It is one block away from the 31 & 38 bus, stores, banks, cafes and walking to the GG bridge.

The bus stop is one city block from the apt.; the MUNI's 31 and 38 bus lines to the Union Square and Downtown shopping centers and other central areas of San Francisco (15-20 minutes by public buses). It is a 10-15 minute walk to the Presidio National Park, Baker Beach, Golden Gate Bridge, Fort Point, Golden Gate Park, the deYoung Musuem, New Chinatown, and Legion of Honor Museum and Lincoln Golf Course; 10-15 minutes by car / taxi to the Castro / SOMA area, ATT Baseball Park, Fisherman's Wharf, Pier 39, Chinatown, MOMA / Moscone Center, Ocean Beach and beyond ...
It is 1-3 city blocks, with a 94 walk score, to 20 local ethnic food restaurants, cafes, banks, post office, grocery stores, and has free, untimed street parking. There is a fee parking lot two blocks away, $2.00/hour.
PARKING: free, untimed parking on the surrounding streets (see posted signs for street cleaning hours); first come, first served. There is a fee lot two blocks away: $1.75 - $2.00 / per hour (across the street from the YMCA at 360 18th Ave)
The large studio has its own private entrance, a view of the garden, with a queen / double bed and a double sized futon. It has a wetbar with a refrigerator, hotplate, toaster oven, microwave, and coffee maker for light meals. A private bathroom off the entry foyer. It is very quiet and private. All linens and towels are provided; not daily maid service. There is a coin operated washer and dryer in the building.

MINIMUM OF Two (2) NIGHTS, three (3) nights for holiday weekends, plus a cleaning fee of up to 10% or $50. minimum per stay and 50% of rent due when reservations are made and balance of rent due 30 days before arrival at the guest unit, via checks or money order. Credit card payments via paypal (+3.5% processing fee)
Cancellation Policy: 30 days' advance written notice; $150.00 fee if cancelled within 30 days of arrival date. No refund for shortened stays, early departures, or last minute cancellations.

The Richmond District in the NW section of San Francisco is close to the downtown area by buses, about 15-20 minutes by bus and by car, about 10 minutes. It is close to Golden Gate Park, Golden Gate Bridge, the Presidio National Park, Baker Beach, and Ocean Beach. It it a safe neighborhood with lots of shops, cafes, markets, and other city amenities.
It is very convenient to the downtown area by the 38 Geary and 31 Balboa bus lines, with regular and express service, every 8-10 minutes. The area has free, non-timed street parking (see posted signs) and a fee parking lot two blocks away.
Other Things to Note
It is a nice private and quiet place to recoup and unwind from the day's busy activities.
WiFi signal works best in the building's lobby.

Great AirBNB experience. I enjoyed staying at the garden studio and found it very comfortable, clean and as descripted. Joe was gracious and accommodating throughout. I would definitely recommend staying here. Great time!
Joe greeted us at the front door. He communicated well. The neighborhood was quiet. Bed was comfortable.

I was in SF to celebrate my daughter's college graduation. Joe was a great host. He showed me around and let me know where things were. The place was large enough for my husband and myself and quite comfortable. It looked just like the pictures. The best part for me was the proximity to my daughter's place, just a few blocks away. Thanks Joe!
Joe was very nice and greeted us upon arrival. He showed us around the studio. This place is great for a nice quiet trip or for someone who knows SF very well since the neighborhood is a bit far out from most of the tourist action in the city. Based on the distance I would suggest renting a car or prepare to use taxis/ubers often. Overall, good experience here.
Joe was clear and responsive to my messages. He met me at the door when I arrived in SF. He showed me everything in the apartment, which matched the pictures and description. His clear instructions were supported by signs around the apartment, so I did not forget where to put the key when I checked out. Overall, it was a comfortable stay. I slept well because the bed was comfortable and the atmosphere was very peaceful. I appreciated the heater because it was pretty cold when I first arrived in SF. I was able to open the window/sliding door for extra ventilation when I got a little hot. The whole place was pretty clean overall. I would recommend this place for travelers who don't need frills but would appreciate the space, peace, and quiet.
