Welcome to the Mission and to our garden studio. The Mission District is a really fun and unique neighborhood. While you are here make sure to check out Dolores Park (which is three blocks away), tour the many murals, and grab a burrito at a taqueria. We are here to answer any questions about the nieghborhood. Jessie has lived here for over 10 years and Sebouh has lived here for over 30 years!
The studio is located on a quiet side street one block away from dozens of restaurants such as Dosa, Range, Foreign Cinema, and Spork, bars (Make Out Room, Medjool, Latin American Club), theatres (March Theatre), and cafes (Ritual, Revolution Cafe).
We are four blocks away from other popular destinations of Tartine, Delfina and BiRite Creamery.
BART is a two and a half block walk and major city bus lines are half a block away. There is an independent video store and local bookstores also within two blocks. There is a local organic market a block away and a Farmer's Market on our block every Thursday afternoon. Parking is limited to meters and one hour spots. There is a parking garage across the street from the house. If you are coming with a car, please ask Jessie to show you where there are one week parking spots in the neighborhood.
The studio is located on the garden level of a two story 1890's Victorian home (we've had the foundation re-built so this is a sturdy and earthquake safe home). There are two front, street facing windows. Luckily the street noise is at a minimum despite being one block away from the hubbub of Valencia Street. The studio is cozy and uniquely decorated with full kitchen and bathroom, double bed and day bed. There is a flat screen tv with cable and WiFi access. We provide fresh linens and towels. If there is something missing from the kitchen please let us know and we'll do our best to get it for you. The bathroom features a clawfoot bathtub and a bidet. There is also a closet and dresser to store your clothes. There is a small heater which really cranks up the heat when turned on.
There are extra pillows and blankets in the closet so please help yourself.
Late arrival fee:
If you arrive for check-in past 11pm, we charge a $25 late check-in fee. we understand that life happens and sometimes planes get delayed etc....but we still have to go to work in the morning and a late check-in can be difficult for us.
Interaction with Guests
We will meet with you when you check in and be available 24/7 to answer questions and concerns. We live in a separate apartment so won't interact with you on a daily basis. However, we are always happy to meet up, show you around the neighborhood, or make suggestions about fun things to do in our beautiful city!
We are in the sunniest, flattest, and hippest neighborhood in SF. We love walking to Dolores Park (4 blocks away) and meandering out the door to chose from dozens of interesting places to meet up with friends or eat something delicious.
We are 2.5 blocks to BART and 1/2 block from several major bus lines.
We ask for you to sign a brief rental agreement and release form when you arrive.
No smoking inside the house.
Please contact us by phone or email after you have made your reservation so that we can confirm what time you will be arriving.
The doorbell to the house is turned down so it is important that you call us by phone when you arrive. At that time we will give you two keys to the house, one for the outer door and one for the actual studio apartment.
We ask you to please not place any clothing items, towels, or anything on top of the heater. Also please turn the heater off when you leave the studio. Help us to conserve energy.
If you have any questions, please don't hesitate to call. Seb and I are both happy to help you with restaurant tips, parking hints, and anything else that can help you have a relaxing stay with us. We hope you have a memorable stay in our beautiful neighborhood.
The place is great! Jessica is super nice and helpful. She even invited me to a game night with friends.
It is perfectly located in the Mission. Directly between Mission St and Valencia St. It is pretty spacious. It has all the kitchen equipment one needs. The bed is comfy. I slept really really well. The bathroom has everything on needs.
Actually, the only thing which I could have wished for is sunlight. As it's in the basement, the sunrays had difficulties reaching me.
I had a great stay! The studio has so much character and it is in the perfect location in the Mission. Jessica and Seb are amazing hosts and very welcoming. Communication was very easy. I love the bohemian vibe of this place. So many fun shops and restaurants are close by.
The location of this listing can't be beaten if you want to explore the Mission. Besides that, Jessica and Sebouh are very kind hosts. The studio is quite spacious and and the wi-fi is nice. Doors were a bit sticky but I never felt unsafe.
I had a wonderful time living in Jess and Seb's apartment. It had everything I needed and is conveniently located to public transit, grocery store, farmer's market, laundromat, bars & restaurants, etc.
The space itself is cozy, bohemian and eclectic. I felt comfortable to be creative, work and generally live in the space. The kitchen is well outfitted, bathroom is spacious (w/ claw foot tub and bidet to boot) and the bed is comfy!
Jess & Seb are the most welcoming folks! They are so giving, flexible and accommodating- truly salt of the earth folks. They also have 2 of the sweetest, snuggly dogs- total love bugs. The other roommates in the house were a well-traveled, good homered bunch from all over the world. Jess & Seb have got a great thing happening at their home and I the next time I'm back in San Fran I will call them first. First class humans (and fur friends) all around!
Our stay at Jessica and Sebouh's place was great! It was a lovely fun studio with everything we needed. The proximity to the BART is brilliant for getting about. We loved the city and we ate in Mission a lot as there are so many good restaurants. Great friendly hosts. Will recommend!
The hosts are great. When I arrived they had pizza waiting for me and Jessica and I got the chance to chat for a bit about the area, our professions and interests. I was even invited to a small gathering they were having later in the week.
The studio looks exactly like it does in the pictures.
The area is great. If you're a coffee snob like me you'll appreciate the fact that one of San Francisco's best coffee spots, Ritual Coffee Roasters, is a block away. Access to the BART and other area perks is almost ideal.
Although the street the studio is on is quiet, the early morning noise of people going to work and kids going to school is somehow amplified in the apartment. So if you're a late riser and a light sleeper, bring ear plugs.
Jessica and Sebouh's private studio was totally perfect for our stay in San Francisco. Located right in the heart of the Mission, surrounded by excellent bars, restaurants, record shops, bookstores, video stores, thrift stores, coffee shops, you name it, it really is an ideal location. Everything you'd want to do is within walking distance. The apartment itself is great, too. The bed was very comfy and the gigantic bathroom was great (I love a nice bathroom). Jessica and Sebouh themselves were fantastic hosts; exceedingly friendly and very generous. Plus their dogs are adorable. I really can't recommend this place enough! Would love to return.

About the Host, Jessica And Sebouh
Seb and I have been hosting guests on Airbnb since 2010. I work as a psychologist with kids and spend weekends working in my garden, cooking, relaxing around the neighborhood. I have lived in the Mission for last 14 years and love talking about the neighborhood, world travels and good places to eat. I have lived abroad in East Africa and traveled in Europe and Central/South America. I love learning about new places to visit, especially coastal spots and warm spots, and trying new foods. Our profile pictures are shots of us traveling in Mexico, Spain, France and Armenia.
I live in this apartment too, so you will see me hanging out in the kitchen and common areas. My room is towards the back of the house, while the three guest rooms are in the front of the house. I try to balance visiting with guests and having alone time. The house tends to be pretty quiet and mellow. We specifically do not rent to couples so that there are a max of three guests at any time.
Sebouh lives downstairs and you will see him occasionally. He speaks fluent Armenian and is a plumber and works out of our house, so he comes and goes throughout the day.
