Only 15 minutes outside Brattleboro, Vermont (voted a 'Best Small Town' by Smithsonian Magazine for 2012), this beautifully renovated 4BR/3BA farmhouse has all the ingredients for a perfect stay: a cook's kitchen (Viking dishwasher, gas stove, 2 ovens, stainless sink and Liebherr refrigerator, granite counters), tile and glass bathrooms, soaking tubs, contemporary and comfortable furnishings. It is minutes from tranquil ponds, covered bridges, and hundreds of acres of hiking trails. Plus: Massive maple trees, open fields, unobstructed views, stone walls and a babbling brook. Mud room for all your gear, dining room with huge farm table for entertaining, spacious living room, wi-fi office and brand new washer/dryer.

The deck off the kitchen has a Weber gas grill and views of a sloping field and woods behind the house.There is also a tree house waiting for adventurous kids, one of the world's best tree swings, and a basketball court for shooting hoops. Don't miss the fire pit. It is great for nights spent star gazing or marshmallow roasting.

Home sits on a rise off a dirt road surrounded by fields and trees. It is clean and bright with southern exposure, expansive views and a variety of wildlife. A moose was once spotted in the front field, but more common are fox, turkey and deer...not to mention many varieties of song birds.

  • I just spent a glorious weekend together with my family in southern Vermont. Sweet water farm was the perfect place to be together. The house is in an idyllic setting and is even more beautiful inside than the pictures show. A lot of people leave five stars for many places. I wish I could leave sixth to express how wonderful Sweet Water Farm is.

  • Wow! What more can we say - this house has it all when you are hoping to escape the city and immerse yourself in the country life. We can only imagine how beautiful it is in the fall and summer. We had an absolutely amazing weekend XC skiing and this house fit every need including gourmet cooking, fireplace, relaxing atmosphere and absolute impeccable country design that is modern and tasteful. The checkin and out was extremely simple and the beds are very comfortable. The pictures do not do the grounds justice - this place is truly fantastic. We can't wait to be back again in another season!

  • Sweet Water Farm surpassed our expectations. It was clean and cozy filled with bright sun light and warm wood throughout. The kitchen and dining area and bar was ideal for preparing meals with our large group. The view from every window was breathtaking. One person from our group snowshoed around the property and then took advantage of the beautiful and relaxing claw foot tub (there are two!) The bedrooms are spacious as is the house. There was more than enough room/bathrooms for our group of 6. Sweet Water Farm is ideally located just far enough away to feel secluded but close enough to visit nearby sites. We traveled to Mt. Snowe ( one hour drive) two days and into the nearby town of Brattelboro one day. We all enjoyed our long weekend getaway and plan to re-visit Sweet Water Farm, as soon was we can.

  • Celeste and Betsy were very helpful and the house was fantastic. It was extremely clean and comfortable, the kitchen was great, and it was incredibly quiet. I look forward to staying here again in the future. Highly recommended!

  • It was really hard to leave Celeste's beautiful mountain house get away. The house was SO cozy and huge. Celeste was super nice and very responsive. Their caretaker and neighbor Betsy was ever so sweet and available with any questions we had. The house is way more beautiful and expansive than the pictures lend themselves to be. We had zero issues staying here and would love to come back again. Oh, and there's a bonus basket ball court that we used every day!

  • We thoroughly enjoyed our stay at Sweetwater Farm. Betsy, our hostess, was always available to answer our questions and to help us get the most out of our stay. We had a great a day of XC skiing with her at Grafton Woods. The house was delightful. Very spacious and laid out well to afford privacy. We enjoyed preparing meals together in the well appointed kitchen.
    The only downsides were that the house is quite remote and that there is no TV. It was Super Bowl weekend while we were there and we did a lot of searching before we were able to find a place in Brattleboro where we could watch the game. We also enjoy a TV and DVD player to watch movies at night while we are on vacation.

  • The perfect getaway for anyone who's looking for a quiet and cozy stay. The house was perfect for us (4 adults, 2 children and 2 babies), clean, warm and well equipped. It's easy to enjoy long meals around the beautiful table, a good book in front of the fireplace or long walks in the forest (just be careful during hunting season). We will definitely come back!

  • Loved this place! Can't wait to come back and stay again. The house was beautiful and comfortable. Close enough to stores and restaurants but secluded enough to feel private. Celeste and Betsy were so nice and friendly. Our dog loved it sooo much.

  • We had a fantastic stay at Sweet Water Farm. We stayed in January, but the house was warm and inviting. Everything in the kitchen is top of the line, making cooking a treat. The house is just beautiful and the surroundings are lovely. We took our dog for a walk up the road to Sweet Water Pond. Would love to experience it in summer. Betsy the host was friendly and helpful! Can't wait to return!

Hi! We hope you fall in love with Vermont and Sweet Water Farm. We think this is a perfect location for an easy and relaxing getaway. Private, but still close to lots of activities and things to see and do. I love that we hear birds singing all the time and the stars are great on clear nights.
