My apartment is in a quiet residential area but only 800 metres from Kyoto station. It is a small studio apartment with a kitchenette, shower/toilet, sofa, Japanese style futons for sleeping, and there is a small veranda. But it is a standard Japanese studio room size (15 square metres) and has almost everything you need, such as cookware, plates, bowls and cups, kettle, microwave-oven, small fridge, iron and hair dryer. Please note that the bathroom is small for Western standard but shampoo, conditioner and body soap are provided. There is no tv or phone. Coin laundry (washer and dryer) is in the apartment building, not in the room.
There are two bicycles for your use free of charge, as well as fast fibre-optic wifi.
The apartment is in Kawanishi-cho, which is south-east of Kyoto station. The nearest stations are Kujo subway station (10 minutes walk) which is one stop from Kyoto, Kyoto station itself (about 15-20 minutes walk), and Tofukuji station (10 minutes walk) which is on the Keihan line, and very convenient to get to Gion and all the temples of Higashiyama. Tofukuji is also on the JR Nara line, one stop south of Kyoto station. So very convenient for doing a day trip to Nara.
There is also a bus stop about 200 metres away with buses going to the Gion, Kawaramachi and Higashiyama area every 10 minutes or so.
There is a large supermarket 5 minutes walk away and there are a couple 24/7 convenient stores around the corner, and several local restaurants to eat. Local public bath, cafe, bars and pharmacy are nearby.
The room is small but clean and comfortable and the location is quiet and safe, yet lets you get to the major places to see in Kyoto easily.

We provide you the detailed directions in PDF and use them (load them on your phone, if safari doesn't work try chrome, or print them out). I am the owner of the house! Self check in/out service in place. My local manager Asuka is contactable when it is needed. We respect your privacy during your stay.
Other Things to Note
Please note that in peak seasons (between March and May, July, August, Oct and Nov), we may not accept bookings less than 4 nights.
Please take off your shoes in the entrance area of the apartment!
Please no smoking in the apartment. Please respect the neighbours and do not play loud music, especially at night.
Please turn off heating or air conditioning when you go out. And no barbecues on the veranda please.
The bicycles may be parked in front of the building when in use. At other times, they should be left on the veranda, not in the parking lot.

Futons are provided for your use. Please lay them out on the floor; it is more comfortable to have two futons for each person. Sheets, pillows (+pillow cases), duvet (+duvet covers), and towels are provided. Please fold the futons up during the day so they can air.
L'appartement est très bien situé, à 15 minutes à pied de la gare et il permet de rejoindre à vélo la plupart des sites. Le logement est certes petit, mais très fonctionnel, avec tout l'équipement nécessaire pour un séjour de quelques jours à Kyoto.
Matt's is very helpful with the directions to the apartment, and last minute arrangement were made so I can check-in early. That was very kind of him. The apartment is very close to the JR train station about 15 mins walk. It's a small apartment but it feels cosy and nice. The bicycles were very useful.
A late booking for a Kyoto trip, so I decide to rent this flat. This overpriced flat. Tiny and uncomfortable. Don't call this futon. The last day of our trip, I book a hotel room, same price, closest to the main station, larger rooms, and real bed.
The Bikes were a magic way to get around Kyoto, the place was small, I am 5.8 and felt a little big for the bathroom, but if you like camping this could be the place for you. Yes the futons were a little flat as not on the tatami, but lucky it was summer, we put the duvet over the top and a lot more comfortable. Thank you Matt, was a great stay and all directions and communication was fantastic.
Matts place was in a good locations, clean and convenient! The bikes were a big plus, and we rode all around kyoto!
We had a wonderful time in Kyoto! The appartment was very small but clean, comfortable and very well equipped (laundry very useful too) even though the sofa was different from the one in the picture, and not very comfy... The futons were a little hard at first, but we got used to it very quickly and loved the real japanese experience. The bikes were a real asset to the appartment and we used them a lot to visit the city, which made the location very convenient. They could however use a little maintenance (chains, brakes, tires are all a little tired...). We only regretted that Matt was not flexible on the time of check-out on our last day - the appartment is clearly run as a business, with its ups and downs. We overall had a good experience and would recomment this place.
