A gorgeous modern self contained apartment within our Victorian house with its own entrance and cute back garden. The apartment is extremely well located for many tourist areas of London and the local daily markets and shops, including a great 24/7 grocery/deli just 2 minutes away.
The apartment is within an 1870's house, but has a modern very characterful design, making full use of the space. You enter through the side gate, walk through the garden across the decking and into the apartment though the double doors. It's has a lovely cosy atmosphere and is a real den to escape to.
The first space you come to is the lounge with lots of very comfortable large bean bags and cushions. The small kitchen area is off to one side and includes all the regular kitchen appliances including a microwave, dishwasher and two ring hob. Through the arch (which has a sliding door) is the large double bedroom with ensuite shower/wet room with lots of mirrors. There is a very comfortable Kaymed king size bed with lovely white Egyptian cotton bedlinen. We supply plenty of fluffy white towels.
The room rate advertised applies to 2 people sharing the kingsize bed. If required, an additional bed for a charge of £25 per night could be provided in the lounge area. It's a very good double Jay-Be Royal Pocket Comfort Folding Guest Bed. Please email me for more details to see what works best for you.
Generally there is a minimum booking of 5 nights, however, depending on availability, the time of the year and week shorter stays might be considered. Please drop me a message.

WHY ARE THE CHANGES NOT SHOWING
ON HAND TO HELP
I am happy to be available as and when guests would like. Some guests like to be independent but I am happy to share a glass of wine and I am usually on hand to help with anything, from recommending local restaurants to helping plan trips in the city.
OVERVIEW OF THE AREA
The area is a real London neighbourhood. We live on a cute Victorian terrace street. It's a very friendly street, where most people know each other and has an active residents association.
Walk, literally, just round the corner and we're a few minutes away from lots of shops and very convenient bus routes into town, going past many iconic London sights on the way.
There are tennis courts, a recently renovated (£8m) park and a gym nearby plus a vibrant local market, restaurants and many very handy shops just round the corner.
As well as Kennington and Elephant & Castle Underground tube stations, the apartment is very well served for buses to almost anywhere in London. They're a great way to get around and see things on the way, especially the fabulous views over the river.

To be considerate with noise and to leave the apartment in the same condition it is found in. This is a non-smoking apartment.
The basement apartment is usually separated from the rest of the house and has its own entrance via the back garden. However, if a guest would like to be a part of the rest of the house then it can be connected internally.
Guest parking permits can be purchased, although public transport (tube and buses) are excellent here.
There is a very well behaved and friendly small young dog that lives in the house and shares the little garden called Jarvis.
ID (e.g. passport) may be requested on arrival.
Check-in is usually any time after 3pm (to give us time to clean the apartment). Check-out is by 12 noon. There is some flexibility depending on other guests and a later checkout may be feasible, please ask.
It would be useful if you could please let us know what time you are likely to arrive and for any details about your flight number in case it is delayed. Many thanks.
The flat was great and Mike a considerate host. Excellent travel links the bus stop only moments away.
The flat was warm , cosy and well equipped ; we particularly liked the music piped into the wet room!
We have just come back from a wonderful 6 day stay at Mike's apartment in Elephant and Castle.
Although we were too busy to meet Mike on the first day, the documentation he provided for checking in was excellent. Even though we only briefly we exchanged messages throughout the stay and I found him to respond very quickly and was always helpful.
The apartment its self is in a great location and is accessible from both Elephant and Castle and Kennington tube stations.
The interior is pretty much exactly as you see in the pictures and comes furnished with everything you need, along with some loverly extras such as a UK Prepay phone and some bits already in the fridge (thanks for the beers!).
Big thumbs up for the speakers in the shower, I thought I had my music up too loud at first! I need to know how to get that set up in my flat!
I would definitely recommend staying here if you are looking for somewhere close enough to the centre of London, but want the great experience of staying in one of the most up and coming areas south of the river.
It was just an amazing flat to stay in London. When we arrived there were fruits, juice, croissants and more! Mike had a lot of maps with usefull information there. Bus stop was just 2 minutes to go but it was really quit in the flat.
Our stay in the apartment was just amazing and we would love to go there again.
Just back from a great week spent in Mike's flat and have nothing but hugely positive things to say about it. Mike is incredibly nice, very welcoming and incredibly quick to reply to any questions. The flat is in a great, convenient location - very close to both the Northern Line and Bakerloo line, which makes getting around London very easy. If it is your first visit to London, this is the place to stay - Mike has literally thought of everything a first-time Londoner would need, including oyster cards, a mobile phone, etc. I would definitely stay here again and would recommend it to anyone looking to stay in a clean, characterful and quiet flat. Thanks Mike!
My husband and I loved staying in Mike's darling London flat. He truly has thought of everything his guests would want...iron, hair dryer, local mobile phone to use, underground passes, maps, fully functional kitchenette, scale to weigh suitcases before leaving, We were super impressed to find the fridge stocked with beer, orange juice, milk, butter, jam, croissants and a large bowl overflowing with fresh fruit. It was much appreciated as we arrived at night and had everything we needed for breakfast the next morning. Location was great ... very close to a 24 hour store, bus routes, and 10 minutes walk to underground (Kennington station). We were able to get to all the London attractions within 15-25 minutes using public transportation. On our last evening, we even walked from St. Paul's Cathedral back to the flat... very enjoyable. Mike's London flat is both immaculately clean, and beautifully decorated. This was our first Air B&B booking, and Mike has set a very high standard. We already cannot wait to return to London, and would definitely book this place again.
Mike's place was great. Cozy, quirky, and well designed... we felt like we were really living in London. He keeps fruit, beer, tea, cereal stocked for you (all on him) and has lots of guides and maps to help you get around. The garden area looked fantastic, but we didn't hang out there too much as it was December :-). The private entrance was quite nice.
One thing we didn't realize was that there wasn't a shower stall in the bathroom (so while showering, water kind of goes everywhere). That was a slightly disappointment, but not a huge deal. The bathroom did have a heated floor which was quite nice and made the water dry faster.
The bed was super comfortable (I think a bunch of folks have mentioned this).
The neighborhood isn't exactly the trendy / going out part of London, but it was close to my Aunt's place (exactly what we were looking for) and easy access to all public transit.
We had an amazing stay! The apartment provided everything we needed (even a luggage scale). Mike was a great host and communication was very easy. Our flight back home was in the evening and he allowed us to leave our luggage in the apartment after check-out, which was very convenient!
