Guest access
Guest will have access to the entire house (minus a few supply closets and storage garage) as well as the massive back yard filled with wildlife and outdoor games.

The Front Door is Equipped with an Electronic Locking System which will provide you access through the duration of your stay. There are multiple key lock boxes in the event of issues with the Electronic Lock as well.

If you want to use the EV Charger ... there will be 24 hour access for $20 at a time. Just notify us when you are there and want to start your 24 hour charging via the messenger.

Other things to note
★ NOISE LEVELS ★
You must keep noise to a minimum – especially between the hours of 10pm to 7am ... as well as upon your arrival and departure.

★ NO PARTIES OR EVENTS ★
The smart home detects the number of cell phones on the premises, as well as excessive noise levels (minut devices). Don't throw a party or you will be busted!

★ MAXIMUM GUESTS ★
Guests beyond the number listed on your itinerary will be charged a $50 per person per night penalty. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy, which is 12. The county fines $1,000 to $3,000 for exceeding the 12 person maximum.

★ PARKING ★
The driveway can accommodate 5 cars. There is no parking on the street ... you might receive a fine if you do. The county fines $1,000 to $3,000 for exceeding the 5 car maximum.

★ PETS ★
A SINGLE, short haired medium or smaller dog is allowed for $149, but ONLY AFTER PRIOR APPROVAL FROM THE HOST. A pet fee will be added to your reservation. If you have an additional small dog, I might be convinced to allow him/her for an additional $149 fee. ABSOLUTELY NO PETS IN THE BEDROOMS - THIS IS A MUST! If there is an odor detected, then you will be subject to odor removal fees, which could reach upwards of $399.

★ SPA ★
Shower with soap before you enter. No glass in or near the hot tub. No jumping, horseplay or pets Do not walk, sit or lay on hot tub cover. Turn jets off after use and close cover. Anything that dirties the hot tub water requiring a drain and refill of all the water will incur a $75 charge. What does this you ask ... a dirty body, urine, or spilled drinks. We are required by law to clean the SPA in between guest visits ... so we will see a greenness in the water if any of those things happen.

★ SMOKING ★
No smoking inside; however, outside is acceptable if you discard your butts appropriately. Any evidence of smoking inside will be subject to to odor removal fees, which could reach upwards of $399.

★ EATING AND DRINKING ★
Don’t eat or drink in the bedrooms. Enjoy these things in the dining room or patio like regular humans

★ FURNITURE ★
Take care of the furnishings. You will be required to pay for any damages ... and do not rearrange the furniture.

★ KITCHEN ★
Other than a few things left in the sink ... if there is an excessive amount of unclean dishes, pots, pans, or utensils, then an additional $50 cleaning fee could be added to your booking. Just don't be a lazy slob.

★ ELECTRONICS ★
Make sure to turn off the lights, fans, and any electronics when you leave

★ TOWELS AND LINENS ★
Please leave any used towels on the bathroom or laundry floor. No need to make the beds either since any used bed is going to be washed.

★ LATE CHECKOUT ★
Check out is by 11:00 a.m. There are no exceptions unless arrangements have been made prior with the Host. With the exception of a 15 minute grace period, there will be an additional $50 fee for every hour (partial or full) you occupy the space after 11:00 a.m.
EXAMPLES:
- Leave by 11:10 a.m., then no penalty.
- Leave by 11:55 a.m., then a $50 penalty will be incurred.
- Leave by 12:30 p.m., then a $100 penalty will be incurred.
This rental is in high demand, so expect another guest coming on your checkout day. My wonderful cleaners need enough time to do their magic!

★ LATE CHECKOUT AFTER 3:00 PM ★
If you are still occupying the space beyond 3:00 p.m. on your day of check-out, then you will be charged a penalty of double the daily rate and face additional platform sanctions.

★ LOCK UP ★
Don’t forget to close the windows and lock the doors when you leave.

★ REPORT DAMAGE ★
Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.

★ TRASH ★
If you have any trash, you have to take it with you and dispose of it in one of two dump locations (Search for Big Bear Dump). If there is any trash left behind, there is a $25 per bag fee that you will incur.

Neighborhood highlights

Meadowbrook Estates is a newer, upscale development in the East Valley, located just west of State Hwy 38. Mostly level and heavily treed, the picturesque area offers a feel of “refined rural living” and boasts some of the finest homes in Big Bear.

Large parcels are the hallmark of Meadowbrook, with lots ranging from one to six acres, the majority being in the 1-1½ acre range.

Wide, paved and maintained streets meander past the gorgeous homes, and underground utilities afford an uncluttered streetscape. With homes set significantly back from the street, it offers a sense of privacy as well as enviably large “front yards” with beautiful pine trees.

There’s an eclectic mix of architectural styles in Meadowbrook, with log and log-sided designs predominating. Other styles include Tudor, Tuscan, “mountain contemporary,” upscale Cottage and Farmhouse. The large parcels allow many of the properties to have multi-car garages, separate workshops and outbuildings, and stables or kennels.

Even though the area offers a real “away from it all” feeling, it is minutes from the Big Bear City business district and Bear City Airport. Just a few miles more will find you in Big Bear Lake, with all the recreational and shopping attractions the Valley has to offer.
