This luxurious house is laid out over 3 floors.
On the top floor a spacious mega master bedroom with en-suite modern bathroom and balcony.
At the middle floor there are two rooms with 3 single beds and 1 double bed and your own shower room.
Each bedroom has its comfortable beds made up for our guests and a wardrobe or chest of draws.
The rooms are relaxing, spacious and homely.
The kitchen with living room boasts access via sliding doors to the sunny garden with dutch flowers, terrace and even a hammock.
Of course everything you need is there: coffee machine, wifi network, dishwasher, microwave & oven, washing machine etc.
You have also access to the underground parking lot for one car. (max height 2.05 meter)
Interaction with Guests
When you arrive, I will be there to give you the keys and show you around.
The house will be all yours during your stay.
Located close to town and yet close enough to motorways and main roads; this house is surrounded by all facilities and amenities, supermarkets, restaurants, bars, City beach (Blijburg with sailing & kite surfing areas), IJburg Harbor Club, parks and perfectly accessible for cars, walking, cycling, families and children.
Every 7 minutes; public transport into the city with tram 26 to and from Central Station in 12 minutes and after midnight the night-bus

Since this is a very child-full area and you have great neighbors we need you to take your shoes of when you enter the house, because otherwise the wooden-floors and stairs make lots of noise.
And of course keep the music a bit down after 21.00 hours so the children can sleep.
This is a non smoking house, but you have a garden & balcony where you can smoke. Just remember that when you are outside and it's late in the evening to keep the noise down.
Since all tiles in the bathrooms are marble you can only clean it with just water
Please don't forget to always lock the doors and windows when you leave the house.
From Jul 18 - 26, 2015 the minimum stay is 3 nights.
My first trip to the Netherlands, and Ruud's place was definitely a factor to my great experience. Ruud welcomed us personally to his place even though we arrived in the evening, at 8:00PM. The pictures and description on AirBNB were accurate. His place was spacious and had all the amenities that we needed. He even had some toys to keep my child entertained. Beds were comfortable. Hot water for showers / bath was readily available. Internet was fast enough to support streaming Netflix movies and Skype calls (only in the ground floor and second floor).
For me, one of the best aspects of Ruud's place is the location. The neighborhood was serene and family oriented. It felt safe, and there was minimal car traffic. The grocery store was within a short walk as well as a bakery and a fast food grill joint. The tram stop was also a short walk, which is convenient since driving to Amsterdam appeared to be expensive and challenging. Although there is a private parking garage, which is also within a short walk, we did not use it since the street parking in front of the house was free of charge when we had to park the car; free after 7PM on weeknights until 9AM and free all weekend.
One thing to keep in mind. The bedrooms are at the second and third floor and accessible only through stairs. For guests who have trouble climbing stairs, then this may be a challenge.
Overall, Ruud's place definitely provided an excellent AirBNB experience. I would recommend this place to others when visiting Amsterdam.

It is a nice quite neighbourhood. Ruud was a great host, he was there to welcome us, gave us a rundown of the place and made sure we were comfortable.
The place is a team ride from the city centre, but is very conveniently connected. The house is very comfortable. The locality has tons of shops and restaurants around.
All in all, a very enjoyable stay.

The house was exactly as listed by Ruud and was very clean and comfortable. A really good choice. Ruud is a great host - he was there to meet us and came to say goodbye, he gave us tips and answered all of our questions.
It is very easy to get in and out of the city as the tram stop is just round the corner by the shops.
The 3 bedrooms are very big with the one on the top taking up the entire floor. There is everything you need in the kitchen and a large dining table.
We were out and about a lot and it was just so great to be able to get back and chill-out.
There is a large park nearby, with a beach, and there is a marina and beach at the other end of Idjburg. You can catch a ferry from the marina to Pampus Fort and Moiden Castle.
We would all definitely go back again.
Ruud was so welcoming and came over to the house if we needed him. He lived near by and gave us great advice and was available at any time. Their was a beach nearby at the end of the tram line which was a pleasant and unexpected surprise. Cool scene. The house was great. Everything we needed and grocery store just up the road.
El apartamento esta muy bien. Limpio, grande, luminoso y muy bien equipado esta muy cerca del supermercado.
Muy bien comunicado , con el Tranvia en 12 minutos estas en el centro de Amsterdam.
Volvería sin dudas, disfrutamos mucho del viaje.
