About This Listing
This apartment used to be my home and as a result what you get is not just a bland space but a well designed layout with quality fittings and a feeling of tranquillity that will make your stay in London a special one.
***Please also see my other listing***
The apartment is located in a quiet tree-lined street just two minutes walk from the tube. Situated in Zone 1 you are ideally located to be able to walk to most of the major tourist sites. Also with so many tube, train, bus and bike alternatives – it couldn’t be easier to get around.
The apartment is in a Victorian Terrace. A communal hall leads to the apartment's private entrance on the ground floor.
The morning sun streams into the living room at the front of the property. When the sightseeing gets too much you will find here, for your entertainment, a 32” HD flat screen TV, Virgin Media Tivo and a large selection of DVDs and books. There is also free highspeed WiFi throughout the property.
The bedroom has a double bed with a new Ergoflex memory foam mattress for a restful and comfortable sleep. Also there is a flat screen TV with UK Freeview and walk-in wardrobe - so plenty of space for all of your luggage!
The bathroom at the rear of the property is tiled with Italian mosaics. There is a walk-in shower with hand attachment and under floor heating which is great on a cold morning!
The architecturally designed kitchen comes fully equipped with everything to make your stay feel like home. There is a washer/dryer, dishwasher, fan oven, microwave combi oven, ceramic hob, and lots of crockery and cooking equipment. Also here is a glass-topped dining table with four chairs and a small sofa.
Entered through the French door at the rear of the kitchen you'll find the quiet oasis in a busy city. Ideal for a barbecue/grill on a summer's night. There is a decked seating area and astroturf meadow kept under control by our South African beaded sheep!

THE LOCAL AREA
If you study a map of London you’ll appreciate how central Waterloo is, however it’s also so peaceful. The local area is very safe and walking around is a must to truly appreciate it. Within a couple of minutes you’ll be in Lower Marsh, site of one of London’s oldest continuous street markets and always busy during weekday lunchtimes. At the end of the market stands the Old Vic theatre, one of London’s best known theatres now under the artistic direction of Kevin Spacey. Further down the road are the Young Vic rep theatre and a selection of fantastic restaurants and bars.
We are well served by local shops. There are a couple of cash machines (ATMs) within a few minute’s walk as well as Post Office, bank, supermarkets, organic grocer, coffee bars and bakeries.

This was our first Airbnb experience and it really was fantastic! Tim's apartment was just as the pictures show, and located a few minutes to a Tube station so we were able to easily go anywhere within the city although you were able to walk to most sites within 30 minutes or less. Tim was a gracious host and we loved staying at his place. If we return to London, we would not hestitate to stay at Tim's place again. Thanks Tim!
It was a real pleasure staying in Tim's apartment. The apartment matched both the description & the photos shown on this site. It really is only a 5 minute walk from the tube station (10 minutes with heavy bags & jetlag). This is the 4th AirBnB apartment we have stayed in & without doubt the best so far. Not just for the apartment & location but also for the hospitality shown by our host Tim. He went out of his way to make us feel welcome & provided the little things that are much appreciated by the weary traveller. The apartment had everything you would require (especially if you want to stay in & cook yourself) & the bed was the most comfortable we experienced in our trip. You wont be disappointed.
Tim was a well organised, friendly and most welcoming host.
The ground floor apartment was beautifully appointed, clean, light and airy, and exceptionally comfortable.
Its location within walking distance of Big Ben and a few minutes from Lambeth North tube and buses ensured a pleasant stay in London.
This was our first experience using airbnb and Tim was a great host. He was ready for us to check in and had a very useful handbook of information about the apartment and surrounding restaurants, etc. The location is fantastic and close to all modes of transport but still within a quiet street. I would definitely recommend this place if you're looking for a comfortable place to stay in central London.
This flat was absolutely perfect. Clean, cosy and stylist. It is very near the Southbank and located in a quiet street and you can get anywhere in central London very easily. The host was very helpful and quick to reply to any requests. I would warmly recommend it.
Just spent 7 nights in Tim's apartment in Lambeth / Waterloo area. We had an absolute ball and would definitely stay here again. The flat is as the pictures show. Very comfortable base to explore London. Everything you need for a short or long stay. Clean linens and the ability to do washing are a huge plus, the washer/dryer is brand new as well. Bed SO comfortable, and loved having a tv in two rooms with cable channels as well. The complimentary wine and chocolates were great, such a nice touch. Walking distance to both Lambeth North and Waterloo stations, both of which we used. But it's a great walk to the eye, dungeon experience, Westminster bridge so we would recommend that to take in the views. Area felt safe at night. Tim met us on arrival and saw us off on departure. What a great host! Very quick wifi as well which was great for us to contact home. The flat manual he provided was so helpful and comprehensive, great recommendations for local places to eat. All in all we had a great experience and wouldn't hesitate to stay again next time we are in London. Thank you for giving us a great stay Tim!
This apartment is absolutely first class, with all modern appliances.
Very warm and comfortable.

Quiet location, close to Bus & Tube station, or within walking distance to City centre.
Tim was a very good host, offering local knowledge, tourist information and maps, plus he was flexible with check in times.

About the Host, Tim
I'm a New Zealander that came across to London when I was in my 20's never left! It's a great place to live and enjoy exploring the ever changing cityscape. I'm currently a freelance IT consultant.
I love to travel have been many places over the years for both business and pleasure. If I had to some of my favourites I'd say the Nordic countries, and South Africa (where my partner is from).
I look forward to helping to ensure that you also fall in love with London.
I'm a keen runner and if you are as well then you'll appreciate the variety of magnificent routes straight out the front door of the studio.
