- **Lower Level Bedrooms:** Relax in the comfort of a room with a California king bed and another larger room boasting two queen beds and a rollaway, both sharing a full bathroom.

The garage doubles as a game room featuring a ping pong table and poker/game table, while the outdoor area includes a hot tub, fire pit, and corn hole game. Note that colder temperatures might limit garage usage, but two oil coil electric heaters are provided to ensure warmth.

House Rules and Expectations
Trash: Please utilize the provided containers in the garage for trash disposal to prevent wildlife encounters.
Maintenance and Tidiness: Keep common areas tidy and return games and furniture to their original spots.
Extended Stay Policy: Guests staying for 14 days or more will be required to schedule a cleaning every 7-10 days.

House Rules
1. Climate Awareness
This home is located in Montana, where temperatures can be extreme. Winters can reach below zero and up to the low 20s (°F), while summers can range from the 80s to 100s. Please pack and plan accordingly.
2. Supplies Provided
We provide starter amounts of essentials such as coffee, toilet paper, paper towels, and similar items. If you run out during your stay, it is your responsibility to purchase additional supplies.
3. Trash Disposal
Do not leave trash bags or loose food outside at any time — it attracts wildlife.
Please place all sealed trash bags into the 2 provided trash bins located beneath the carport.
A $200 additional cleaning fee will apply if any loose trash or food is found outside of proper bags or containers.
4. Furniture
Please do not rearrange furniture or décor. A $100 fee will apply if furniture has been moved upon departure.
5. Smoking Policy
Smoking of any kind is permitted outdoors only.
All smoking products must be disposed of in your own sealed plastic bottle, which should not be placed in the indoor trash cans.
6. Bear Spray
Bear spray is provided for your safety. If it is missing or not left at the property after your stay, a $125 replacement fee will be charged.
7. Linens and Stains
We understand that accidents happen, but please help us preserve the quality of our linens.
- Avoid eating or drinking in bed.
- Cover any open wounds with bandages to prevent blood stains.
- If linens are stained, please contact us immediately to arrange proper cleaning. Failure to do so may result in an $80 replacement fee.
8. Staying 21+ days , your cleaning fee will be increased in the extra time it takes to clean the home upon your departure. The current cleaning fee is for those staying less than 21 days. When a guests stays for 21+ days a deep clean is performed and therefore takes extra hours. The cleaning fee will increase by $200.
9. The home is equipped with AC, gas furnace and a gas fireplace. The lower level of the home will always be cooler than the main level of the home, because heat rises and the lower level is in the basement. In the summer the basement will always be the coolest and in the winter it will be cooler than the main floor as well; about a 10 degree difference.
10. Garage/Game room featuring a ping pong table and poker/game table, sauna, outdoor hot tub, fire pit, corn hole are extra amenities the whole family can enjoy as well, making this the ultimate retreat for larger groups. Please note that when colder temperatures hit us, the garage may not be useable do the fact that it might be too chilly. (You will find two spare oil coil electric heaters than you can plug in and use for this room or the two lower level bedrooms of the home)
11. Hot Tub - located outside of the house and on the side of the garage. The hot tub does not have any sort of building protection over it, therefore the path around it may be slippery at times. We can not use salt as it will ruin the hot tub.
12. Please make sure you haven't left anything behind once you've departed. If you have, we'd be happy to ship them back to you, but we do charge a fee of $25 plus the cost of shipping and handling.
