Firstly, I’m so sorry for the confusion. It’s not 11 beds — Airbnb keeps changing the bed count on their end, and we’ve contacted them multiple times to fix it. The correct setup is 4 king beds, 1 queen bed, and 3 twins, totaling 8 beds. We’re very sorry their system keeps doing this, but the listing details above are the accurate ones.

Guest Count & Occupancy
Your reservation is for the number of guests listed at booking. For accuracy in preparing the home, please make sure the guest count is correct—we stock linens, towels, and household supplies based on this number to ensure a comfortable stay.
Maximum occupancy: 12 guests.
Visitors
We understand you may want to have friends or family nearby stop by. That’s totally fine—just contact us in advance for approval.
Unauthorized overnight guests, events, or large gatherings are not permitted.
Quiet Hours
Out of respect for our lovely neighbors, quiet hours are 9:00 PM–9:00 AM. Sound carries easily in the mountains, so please keep outdoor conversations and music to a minimum during these hours.
Local Bookings
Local guests are welcome! Because local bookings sometimes involve unauthorized gatherings, we may request a brief chat or additional verification.
Pets
Due to allergy concerns for future guests and owners, pets are not permitted. Thank you for helping us keep the home welcoming for everyone.
Smoking & Vaping
Smoking or vaping inside the home is not permitted. Please use the outdoor ashtrays provided. This includes recreational marijuana—its strong scent is difficult to remove between stays.
Property Access
In rare cases, the host or a representative may need to access the property for maintenance. Advance notice will always be provided whenever possible.
Construction Note
Breckenridge continues to grow, and general construction may be present in the surrounding area. While this is outside our control. We do our best to notify guests of anything unusual.

We want you to stay comfortable during your adventures! This year has been unusually warm, and we’ve noticed that guests wearing full mountain gear are more susceptible to heat rash (miliaria).
What is Heat Rash?
When you're active in layers, sweat can get trapped against the skin—especially in areas where your gear rubs, like your torso and back. Taking a hot shower immediately after coming off the mountain opens your pores, which can cause these spots to appear or become itchy by the time you wake up.
Pro-Tips for Your Stay:
• Layer Smart: Even if it’s "winter," the sun is intense! If the temps are high, consider lighter base layers to help your skin breathe.
• Cool Down First: Before hopping into a steaming hot shower or hot tub, give your body a few minutes to acclimate and stop sweating.
• Dry Your Gear: Use the dryer on a high-heat setting for your base layers and socks. High heat is the best way to keep your gear fresh and eliminate any irritants.
