This is an ideal low-budget room. It is at a budget rate due to it containing host's computer (partitioned off).
Host must access the computer occasionally for her business use & would arrange that with guests. Sunny, comfy room with full bed.

Offering a lovely, spacious, single-dwelling HOUSE in a quiet 'hood. I have two available rooms upstairs, and a larger, private space below.
--BEDROOM: Comfy, mattress/box spring bed replaces the futon/frame-- is typically for ONE PERSON, due to space of room and size of bed. Ideally, if two people, I recommend you inquire about my other room/listings. (can view by clicking on my profile and you will see all my listings.
NOTE: This room does occupy my computer, desk, printers- partitioned off from rest of room. Sometimes it's simply not available due to my need to work in this space.
If you prefer MORE space, a larger private room w/ a very comfortable queen bed is available in the master bedroom, for $55-$58/night. A second person accepted ("couples") for the add'l fee of $15/pp per night. Also, an air mattress can be set up for a 3rd person in that larger room.

This alternative room (to the budget room) is a Master bedroom connecting to shared bathroom. Very comfortable queen bed. Can add a full air mattress (average comfort) to accommodate up to 3 people. Fine for 1-2 nights, but, if longer, and 3 or more guests, I strongly recommend my very spacious, semi-private lower level:
Walk to cafe's, shopping, public transit, bike trails/routes. It's very easy to get around this town! I have most, if not all, of the bus schedules for Boulder and surrounding areas. PLEASE VIEW MY INFORMATIVE GUIDEBOOK FOR DETAILS OF BUS-STOPS & SO MUCH TO DO, SEE, EAT, DRINK!
Do you Like to hike, trail run, mountain bike? Nearby mountains offer endless hiking and biking trails, for the outdoor enthusiast.
Downtown Denver ONLY 30 minutes. Estes Park & Rocky Mtn Nat'l Park a quick, scenic drive. Popular SKI RESORTS: Eldora is a short, beautiful 30 minute drive up the canyon. Winter Park = 90 minutes. Vail & Copper Mtn less than 2 hours Quick access to highway to Denver (30 minutes by bus).
I LOVE to host! I'm self-employed, I know this area well, and can advise guests on where to go/what to see & do. I sometimes can show guests around town.
My business is as a biking & hiking/snowshoe tour guide, and a "Concierge" for visitors to the Boulder area, if you want a guided tour of your visit.

I am an avid cyclist, trail runner, hiker, outdoor enthusiast. (when not injured)
I have now only one dog, a border collie. She's almost 14. Guests must appreciate dogs and have no allergies to dogs. She is adorable and fun to play with. I do run a very good HEPA filter air purifier. It is the best!
Sorry, cannot accept add'l guest pets--
ALTHOUGH, I might be able to consider, if pets are kenneled and (surprise) for an add'l fee and pet deposit. (or they're w/ their "owner" most of the time). Older dogs and ONLy house-broken need inquire! :)
High speed internet available.
Living room is open and spacious, and has a 42" Sony flat-panel t.v., however, no cable television, but, dvd movies and shows are available. A Roku streaming device is available w/ this television. Also, There is a RedBox at the nearby market. If you want to use the living room and watch tv, just check-in w/ host first.
Nice, bright kitchen has all the amenities including a new refrigerator, stove/oven, extra cabinet space, shelf in fridge, several types of coffee and espresso makers, great selection of utensils (host loves to cook)! :) Host offers some teas, and occasionally, coffee. If you have a preference, bring your own preferred morning beverage and use any number of coffee makers!

Guest has access to their room, the shared bathroom, kitchen, dining room, deck/yard, living room (when they notify host- as I do some work and movies there some nights.
Interaction with Guests
I'm self-employed and tend to be in and out throughout day and eves. When I'm here, I'm happy to chat w/ the guest(s) and share experiences, or help them with where to go and what to do. Happy to be at your disposal.
Quiet residential south Boulder neighborhood. Close to open space trails/parks, surrounded by mature trees, small stream behind house, two decks w/ plenty of chairs, a grill for BBQ's, amazing sunsets, largest yard in the whole 'hood=2000 sq feet w/ trees. Veggie garden
My home is about 3 miles from downtown Boulder, 2 miles from CU campus.
Very close to a couple bus-lines and it never takes more than 10-20 minutes to get anywhere in town.
I do have most bus schedules and also maps for reference
Other Things to Note
I offer a lower-level, semi-private space on the lower portion of my home w/ separate entrance. This house is far from "sound-proof", so, kindly remove shoes at door and honor "quiet time" after 11pm.
--PARKING: Guests can park either on the street, just a few steps from my house, or they can park within the cul-de-sac, in two available (not always) spots, directly across the cul-de-sac from my driveway. Sorry, no parking IN my driveway, as both spots are taken.
•NO smoking of tobacco or other "smokeables" inside or within 20 feet of house!
•Prefer: Snacks/meals/food to be eaten in kitchen/dining area or out on the nice deck w/ great views. Water/clear liquids okay in bedroom, but please: No red wine, coffee, dark foods/beverages, or meals consumed in bedrooms!! If you insist on eating in the bdrm, pls ask first. (careless previous guests have damaged bedding, carpet, etc & it’s a huge expense)
•Quiet (tip-toe) by 11:00pm latest- (Please avoid walking in dining room after “quiet time”, as it sits over lower resident’s bedroom.) If there’s no one staying down there, dance away!!!
•Quiet wake up before 7:00 am (tip-toe thru the tulips….)
•Shared bathroom w/ host & occasional other guest(s). Please be mindful of toilet flusher—hold down until flushed fully, then lift lever - as it tends to stick!
•Thermostats control (heat) temps for bedroom & bathroom during winter. Turn up (68˚-70˚ usually comfortable for most folks. Turn down/OFF when not occupying the room. Kindly keep all clothing/luggage etc AWAY from the baseboard heaters.
•In summer, window A/C set to 70˚-73˚-Be sure to also press “Energy Saver” – Please turn this OFF when not occupying room for long periods. It cools down fast!!!
•There is a shelf in the fridge available for guests on the top right side (marked). Also, CABINET SHELF available for use in upper cabinet, to the RIGHT of kitchen sink.
•Please rinse & put dirty dishes in dishwasher (unless it’s full or just cleaned, and not emptied yet).
•Key for entry to front door of house is located underneath green milk crate on porch, left of the front door. Hold onto this key during your stay, so you can come ‘n go as you please. Return the key to that spot upon FINAL departure.
