Somehow ,it is 15 minutes to everywhere, downtown,ballard, capital hill..even closer to south lake union..The university district 1.5 mile away,fremont even closer! Downtown , 2 mi.,wallingfords shopping, movies and 15 + restaurants 5 blocks. Our walk-ability score is 94, buses on corner, bikes available,yes,there is easy free street parking too.

Interaction with Guests
I often escape to kingston and my yurt on the water.( which may be available to you!) I am always a text away, and can be back if urgent in an hour and a half.
A peaceful yet highly accessible neighborhood, gardens galore. The university district, Fremont, and wallingford are all walkable.( 5 Blocks from wallingford's business district.)
Other Things to Note
There is a non refundable rug cleaning fee for dog visitors as some guests are allergic. ( airbnb has no way to list this in prices??)
Check in is at three, if you'd like a snack or a bit of the neighborhood..
If I can help as a local resource, let me know. I recommend Archie Mcfee's for joke gifts for all occasions! ... and Tutti Bella is fab pizza both blocks away 44 n stone, 45th and stone. There is always Gasworks park and the essential bakery for lunch ,34( both are walkable from the house) and woodlawn.
Please treat the cottage as if it were your own, comfortably and carefully.
Energy conservative habits expected please. Rinse and crush recycling and check the list of what is recycled, in seattle it is long.
Quiet before 9am, and after 10 pm, it's good for us all!.
Dogs are welcome with $75 non refundable rug cleaning fee.( sorry but all blankets and rugs must be washed as some are allergic.)
Please no smoking or loud parties, be conscious of others .
HOT TUB: unfortunately,hot tubs are delicate flowers and break far too frequently.( almost ready to give up) please do not book for the hot tub, just in case.
Hours 9am-9 pm. please rinse off in the shower first.Please keep your visit to 20 minutes in consideration of others who may use.The hot tub will accommodates $400 lbs. Only 2 folks in the hot tub at a time, sorry no outside guests.Please be Quiet after 9, as the neighbors children sleep 12 ft. away.please wear a suit!

Pictures are old, the place is starting to look a bit rundown. Mattress is stained. Host twice turned off water without notification to check her pipes for leaks - it's nice to be able to flush the toilet and wash your hands after using the bathroom in the morning.
Ted, I was a bit concerned when you stayed in for days at a time, the rain here in winter can turn one grey, but I"m stunned at your representation? I did notify you about checking for the leak, and neither time was the water off for more than 15 minutes in a 2 month stay?. Yes, there is a coffee stain where a guest spilled.. under the memory foam pad and mattress pad, you really are searching. The new remodel with mid-century furniture finished a few days before you moved in will not be to everyone"s taste. Sorry I didn't get pictures before you moved in, I didn't want to intrude to take any. I just took some after I cleaned the rug from your dogs footprints ( gratis)and will post today while waiting for airbnb's photographer. I hope you feel happier soon.
The cottage was cozy and comfortable and within a great section of Seattle with lots of shops, restaurants, big trees and nice houses. Joyce was super accommodating. Great experience.
Joyce was very friendly and welcoming, as was her little pup! The cottage was adorable and comfortable, and the backyard was enchanting. I made a mistake with my reservation and even ended up having to leave earlier than expected and Joyce was willing to work with me. This is a great comfy place to crash after bouncing around Seattle.
I hard a wonderful stay at Joyce's cottage! It's a perfect little home-base for exploring Seattle. She's a very kind hostess.
Joyce's little cottage was very cute and cozy. Having coffee, tea, water, etc. was very convenient, too. Close to bus line, the town and shops, and a park. I enjoyed a little table in the yard where I could sit out in the sun to eat and drink. Perfect place to enjoy a summer in Seattle. I wish I could stayed longer!!
The little cottage worked great for me while I was in Seattle for a week. Nice and cozy! It has the most beautiful garden with chairs out front as well. Really nice neighborhood. Joyce even put a beer in the fridge for me for when I arrived. :)
The cottage was super cute and convenient to public transportation. It was a great refuge after a busy day at a conference. Joyce left me a cold soda, which was awesome as it was a pretty hot day when I arrived. She was a very friendly and responsive host.
