It is well served by the MUNI's 31 and 38 bus lines to the Union Square and Downtown shopping centers and other central areas of San Francisco (20-30 minutes by public buses). It is a 10-15 minute walk to the Presidio National Park, Baker Beach, Golden Gate Bridge, Fort Point, Golden Gate Park, the deYoung Musuem, New Chinatown, and Legion of Honor Museum and Lincoln Golf Course; 10-15 minutes by car / taxi to the Castro / SOMA area, ATT Baseball Park, Fisherman's Wharf, Pier 39, Chinatown, MOMA / Moscone Center, Ocean Beach and beyond ...
It is 1-3 city blocks, with a 94 walk score, to 20 local ethnic food restaurants, cafes, banks, post office, grocery stores, and has free, untimed street parking.
PARKING: free, untimed parking on the surrounding streets (see posted signs for street cleaning hours); first come, first served. There is a fee lot two blocks away: $1.75 - $2.00 / per hour (across the street from the YMCA at 360 18th Ave)
The large studio has its own private entrance, a view of the garden, with a queen / double bed and a double sized futon. It has a wetbar with a refrigerator, hotplate, toaster oven, microwave, and coffee maker for light meals. A private bathroom off the entry foyer. It is very quiet and private. All linens and towels are provided; not daily maid service. There is a coin operated washer and dryer in the building.
REGULAR RATE SCHEDULE: $100 (1 person); $115 (2 people).

MINIMUM OF Two (2) NIGHTS, three (3) nights for holiday weekends, plus a cleaning fee of up to 10% or $50. minimum per stay and 50% of rent due when reservations are made and balance of rent due 30 days before arrival at the guest unit, via checks or money order. Credit card payments via paypal (+3.5% processing fee)
Cancellation Policy: 30 days' advance written notice; $150.00 fee if cancelled within 30 days of arrival date. No refund for shortened stays, early departures, or last minute cancellations.

The Richmond District in the NW section of San Francisco is close to the downtown area by buses, about 20 minutes and by car, about 10 minutes. It is close to Golden Gate Park, Golden Gate Bridge, the Presidio National Park, Baker Beach, and Ocean Beach. It it a safe neighborhood with lots of shops, cafes, markets, and other city amenities.
It is very convenient to the downtown area by the 38 Geary and 31 Balboa bus lines, with regular and express service, every 8-10 minutes. The area has free, non-timed street parking (see posted signs).
It is a nice private and quiet place to recoup and unwind from the day's busy activities.

Location was good. Parking was impossible. Joe wasn't around when we checked in, but his friend William checked us in. We had to empty our own trash and the place had stopped up sinks and very worn and damaged furniture. The kitchen was well stocked and had everything you would need to cook a meal. The bed was old and saggy. There is no access to the garden patio.
Quiet and cozy place near golden gate park. The garden view is refreshing. Joe is very nice.

Joe was great and it was no problem when we changed our arrival time. Very private and quiet spot.
Its a great experience stay with Joe! He is a really nice host taking me many places around SD. He also took me to try a Mexican food one night which was delicious! His little doggy is so cute n sweet! Thank you Joe for hosting me ;-)
This is a nice, clean, quiet place in a fairly residential neighborhood—it's not "trendy" by any means, but there are plenty of great restaurant options and public transportation just a block away on Geary Blvd. My wife and I and our newborn daughter stayed here for a few days and it was perfect for our needs. I have family that lives in the area (the Richmond district) and can definitely see us staying in Joe's studio again the next time we visit them.
I reserved the garden studio for my sister during her stay in SF and she had nothing but wonderful things to say about the studio and the owner, Joe. Since I have not seen the studio myself I can only report on what she told me which is that the studio was really clean, with all the amenties, and in a very quiet part of town. Also, she said the owner was very nice and willing to accommodate her late arrival (she arrived in SFO after 10 pm).
Had a very comfortable stay in this studio! I used to live in this area so loved it and had no problems getting around with the buses very nearby. It's not in the heart of the city but this area is really beautiful and serene, with the Presidio area and park in walking distance.
Had plenty of options for eating and getting anything we needed one street over on Geary. There was also a wonderful little park only a block away that I discovered, which my toddler fully enjoyed!
Joe is an excellent host. He was very friendly and accommodating as we arrived a bit later than planned due to flight delays etc. As others mentioned, the unit is in the back and you have to walk down about three stairs in a corridor, but this was fine for us given we had a toddler and stroller to bring back and forth. The automatic lights were good so it never felt dark.
The apartment had everything we needed including laundry right in the next room. The little garden seemed very nice and was very accessible though we didn't take advantage since there's so much to do in the city.
Do avoid things in the fridge/cupboard as the expiration is probably past.
I would stay again!
Room was very clean, nice kitchen, and in a great location.
We have 2 young children with us and had a car, so we drove everywhere. If you are traveling without a car, the location is still quite good as it's a block from grocery store, bus and coffee shops. The studio is in the back of the building and the entrance is basically like going through a dungeon, as a small section of it is dark and is connected to the hallway where the garbage and recycle containers are stored (it is not smelly or anything...it's just not your typical entrance to a unit). The unit is bright and spacious, however the cleanliness is sub-standard. The fridge had food left in it from the early 2000! Anyhow, would not recommend this to anyone... just dirty and dingy.
