To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
A photo ID will need to be presented, which will be photographed.
All our apartments are non-smoking apartments. For smoking please step outside and make sure you don't leave cigarette butts behind.
No pets or animals are accepted.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
Damage, breakages, theft and loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival.
Linen is supplied. Bath towels are not to be used for beach.
Loss - the owners take no responsibility for the tenant’s personal property.
We have endeavoured to provide quality service to all our visitors and have provided you with a clean and tidy apartment and we ask that you follow some simple guidelines.
Before you vacate, we ask that you ensure the following has been done:
* Please wash any dirty dishes and placei n the cupboards.
* Wipe the table, bench/stove tops of food spills to avoid staining and insects.
* Please leave oven, cooktop and microwave in a clean condition.
* Please remove any left over food from fridge and put into bins provided.
* Please empty any rubbish bins.
There is a standard cleaning charge at a nominal rate included in the price for your accommodation. However, should there be any extra cleaning required upon your departure; the cost for this cleaning is $50.00 per hour which will be invoiced to you, the guest.
Note: Variances can be agreed on, but only by arrangement with the owner in writing.
From the first exchange I had with my hosts I felt welcome. They were very prompt with their responses and I felt comfortable with renting the apartment on behalf of my overseas guest. The hosts were accurate in their description of both the apartment and the area. There were no surprises when I went in to see it, in fact it exceeded my expectations. It is clear that my hosts pay attention to details and it was lovely to see that they offered a welcoming pack for my guest who appreciated the effort they had made for her. She was very pleased with the apartment. I would recommend anyone to stay here without hesitation.
Great appartment, very good location - walking distance to Windsor area with tons of restaurants and bars, easy to get to other parts of the area (beach) as well as taking the train to the city. Appartment is not huge but works well for two people and a small child (in our case).
Great hosts, everything was well organized and a smooth process - even when we had to resolve some accidental damage everything was sorted out with any problems.
We had a great stay at this apartment in St Kilda East. Giuseppe met us there (even though we arrived late in the day) and showed us everything.
The apartment itself is small, but it's exactly what we needed for our short stay. We found the kitchen had all the utensils we needed, so it was very convenient.
The location is wonderful - trams right on the doorstep, and a short walk to the train station. It's also a short walk to a supermarket and restaurants.
Perfect little studio superbly located close to all the amazing places that make Melbourne so special.

Communication with hosts was uncomplicated and they were very accommodating
I stayed at Alma Road in May-June 14 and from beginning to end it was a great experience. From the note giving exact directions to find the apartment when I moved in to the coffee, wine and small goods waiting for me and the prompt fixing of a small issue with a lamp, Simone and Giuseppe were perfect hosts. The apartment is compact but well designed and perfectly located for St Kilda, Chapel Street and a short walk to Windsor train station. When I moved out I accidentally kept hold of the second set of keys and Giuseppe was very understanding and flexible on their return. Highly recommended!
I stayed at the apartment for a few days and the host was very nice, helpful and friendly. It was very nice of her to welcome us with a bottle of champagne, sparkling water, Tim tam and very nice coffee and tea. Although the apartment was not specious but it was clean and tidy.
We really enjoyed our stay in St Kilda East.
Although the apartment is not overly spacious, the location is excellent : 15 min walk to St Kilda Beach, Balaclava ( supermarkets, cafes) 5 min walk, tram to the city 5 min walk.
The facilities within the apartment were excellent- lots of cooking utensils, hair dryer, iron and board, DVD player, DVDs, books, wifi ( although it costs $20 extra)
The welcome gift of wine, chocolates and coffee was a lovely touch!
The price we paid for the apartment for a week was very reasonable too.
We didn't want to leave!!
