Guests enjoy access to a large yard with fruit bearing trees including citrus, plum, fig and guava seasonally. There is a treehouse / meditation deck, bamboo temple, horseshoes, trampoline and aerial fabrics to use at your own risk.
Additionally an interconnected network of meandering driveways make for nice off-street walking along the ridge and down to Villanova road or the main road where just across a bike and horse path takes one either into Ojai or all the way to the beach.
Bicycles may be available.

I'm happy to provide information and guidance as much as possible and equally happy to let guests enjoy tranquility and privacy.
This neighbor hood is special as it's a long ridge in it's own corner of Ojai with two large private properties of many hundred acres each to the north and south. In fact one can't really see any other houses from here except the Krotona Spiritual Library in the distance.
The Ojai Trolly stop is about a 10 minute walk as is the bike path... which is faster if you ride a bike. ;)

The home and property were beautiful! My girlfriend and I spent 2 nights and had such a great time we spent more time at Johann's place then expected just because of its peaceful location.
Johann was very friendly, accommodating and interested in being sure our visit was a great one. Beautiful views all the way around and the vibe or energy of the grounds is quiet. The apartment was clean, neat and the bed was very comfortable. There is a lovely elevated tree house type platform where you can watch all sorts of birds and red tailed hawks fly around and the sunsets from here are spectacular! I recommend that you visit!
Johann gave us a very warm welcome and was a great host overall. The listing description was accurate, but it cannot capture the magic of this place. The house is located atop a beautiful hill, quiet, with a great view. Highly recommended.
My husband and I went to Johann's guest apartment for almost a week. He was a very relaxed and friendly host. It was a great place to explore Ojai and the surrounding area including Santa Barbara. The property has wonderful views from the back deck and towards the hills from the front garden. The apartment worked perfectly well for us. Disappointing experience. The host was very nice to accomodate me late in the evening, and for that i am grateful; but the space i wanted that is listed on airbnb for the same dates that the owner has is booked, and so this small space was offered and i chose it.
The whole house feels and looks old, the little sitout/balcony has rotten brooken wood, there is a lot of bird poo everywhere from the peacocks. There is no living room, just the bed and hard wooden chairs in the kitchen, and a very small bathroom. The only good thing was the comfortable bed. The other place that is not available on the property describes the place as a ''mystic retreat'' place, well... all i heard the first night were cars, because the road is a few hundred meters below the property, so its not that mystical and not that much of a retreat, When i arrived, tired and in the dark, the owner rushed out and instead of welcoming me and letting me land on my feet in strange new (dark) surroundings, said ''oh i just read your reviews and i am so nervous about you coming and very apprehensive and worried'' and the fear he sent my way and the body language were just making it clear he was not happy and afraid, a very unpleasant way to arrive, making me want to leave immediately. The appropriate thing to do is to welcome someone and then at a timely moment mention the bad reviews, not associate them with the guest and ask what warranted the bad reviews!.
If i have left negative reviews that is because the place(s) was bad, i love to leave good reviews, and leave many many 5 star great reviews on tripadvisor if the place calls for a great review, if it calls for a bad one then what can i do, lie? So this place is disappointing, and it feels like so many places, a tired worn out cash cow and in need of maintenance and more care. Ohw you also hear rather loud walking above your head and the owner works out right next to the sliding doors and sits out right next to the other entrance so your privacy is basically zero.

It really seems you have some odd particulars and bad reviews are your habit. My place is beautiful. I was nervous after reading your reviews and host reviews of you. I did approach this immediately on your arrival especially since your check in was highly irregular and I sensed difficulty around you BEFORE I read the reviews. I was ready then and there to decide if I would turn you away... not after you had settled in. I have a 12 year old daughter and I won't expose her to anything my intuition tells me I shouldn't You assured me everything was fine and that you would be an easy guest. And you were, until now with your ridiculous review.
I dropped what I was doing to accommodate you late in the evening. I was generous and kind and honest. I requested that you tell me if something wasn't prefect... instead it seems you prefer to leave unnecessarily critical reviews.
If you can't be honest up front, you may want to reconsider your relationship with Airbnb hosts as I don't think you will get what you need. Perhaps hotels would suit you best.
Yes there are sounds from cars during the day 400 meters away down the hill, and not not at all during the night. And yes I do work in my kitchen, home office and table at times in the expansive front yard... it's not near the door to the apartment at all but around the house 20 meters away. I saw you twice for 10 seconds in 4 days. How is that not privacy? You want total seclusion, not privacy. This is what you should seek in the future. Something padded with no windows deep in the desert perhaps with not a soul around.
