The Saint James is a Beautifully restored 1890’s Victorian home located in the historic Stockade district. The house is furnished with a mix of designer, modern and vintage Victorian and mid-century finds from the Hudson Valley thus creating a warm and elegant atmosphere. The airy 2 stories provides lots of natural sunlight and air.
This cozy and spacious house is vacation ready and boasts 3 airy bedrooms that can sleep 6 (inquire about 4 optional bedroom to sleep a total of 8), large dining room, living room / formal sitting room, entertainment lounge, kitchen, 2 full baths plus gated front and gated backyard.
The Saint James is family friendly and has plenty of room to both relax and entertain in.
We’re conveniently located in uptown Kingston- less than 2 hours from NYC and just a few minutes walking distance from the Kingston Trailways bus station. We’re a short drive off highway 87 and less than 15 minutes from Rhinebeck and other neighboring towns like Woodstock / New Paltz etc...

Beautiful blue stone patio & river rock patio with outdoor dining set / wicker lounge set and new BBQ grill.

Owners will not be present. Guests will have complete privacy.
Since we're located in Uptown Kingston. We're only walking distance (7 min) from bus station and Stockade District which is filled with great restaurants, bars, shops, and more!
You can walk into town, there's local cabs too if you don't have your own transportation.
1.Smoking: No smoking anywhere inside the home. Smoking is allowed outside only.
2.Guest Limits: People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. No more then 6 people can sleep in the home. No more then 10 people in the home at any given time.
3.Health: The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Furniture: Keep the property and all furnishings in good order. Do not move or re-arrange any furniture.
5.Appliances: Only use appliances for their intended uses
6.Pets: Pets are NOT allowed. NO Animals.
7.Fire Place: If you use the fire place, please make sure to open the flute before starting fire, please make sure flute is closed after fire is COMPLETELY cooled off, DO NOT leave fireplace unattended or leave house with fire lit (please be sure to use the large fire grate if using fireplace)
8.Food/Drink: No food or beverage allowed in fireplace room or bedrooms. Please do not leave any food/drinks out in the kitchen as it will attract ants. Please wrap any sweets in a zip lock bag including cereal, chocolate etc as it will attract ants.
9.Compost: We try to be green as much as possible. Please try to conserve water and help compost any vegetable/fruit wastage (compost in in black compost bin against back fence- please do NOT put any animal waste, fish or animal meats in compost).
10.Garbage and Recycling: Garbage is collected every Monday at 6AM. Please take out any trash bags Sunday night. Trashcans are located in the back yard against the house. You can place in Trash bins or place garbage bags on the curb. Garbage bags and cans can be placed at the curb Sunday night in front of the house beside the parking sign. Please leave recyclables in designated bins in backyard: glass/plastic bin; paper bin. (Please do not take recycles out to the curb since recyclables do not go out every week)
11.Energy: Please try to conserve energy and turn off A/C’s when not needed and if not at home. Please turn off AC’s upon leaving & upon departure.
12.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring outdoor towels. We do not permit towels or linens to be taken from the home.
(website hidden) and Bathrooms: The home is very old and has a lot of old plumbing. The system system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $2,000. Full shower is on first floor (please make curtain is completely drawn so there is no water leakage) Full bath is located on 2nd floor with original clawfoot tub (please do not let water flow into top drain as it will leak some due to its age, if water does let out just be sure to wipe it from floor after tub fully drains)
14.Grill: To use grill – uncover, turn on gas valve on propane tank before igniting and starting grill. When you are finished using the grill be sure to turn all knobs to “OFF” and turn off the main gas valve on propane tank. (wait till grill is totally cool before re-covering grill). If there is no gas in the grill please remove old tank and make sure it is in the off position, an extra tank is also in the kitchen for your use.
15.Heating: Thermostat directions: Is only for heat, please do not set above 70 degrees and turn off upon leaving & upon departure. Space heater directions: Do NOT leave the house with space heaters on, do not place heaters near curtains/blankets…
16.Fuse Box: Location: In basement, to left of washer and dryer. In the event that you blow a fuse, please reset appropriate breaker switch.
17.Lights: There are a couple lamps with automatic timer modes, you can turn on lights by switching to “ON” mode, please turn lights on and turn back to “timer” mode upon departure/checking out.
18.Broken/Stained Items: If you break anything please do not attempt to fix it and do not throw it away, please put it in a plastic bag and leave any broken dishes/glasses under the kitchen side bar table. If you stain anything please notify email us upon departure. Additional replacement fees will be accessed for any unreported items/incidences
19.Plastic ware: Please only use plastic ware outside and on back patio & porch. Plastic ware is located on top left cabinets beside the kitchen sink.

I stayed at the Saint James as part of a group of eight women for a low-key bachelorette weekend. The house was really lovely -- Julian and Philippe have impeccable taste, and we loved poking around the rooms to notice all the little details. Julian did a great job of communicating with me ahead of time, and we were all very comfortable. The backyard was a great place to meditate, read, or just hang out. It's such an easy walk to town, we didn't really need to get in our cars once after we arrived. Thank you so much for a perfect weekend!
Julian was wonderful. Very helpful and accommodating! The fire place is awesome, as are the beds! Very comfy and a great dining room with a lot of wine, champagne and cocktail glasses. Everything was perfect! The perfect location in a quaint part of town! Be sure to check out wine and spirits at Kingston Wine Company and have a drink at Uncle Willy's. Elephant is also good !
Julian is the best! He was incredibly responsive and even gave us great places to check out in Kingston. The house is stunning! I stayed with three friends for a long weekend, and it was perfect. The house is beautifully furnished with a cozy fireplace, and has the most comfortable beds we've ever slept in -- it was hard to leave. Would love to stay again when we need another long weekend escape from the city.
We had a fantastic weekend at The Saint James while attending a wedding in Rhinebeck. Julian was an exceptional host, and the house has everything you could possibly want, and is beautiful and comfortable. Thanks for making everything so easy!
Julian was very accommodating and pleasant to deal with. You can tell that he enjoys doing this. The house was as pictured and was very comfortable for us even in the summer time. We had 4 guys staying there for a wedding and we had plenty of room.
There were nice touches included in the stay such as complimentary bottled water, and towels set out nicely with a note.
Julian was super quick to respond to all requests and concerns. The house was just as photographed. Towels and games come with the rental and the kitchen was fully stocked with pots/pans and baking materials - perfect for our friendly cook-off! The beds were comfortable and each bedroom had its own rustic charm. And the home was situated in a super convenient location for grocery shopping and parking was abundant.
Kingston itself it a beautiful town with historic buildings and charming mom and pop stores. Definitely check out Half Moon Books if you have the time. :)
