(License #114332) Large, contemporary studio apartment available for vacation and short-term corporate rental. It's just south of the river and walkable to much of Austin's downtown scene.
Our newly-constructed studio apartment sits above the garage and is detached from our main house. It's nicely appointed with plenty of modern amenities. A 37" HDTV with full cable, 600-thread-count sheets, a full kitchen, great private patio with lounge chairs and umbrella, broadband wi-fi, a full bath and shower with its own tankless water heater and more just to name a few features.
We're just south of downtown Austin in the Travis Heights neighborhood. Being just about a mile and half to the Capitol, it's one of the oldest, and being south, it's Austin eclectic.
To give you a sense of what's nearby:
- About 1 block to the buses going into downtown and less returning ((website hidden), routes 7 and 20)
- Across from the Town Lake Hike and Bike Trail, which is up to a 10-mile loop
- 1 mile to the convention center
- 1.2 miles to the Congress bridge (bats at night)
- 1 mile to SoCo (South Congress Avenue) through the neighborhood. If you're a music fan, the Continental Club is on SoCo.
- 1.5 miles to SoFi (South First Avenue) is the same direction. Both offer uniquely Austin shopping and dining. This site weare78704 will give you a great list of pretty much everything that's south of the river and within walking distance if you so desire.
- 1.6 miles to the Capitol
- 1.5 to ~2 miles you'll find at least three museums
- 2.2 miles to Univ of Texas
- About 2 miles to bike rentals
- Less than 10 miles to the airport, a $20 cab ride, if you're not getting a car at all.
The decor and size of the studio apartment is ideal for couples and single travelers. It's both roomy and cozy at the same time. There are plenty of pillows for the couch and bed, a couple blankets and other comforts. The studio can accommodate a third person on the fold-down couch, which is an additional cost.
This rental is located behind the owner's home; it sits atop the detached garage at the back of the property. You will walk through a shared patio and garden to reach the rental. You may see us, but maintain your privacy. The entire property is gated and the apartment has its own alarm system if you choose to use it.

BE CAUTIOUS WHEN YOU CHOOSE A RENTAL
The City of Austin requires that vacation rentals and B&B's obtain a license for legal operation. Illegal operators are currently being contacted and serious enforcement and fines for non-permitted short-term rentals is active, in some cases shutting down the rentals. All STRs in Austin are also required to collect and pay a 9% city and 6% state hotel occupancy taxes. Legal operations will have their permit number on their listings and websites as required by the city.

Interaction with Guests
You may see us during your stay, but you'll maintain your privacy because the apartment is a separate building. Sometimes we only see our guests upon check-in.
Travis Heights is one of the oldest neighborhoods in Austin. Our house was built in 1937. We rebuilt the apartment in 2009 (well, finished and furnished it for rental then). From the studio it's a pretty easy 1-mile walk to all the shops and restaurants on South Congress.
Parking for our place is on the street, roughly 150 feet from car door to apartment door. The bus stops going to and coming from downtown are within a block. Being so close to downtown, lots of guests simply cross the street and wander into town following the Town Lake Trail.
Prices include the 15% in local and state sales taxes required of all Austin rentals. We keep a copy of our City of Austin-granted Operating License in the apartment.
Non-smoking home. Smoking is only allowed outside on the back patio.
Pets are not permitted. There's never been a pet in the apartment.
Minimum stay is 2 nights. Some special events and holidays have longer minimum stays.
Todd and Amy were fantastic hosts, and we had a wonderful experience staying at the Riverside Gem.
We didn't get to meet Todd during our stay, but he gave very clear instructions on how to get to (and into the apartment). We felt we had privacy even though the apartment was located above the garage.
The apartment was cozy, peaceful and near the lake, and had everything we needed and more. We were thankful for the umbrellas as it rained during our stay in Austin. It was really convenient getting around with Uber, and it was a short walk along the I35 to downtown.
I highly recommend this gem if you're stopping by Austin. This was our first airbnb experience - thanks for making it a memorable one.
This is an attractive, private, clean, comfortable, well-supplied efficiency apartment. It was exactly as advertised. Amy and Todd were gracious and helpful. Even though it was on a busy street it was quiet, even with its own outdoor space.
We couldn't have been happier staying at Amy's adorable studio. It was everything she described and so much more. It was so easy to get to all of the great neighborhoods in Austin. Amy and her husband Todd were extremely hospitable, but at the same time gave us the privacy we desired for our vacation. I would definitely recommend this "gem of a studio" to a friend, and I would gladly stay here again.
My husband and I stayed here for the weekend and it was wonderful. The apartment is peaceful and very accomodating. We were able to ride our bikes to Barton Springs easily, which was quite a convenience. The comfort and convenience was worth every penny and we look forward to returning as soon as we can! Thanks for extending your backyard digs, you were great hosts!
Amy & Todd's studio far exceeded our expectations during our stay in Austin. If you're looking at the pictures, it's even nicer in person! Completely renovated, spacious and immaculate, every small detail impressed us. The studio is very private and the surroundings are leafy & green. We felt so at home here.
It's only a short walk through the gorgeous suburb of Travis Heights to get to South Congress where we spent most of our time, and an easy walk over the bridge to get to downtown Austin.
Amy and Todd themselves are two of the warmest people we met in Austin and happily helped us with directions and recommendations.
Hot tips! Do check out Barton Springs if you're visiting during hot weather, it was a definite highlight for us and the best way to cool off - we jumped on the b-cycles and got there in 20mins with a few stops on the way. And for a great night out, bar hop down Rainey Street - it's a unique strip of houses-turned-bars, very cool and worth the wander!

This is a really wonderful place to stay, and close enough to be within walking distance of the Convention Center, which was our primary need. The photos, though lovely, don't quite do justice to the studio. It's enormous, with vaulted ceilings and impeccable furnishings. Everything-- appliances, climate control, fixtures-- were all modern, and the bed was very comfortable. The fresh coffee beans, grinder, and coffee maker, especially, were enormous assets in the early mornings...! I only wish we'd had the opportunity to enjoy the private patio in the back (it really is quite private).
The hosts were very friendly and accommodating. They were available to answer questions, but also left us to our own devices as desired. Given the comfort of the accommodations, the experience was much like a bed and breakfast, but with more privacy.
If you are sensitive to traffic sounds, the area might be a bit loud for your tastes, but late at night with the fans running we couldn't really hear anything outside the studio. The neighborhood felt safe, but the home in particular is quite secure with restricted access and an alarm system. (We weren't particularly concerned with traffic or security before visiting-- this is added only for the benefit of guests who might be.)
A truly wonderful place to be for several days-- I only wish we could have stayed for a longer period of time!
Amy and Todd's "Gem," was all that! Great location, easy to downtown where all the "weird" happens! Lovely space with all you could need, comfy bed and the private patio was such a nice addition, afternoon margaritas anyone ? The neighborhood of Travis Heights is beautiful with all the Craftsman style homes and winding streets. .Austin is a special city and we cannot wait to go back ! The only draw back was the noise of the street, but we are country kids and I am sure you would get used to it!

We're a young family that likes to travel, we just don't get to enough. So we live vicariously through our visiting guests.
We run this little vacation rental apartment ourselves. As mentioned in the listing, it's located on our property. It's an above garage apartment that is completely separate from our home. We like to think it's a bit European to share our place with guests. We're very sensitive to guests' needs and give you plenty of space.
