Noir Peaks is a new custom home featured in LUXE Magazine Jan/Feb 2023 issue and won HGTV Countryside House of The Year 2023. Designed by award winning "The Ranch Mine" Architect. This Modern Scandinavian home has radiant heating & AC. We fell in love with the unobstructed views of Mt Humphrey's from the bedrooms & on the spacious deck. Ideal location - 3 mins to the entrance of Snowbowl, 14 min to the ski lift & 10 mins to downtown Flagstaff. The Grand Canyon is a beautiful 72 mile drive.

The space
Noir Peaks is a Modern Mountain retreat with a Scandinavian hygge décor by Studio V Interiors. The home is functional, spacious and comfortable for large or small families. The gourmet kitchen has a full view of the mountain and overlooks the Dining Room & Living Room. All of the main bedrooms have views of Mt Humphreys, and the radiant heating can be adjusted to each guests desire for their specific rooms. We have central AC to keep our guests cool during a hot summer day. Noir peaks has 2 gas fireplaces inside the house and 2 wood fireplaces on the deck. We have Direct TV in all main bedrooms and the Living room. We have high speed Starlink internet throughout the house. Plenty of board games, child toys, and scooters for summertime play on our large driveway. Our lot is on a spacious 2 acres and Kids can play, ride scooters or have snowball fights and make snowmen in the wintertime. We have ample parking in our driveway area and 2 large spaces for SUV's or trucks in our heated garage. We have a 50 amp EV car charging outlet on the side of our garage. We also have parking for a RV with a 30 amp power pole.

Other things to note
The location is ideal, as we are just 10 mins from downtown flagstaff on the NW side of town. You will not get stuck in the south side traffic and easily accessible to town and grocery stores/restaurants. The home is on a spacious 2 acre lot with plenty of room for kids to play during the winter and summer. We are 1 mile from the entrance to Snowbowl and 13 mins to lifts and Lodge. Skiers and Snowboarders can be first on the mountain after a big snow, there is no traffic getting to the Lifts. There is a National forest located 1 mile behind Noir peaks, which has numerous trails for hiking. Snowbowl offers summer and fall hiking on the mountain. A perfect escape to see the Fall colors on the Aspen loop trail, only 13 mins from Noir Peaks.
