No shared areas. Guests have access to entire house, except for storage closet.

Hosts do not live on premises, but are available when needed.
Conveniently located in a residential neighborhood, near small grocery stores, the Mercado Ignacio Ramírez, the Mask Museum, and the Jardín Botánico a short distance uphill.
Near buses, and taxis are inexpensive anywhere within town.
Other Things to Note
Since hosts do not live on the premises, they will not be there to admit you for check-ins later than 8 PM. In that case, guests will receive instructions, including how to get the keys.
No smoking. Please don't leave cigarette butts on the terrace.
Please wash your dirty dishes before checkout.
Please notify host immediately if anything gets broken or damaged, or isn't working , so that it can be replaced or repaired before the next guest arrives.
Please notify host of checkout time, at least 24 hours in advance.
Frances' house was absolutely lovely! I wish I could've stayed longer! It's so close to the center, we just walked everywhere. Clean and spacious, with a charming terrace. I definitely recommend it to everyone who visits San Miguel!
Frances and David were perfect hosts, communication was easy and straight forward. They very nicely accommodated me when my arriving flight was about an hour late. The casita is exactly as pictured, very comfortable, clean and pleasant. The bed was very comfortable, and the roof deck was an extra treat. There is some street noise as the bedroom fronts onto the street, which calmed down by about 10-10:30 every night, I did not find it bothersome. Small shops just down the (steep) hill were very convenient. Altogether a great place to stay, and I hope to return!
The casita was basically perfect. Comfortable and closely situated to the centro, the casita served as a near perfect place to stay in SMA. The terrace offered incredible sunset views overlooking the downtown area. The only downside to its location is that it requires an uphill hike at the end of each outing (or a taxi ride). Apart from that, the casita and Frances & David were fantastic. Would definitely recommend it to anyone looking for a comfortable place near downtown SMA.

We had a good stay at Fran's charming casita. The house is comfortable and spacious. The bed was especially comfortable. The house also has a charming roof top terrace, which is a great place to have an evening cocktail.
The location is good. About a 10/15 minute walk to the Jardin, but up the hill a bit and away from too much activity.
Frances & David tracked our flight, saw that we would be arriving much later than originally scheduled and adjusted their schedule to be there to meet us when we arrived at 2 am. They also emailed instructions we would need to be comfortable and independent during our two week stay and provided info about activities and restaurants, as well. And when there was a problem with the water, they took care of it immediately so it wouldn't affect our stay. Frances was extremely responsive to emails, our primary method of communication. The casita WAS cozy and functional, and within easy walking distance of everything. Watching the New Year's Eve fireworks from the terrace was an exceptional way to welcome in 2015!
The apartment was charming and an easy walk to El Jardin. Francis and her husband were very accommodating hosts and allowed us to drop our luggage early and keep it at the apartment until we were ready to leave for our bus. Francis was very clear that if there were any problems she would fix it right away, but everything was great and we had a great time. I would definitely stay in this place again on my next trip to San Miguel!

I'm an American retiree married to a Mexican artist. We have lived in San Miguel since 2008, in a house that had previously been our vacation home. Best decision we ever made. Hope our guests will love San Miguel as much as we do.
