The Apartment is housed in Rome, in proximity to Via Appia Antica on the third floor of a 19th-century building and welcomes non-smoking guests only, no pets are allowed.
The property features modern design and up-to-date technology, equipped with free WI-FI, small flat-screen -DVD-player(no TV).
Please be aware there is no elevator/lift
Developing on two levels the apartment offers furthermore:
An open sleeping gallery with one queen-size bed, bathroom with shower, hairdryer and courtesy-set, provided with all necessary bath linen.
Living area is very bright (many windows) and comes with full equipped kitchen: dishwasher, fridge, micro-wave, toaster, tea/coffe-maker
Beautiful little terrace, where to enjoy breakfast in the morning or simply relax till late night sipping a glass of wine.
Entire place is perfectly and fully air-conditioned!
From may to october fully solar heated water! In winter the apartment is cozy and warm.

The place is close to Via Appia Nuova and ancient Via Appia Antica, Villa dei Quintili, several Restaurants & Pizzerias, supermarkets, budger, bakery, farmacies, grossery, dry cleaner, hairdresser - all in walking distance.
There is a cafe just down stairs and a small sandwich-shop, preparing great sandwiches and salads on the spot all day long!
Via Appia Antica was the first and most important road built from Rome (also called Regina Viarum) at the end of the 4th century BC in order to rapidly connect Rome and Capua.
The road was built in the year 312: the year in which Appius Claudius, after whom the road was named, was censor of Rome. Its plan was surprisingly "modern": it set aside the smaller town centers (provided with special junctions) and headed straight to the destination.

Well connected to the city centre. First by bus 663, bus 765 or bus 664, continuing by underground line A which serves the main spots like San Giovanni, main train station Termini, Spanish steps, Vatican ecc.
Bus 118 instead, conducts from home directly to the catacombs, the tomb of Cecilia Metella, Circus Maximus and Colosseum.

At arrival we will give detailed instructions how to use air-condition or heating timer ecc.
The apartment is for 2 persons only.
The rates are calculated on the base of what you book.
If you book 2 persons it is not allowed to bring a third.
There is no facility for a third person.
If guests are brought to the apartment, we must have advice of this circumstance in any case.
We are very sorry, but it's absolutely denied to bring pets.
Anyway to get familiar with the apartment it's quite easy and we live downstairs if help is needed or any questions should come up during your stay.
I am a revenue manager and tourism professional in the hotel industry. I am tranquil, love music, cinema and above all literature. Recently I added french lessons to my activities and I am proceeding ;-)
I have three children (22,16,11), one is already a university student ...
In my free time I love and enjoy cooking italian food and discovering good quality restaurants, reading, going by bike. An I love to go south discovering the coast.
My place was planned and realized with love and I am happy to rent it to guests.
I will take good care of all guests, when I am in Rome and I am ready to assist guests in italian, german, english & a bit of french ;-)
