thanks for all the positive comments on the place David. Unfortunately, the bathroom is a bit old and does not compare to the rest of this place as it is so very nice. However, it is clean and clearly functional. The washer works great and the dryer is small so it does take a while. These are the dryers everyone uses in Japan if they are fortunate enough to have a dryer. I would say 95% of people hang dry in this country so having this dryer is quite a luxury. Thanks again David!
The location is good, close to the train station and there are a few convenience stores and restaurants within walking distance. Response was quite prompt just that the apt is abit old
