Clarifications on some items mentioned in the offer:

ALL INCLUSIVE means that the the price includes EVERYTHING, electricity, heat, water, air condition and building maintenance thus you do not have to pay any additional charges.

The Gym it's not in the building itself, but rather it's 4 blocks away from the studio. It's a Top class gym with over 100 or so machines that range from treadmills, bikes, static steps and all muscle building equipments and machines. you can see more of the gymnasium on this site which better explains what it offers and the costs.

The swimming pool it's in a municipal sporting center which is about 20 minutes away by foot or 10 minutes by bus from the main thoroughfare which is about 5 minute walk from the house. It has one olympic size swimming pool and a smaller one for aqua gym activities plus a fully equipment gymnasium.

Interaction with guests

I live next door to the Studio hence I´m always available for any questions that might come up . Can offer travel assistance through Spain. I have an intensive tourism experience since I have worked in the travel industry for over 36 years and can help you get organized in visiting landmarks in Spain or other European cities.

The neighborhood

Lavapíes is in central Madrid full of life, activities, bars, theater, great places to eat, all kinds of markets, Art galleries, museums, Royal palace, historical landmarks, the Rastro flea market, Atocha train station, Puerta del Sol.... all is in Lavapíes for you to explore and experience. Its also called the republic of Lavapíes because of all that the neighborhood offers.

Getting around

You have 3 different underground stations nearby and a Cercanias (commuter trains) stop at the Glorieta de Embajadores. You also have the Atocha train station within 15 minutes walk from the flat. That is the main train station in Madrid offering high speed rail services throughout Spain. You have also all buses services within walking distance and the main bus station Estacíon del Sur which offers bus services to all key Spanish cities is a few bus stops away. Taxi stops two blocks away

However the best way to get to know "the barrio" is by foot, as it hides many secrets and experiences ahead which will gratify your stay in Madrid.

Juan Carlos is an absolutely FABULOUS host. He's knowledgable, easy to talk to, well-traveled, and responsive. He took me for a walk and explained the neighborhood and showed me points of interest, stores and restaurants, among other things he did to make my stay great. His hospitality is top notch! There were snacks and beverages waiting for me when I got there. The apartment was better equipped then most, which I loved. For example, lots of towels! It was immaculately clean and the bed was comfy. Excellent pillows. The lovely recently remodeled bathroom was a huge plus. The shower was a highlight. Nice and hot with great pressure. It isn't very big, but that's clear from the pictures. I was very comfortable in the time I was there. Also, the location is unbeatable. I was able to walk to all the important landmarks. The only downside was the windows faced directly into those across the courtyard. I kept the blinds closed a lot. Still, I would stay again without hesitation and I highly recommend Juan Carlos' flat to any and all travelers to Madrid!

My experience in Juan Carlos´s place was absolutely amazing. I loved living there for a while. I really did. When you enter his place, you can realize that the host cares of the tenant´s comfort. You have everything you need; all the appliances work perfectly, the bed is very comfortable, the bathroom is new, there´s a lot of natural light, the wi-fi works perfect, it is very quiet (you can sleep at any time of the day/ noises at any moment); it´s very clean. The neighborhood is wonderful, very safe and quiet. You can go walking to almost all the touristic points in the Centre of the city. And if you don´t want to, you have 2 subway stops at 5 minutes walking. There are a few markets very near the place and and lots of shops (food, clothes) in the same street the place is located. Juan Carlos is so adorable. The welcome was so nice, that he made me feel at home from the very beginning. He is available and helpful all the time. Thanks Juan Carlos, I really appreciate your effort and good energy to make my time in your place nice and happy. I´m sure I´ll be back soon again.

GREAT PLACE ! Very well welcomed : clean & tidy. Cute studio, you feel like home. You find everything you need, even a little appetizer & drink when you arrive. Fully furnished kitchen, it's very helpful. Good location, we almost didn't use the transportation : all walking. Perfect for a couple. Finally, Juan gives a lot of tips and he is convenient.

Very hospitable and friendly person. I found him warm-hearted and highly responsible. He took a lot of care about me. He was a good source of any information. He's a person of many interests, especially helpful while I was looking for cultural events. As for a studio everything was as described in the adv. The flat is very clean, the bathroom newly renowated. It was a nice suprise to find some snacks and fruit on the table. There is room enough for three people. The area very colourful, plenty of small shops and Carefour within 10'. Plenty of cafes and small restaurants, actually one can visit the main places of Madrit on foot. Very close to 3 metro stations and buses. I will certainly go there again with friends. Iwona, Poland

Unfortunately my stay Juan Carlos apartment was a bad experience for me. I booked to stay at his apartment alone for one month. Before my arrival there were no problems in our brief exchanges of communication. On arrival I was greeted by Juan, he was then immediately distrustful of me and openly hostile. Within moments of us meeting he said he wanted to see my passport to take a photocopy of it, and he added in a straight tone "if I have any trouble with you I will tell the police". This was totally unprovoked as I had barely spoken to him at this point, except to politely apologise for the for arriving little late because of my flight. I had nothing to hide, so I gave him my passport. He then continued to routinely show me around the apartment and questioned my reasons for being in Spain amongst other things. This was not in a manner of genuine interest he was now trying to portray, but in one of trying to "catch me out". I thanked him for his "nice welcome" but I don't think he understood the irony. In another incident Juan who lives in the next apartment next door commented that I was so quiet that he didn't know if I was in or out. Conversely this seemed to actually make him even more suspicious, as the next day when I was leaving the afternoon, he suddenly appeared out of his door said that he wanted to go into my accommodation and clean it. This was after me staying in the small studio for only three full days out of my month long stay. He carefully studied my face for any reaction. Again I had nothing to hide and I indicated it was okay. It was clear to me he had already made up his mind that I was "up to something" and this was designed to catch me "off guard" or unprepared. When I returned to the apartment it had not been cleaned and he gave no explanation. Nor did he ask to clean it for the remainder of my stay. After the fist several days he seemed to settle down a bit and I didn't see much more of him for the rest of my time there. There were of course some other good and bad things about the apartment but his behaviour in the beginning was so pre-judgemental and negative it overshadowed everything else, and I just wanted to be away from there. He clearly does not show this side to everyone, as I partly chose this place because of its good reviews, but for anyone considering staying there - Think again! - Whatever his reasons? Why risk getting a similar ugly treatment?

Response from Juan Carlos:
Mr. McLaggan I´m appalled at your comments where you accuse me publicly that I was mistrustful of you. I fail to understand why you lie this way on your quote: "if I have any trouble with you I will tell the police” I have never said anything like that because when I ask for your document to take a photo copy I mentioned that it’s a standard security procedure since I´m hosting an unknown individual in my own home and therefore I must prove to the authorities if questioned, who and when I had a certain guest in my premises. If that was not asked of you by other landlords it is their responsibility. When I made the comments that you were as quiet as I was unable to determine if you were in and out. It was meant as a compliment which states that you were keeping a very low profile by not making any noise. As I explained then to you I needed to access the apartment to fix the air conditioner drain tubing which was falling down and could cause a problem with my down stairs neighbor. I never said that it was to clean the room out even though it needed it after a few days of your stay there given your living habits. I do not offer to clean the apartment as I provide each tenant all the tools to do the cleaning themselves, such as an electric brome, water pail and mop as well as cleaning fluids to provide the optimal home experience conditions when you stay in my studio. It is very “convenient” in your untruthful and vile comments that you fail to mention that you deliberately moved the desk from its normal location without asking permission to do so and even extend the power cord to connect your laptop. When I saw that upon entering the room to let you know that I will be troubling you with the draining issue, I offer and provided you with additional power supplies extensions cords to avoid creating a fire hazard and a more convenient way to power your laptop and the light provided to light up the desk. Mr. McLaggen I truly do not understand your motives in giving me such a negative review when I take great pride in the quality and services I provide with to all my guests. Prove of this is written in all the positive comments I have received over the years of hosting in AIRBNB. The only mistake I have made is to provide you with a positive rating when in reality you deserve a negative on respectfulness of one’s property, cleanliness, appreciative and behavior. I´m a believer that everyone deserves a second chance yet, given your comments I now understand that I was very mistaken with you.

I was in Madrid doing research for all of June and July. Juan Carlos' studio was a great place to stay, and the AC was essential, especially considering how hot it got! He helped answer any questions I had, and was great helping me move in and out. The flat is perfect for one or two people, and has a nice sofa bed my brother used when he came to visit, so you can sleep three people if you ever have guests! The bathroom is updated from the pictures shown on the website, and has a really nice sliding glass shower door, new sink, etc. the neighborhood is very trendy, with lots of young people and plenty of "hipsters." There are of great bars in that area, and it's just a few minutes walk from Sol, Plaza Mayor, and the Palacio Real. The kitchen space was a bit small, but I managed just fine! Overall, the flat was great - centrally located, incredibly clean and comfortable. Would definitely recommend it'

I´m from Havana, Cuba living in Madrid and enjoying life in this great town. I enjoy traveling and discovering new places, new people and all that the world has to offer. I like good food, cheese, Bellota ham and good wine. I enjoy all kinds of music with a focus on rock and roll, Jazz, Classical and Opera. Broadway shows are a passion and love to walk in museums, catch up on history books and reading in general is a great experience.

Thanks to my travels and working for the travel industry for more than 36 years I have learn to appreciate the little things in life. My studio apartment I believe has all the details a traveler will like to have when they are away from their home. So do not hesitate to contact me and ask questions even if you´re not staying with me. perhaps next time you will.
