You basically pay for the location. It's close to everything and my friend and I were definitely out every day walking to all the sights.
I messaged a few airbnb hosts to see if they had special rates and I was between staying at 2 places and picked Andreas' for the location even after a few messages of him lowering the price if I paid everything in cash or asking to give him cash in addition to what I would pay on Bnb (seperate from the taxes). I wanted to do everything through air Bnb because I didn't and don't feel that he always operates above board. I should have listened to my gut.
The room is like staying in a private room in a hostel. You have to pay for towels even if you don't want to shower. The bed had lots of small black hairs in it and someone who said Andreas sent him even went to our room at night trying to get us to go to a club.
If I were to ever do this again I would spend my money elsewhere even if I had to walk further or pay a little more. It just wasn't worth it to me.
1 good note, there's a nice little coffee shop like a 2 min walk away that had a guy who knows what customer service is and makes delicious cappuccinos.
The place was very comfortable and was nice to stay in. The host was also very helpful and marked a lot of interesting places on a map. He has a lot of experience having people stay over there.
No doubt it is a unique apartment, well organized, clean and with all the necessary equipment in the kitchen, living and bed rooms.
Also the location is perfect, in a small street with a walking distance to most of the major tourist attractions and off course the Termini Station.
But since the apartment is one floor below ground the noise of the air ventilation and the dehumidifier equipment is a bit annoying. we get used to it after a while but it is something to consider.
Also, the Wifi signal is not the strongest and there are some places in the apartment were there is no coverage.
Some kitchen tools, glasses and cutlery left and the kitchen hadn't been cleaned.
No blankets enough so it was too cold at winter time and they came into the apartment one day with no advise.
In addition to this they charged to my family 24€ cash - 3 days 4 people as a tourist tax - without receipt...if this might be legal it should be charged to my credit card payment from the beginning, isn't?
It's well located but a basement without lots of windows, so it was dark and the terrace it's not "in the apartment".
We had a great Christmas week in this apartment. Paolo was a solicitous host and explained everything in detail, so there were no questions.
We could walk to every sightsseing points, the termini station is near and two metro stops in the neighbourhood.
The flat was spacious and clean and a good mixture of ancient and modern style.
We will come back, again.
