Near buses, and taxis are inexpensive anywhere within town.

Since hosts do not live on the premises, they will not be there to admit you for check-ins later than 8 PM. In that case, guests will receive instructions, including how to get the keys.
No smoking. Please don't leave cigarette butts on the terrace.
Please wash your dirty dishes before checkout.
Please notify host immediately if anything gets broken or damaged, or isn't working , so that it can be replaced or repaired before the next guest arrives.
Please notify host of checkout time, at least 24 hours in advance.
The casita was basically perfect. Comfortable and closely situated to the centro, the casita served as a near perfect place to stay in SMA. The terrace offered incredible sunset views overlooking the downtown area. The only downside to its location is that it requires an uphill hike at the end of each outing (or a taxi ride). Apart from that, the casita and Frances & David were fantastic. Would definitely recommend it to anyone looking for a comfortable place near downtown SMA.

We had a good stay at Fran's charming casita. The house is comfortable and spacious. The bed was especially comfortable. The house also has a charming roof top terrace, which is a great place to have an evening cocktail.
The location is good. About a 10/15 minute walk to the Jardin, but up the hill a bit and away from too much activity.
Frances & David tracked our flight, saw that we would be arriving much later than originally scheduled and adjusted their schedule to be there to meet us when we arrived at 2 am. They also emailed instructions we would need to be comfortable and independent during our two week stay and provided info about activities and restaurants, as well. And when there was a problem with the water, they took care of it immediately so it wouldn't affect our stay. Frances was extremely responsive to emails, our primary method of communication. The casita WAS cozy and functional, and within easy walking distance of everything. Watching the New Year's Eve fireworks from the terrace was an exceptional way to welcome in 2015!
The apartment was charming and an easy walk to El Jardin. Francis and her husband were very accommodating hosts and allowed us to drop our luggage early and keep it at the apartment until we were ready to leave for our bus. Francis was very clear that if there were any problems she would fix it right away, but everything was great and we had a great time. I would definitely stay in this place again on my next trip to San Miguel!
This review was written by Lisa: The casita is on a busy narrow street on a hill with two way traffic. The only windows in the casita that open to the outdoors face the traffic. It is quite dirty and noisy. There is an interior sort of closed off courtyard where you get light, but if you open the windows, there is a terribly strong musty, moldy smell. It smells terrible under the kitchen cupboards and in the upstairs bathroom also. The description says it has heating but this is only one inefficient electric heater and the oven for cold winter mornings and nights. When you use the oven, ants come out of it and rush all over the place. The only way I was able to get hot water was to turn on all the faucets at the same time, though I never did have a hot shower. The sofa and chair downstairs are extremely uncomfortable. The curtains upstairs do not block out the light from the street.
The bed is quite comfortable. The roof terrace is lovely when it's warm out. But there is the smell of gas from the water heater and drier. Please note: I looked at dozens of places in the city and none of them smelled of mold or gas.
It's a great working class neighborhood near the mercado, but I found the walk difficult. I left early because it was just too unpleasant to stay for the full time I reserved.
We checked the house for moldy smells after the guest moved out, and honestly didn't detect any. The smell of gas is not uncommon in the water heater area of many Mexican houses we've been in, and in any case the plumber found no gas leak. Ants are a seasonal nuisance and easily controlled, but were never mentioned during her stay. The weather was unusually cold for a while, and we offered more blankets, but got no response. The guest admitted to being unprepared for cold weather. The street can be noisy at times, and we do inform prospective guests of that if they inquire. As for the other problems, none of our previous guests have ever mentioned them, either in reviews or privately, and we have to assume they reflect the reviewer's personal preferences.

I'm an American retiree married to a Mexican artist. We have lived in San Miguel since 2008, in a house that had previously been our vacation home. Best decision we ever made. Hope our guests will love San Miguel as much as we do.
