The Space

Cozy attic at Via Sannio,at less than five minutes walk from the metro stop Line A "San Giovanni",and at only 15 minutes walking from the Colosseum and the Imperial forum. Located in a 1920 building,at the third floor,the apartment has been refurbished with all the comforts you would need for a short stay. Featuring a private terrace with a table for 4 people,a bright living room with a double sofa bed and a fully equipped kitchen with dining area with the splendid San Giovanni basilica view,a bathroom with shower box,and a double comfortable bedroom with a large wardrobe. A great value for this quality accommodation at only five metro stops from the Spanish steps and with the Via Sannio famous market just around the corner. The area San Giovanni is full of local restaurants,supermarkets and a well known place for any kind of shopping. The apartment features tv and dvd set,hi-fi,washing machine,phone line,internet connection,and air conditioning.There is also a baby cot available.

  • We had mixed feelings about this place:

    -Beautiful terrace-- a nice place to relax after a day of sightseeing
    -Generally quiet neighborhood
    -Pictures were an accurate representation of the space
    -Near a grocery store
    -Big space-- nice sitting room, kitchen, and fairly large bedroom as well
    -Decent water pressure
    -Generally clean with amenities taken care of (soap, TP, dishes etc)

    -It has an ant problem. There were ants all over the place and they seemed to bite
    -The air conditioner works fine but makes a terrible buzzing/clanking sound after it has been on for about 20 minutes and continues to make the noise for some time after you turn it off
    -The listing says there is a washer/dryer in the apartment but unfortunately there is not one
    -We were charged an additional fee upon entering the apartment which may have been legitimate but nonetheless was not disclosed in the listing so was a bit confusing
    -Be warned, while the neighborhood is close to the Coloseum, it is about an hour walk from other major destinations (and over an hour to the Vatican). I'm sure public transportation may have made this easier but for those who like to walk, take the distance into account

  • Nice and clean apartment with a fine location. It was a bit tricky to control the heating system. We didn't meet the owner.

  • Super Aufenthalt, nettes Appartment im Dachgeschoss (viele Stufen ;-)), Bad etwas klein, aber man gewöhnt sich daran, super Lage, da gleich in der Nähe (ca. 5min Gehweg) eine U-Bahnstation (San Giovanni). In der Nähe auch ein Supermarkt (SMA).
    Abwicklung mit Federico absolut problemlos, Unterlagen bzgl. der Umgebung vor Ort (Sehenswürdigkeiten, Supermarkt), Federico gibt auch sinnvolle und nützliche Tipps.
    Geruch durch Kanalisation (so wie Federico weiter unten beschrieben hat) zwar da, aber mit etwas Lüften und durch Raumerfrischer absolut beherrschbar.
    Zusammengefasst: Super Aufenthalt, jederzeit wieder.

  • We stayed at Federico's attic in January 2014 and we had a very great time there. Federico was waiting for us when we arrived, it's very easy to get to there from the underground station. The flat is very comfortable and bright, a perfect place for your visit in Rome.

  • We had a nice stay at federico.
    Be careful with the Check in Time that you have to pay and the Check out. We were told to leave when we want but at noon somebody came without even have told us anything to tell us to leave immédiately....

  • I just stayed at attic sannio with my son for 4 nights and we loved it very much. We were received very friendly and the apartment has everything you need and is very clean.
    It's very central, so you can go everywhere by foot. I would stay here again right away.

  • We enjoyed our stay at Federico's place. It is very convenient in many ways, walking distance to Coliseum, grocery close by and restaurants within a couple of blocks. The kitchen is well-stocked with cooking utensils and the wifi worked well. The bedroom has a large window and the kitchen overlooks a soccer field which we enjoyed. Federico and Dario were very helpful when we needed them, for a ride back to the airport and to turn on the gas for the stove.
    Our only gripes are minor. The air conditioner made a groaning noise periodically, which was annoying. Also, the bath is a little tight by US standards. But the place is clean and so convenient that our minor gripes are over ridden. Be prepared for the walk up the stairs to get to the apartment. 3 flights.

  • The apartment was cute and felt safe as there are 4 separate locked doors one must enter before getting inside. Federico met us downstairs and proceeded to show us around the place. He had a binder with maps of the neighborhood, outlining where restaurants and coffee bars were nearby, as well as the best route to take to the historic center. That was super helpful and much appreciated. He was also very communicative, always responding to my messages in a timely manner.

    Our major concern regarding our stay was that the smell was impossible to ignore. No amount of airing out the apartment by opening the windows reduced the odor of mold and mildew. There must be an issue with the pipes as both the drain in the kitchen sink as well as the entire bathroom emanated a very strong and almost suffocating smell.

    Be sure to bring your earplugs as construction next door starts bright and early, and the A/C unit clicks, groans, and vibrates every 10 seconds or so, even when it is turned off.

    I think we would have enjoyed our stay much more if the plumbing situation were not an issue. And if Federico gets it taken care of then I won't mind recommending the apartment.

    Thanks for your feedback Elizabeth, unfortunately the bad smell comes from pipes from the street and NOT from the apartment itself, but as it's the attic you feel it strong when you open the water. I've worked on it last week with a specialist with a liquid that could solve he problem hopefully!

  • The flat was plenty big for 2 people but VERY small by american standards so don't expect something grand. If you plan to spend evenings in the apartment the lounging area is very small and not very comfortable. The A/C was a valued asset which was wonderful for sleeping. The location was perfect for us as we like to be away from the hustle and bustle of the touristy areas and to find off the beat and path local restaurants and grocery stores which we found both. So, for us location was ideal! We cooked several evening meals, word to the wise, make sure and clean up after your meal, the ants invade if anything is left out but are invisible otherwise. Ciao
