This studio is located adjacent to the owners home. It is newly furnished, all bedding, furniture, bed, and mattress are brand new. The apartment is very clean and furnished with all the comforts you need. Brand new A/C . It is within walking distance to grocery store, drug store , restaurants, bars, watersports schools, and public transportation. We provide the basic kitchen spices, olive oil, coffee. We also have an extensive DVD collection for your enjoyment. Lovely little sitting area outside the front door,, a great place to enjoy an afternoon cocktail, or to BBQ.
We have coolers, beach chairs, towels, and snorkle gear for you to borrow during your stay.

I room was everything we could have wanted. It was clean, well equipped, and tastefully decorated. Overall, it was a great experience.
We had a great stay at the Beach Block Studio! Location was super convenient - about a 3min walk to the beach. Mike sent us helpful details and directions before the trip, and also provided a packet of information about the area when we arrived. We rented a car to explore the island, and there was always plenty of parking out front. The apartment was cute, clean and comfortable, and we appreciated the beach chairs!
As mentioned by a few others, it is tiny and would be ideal for a solo traveler or a couple that is very comfortable together. In terms of location, the studio seems to be situated on the fringes of a very nice, upscale area (Condado/Ocean Park) toward a slightly not-as-nice neighborhood. But we felt completely safe the whole time, and would definitely stay here again and recommend to a friend!
My wife and myself would give a five out of five for Mike and Tanya's studio. We arrived at midnight gave the instructions to the Spanish only,speaking driver he seemed confused(I don't understand- the instructions were very good) luckily I had download a san juan map on my phone and we found the place. After 18 hours sitting in airports and flying, we arrived to find the studio exactly as described. A nice added touch was a little rum bottle awaiting us. The bed was very comfortable, the kitchen was nicely equipped with all the essentials, the patio was a great place to sit and enjoy a morning breakfast or have a nightcap before bed.
The beach was as described a very short walk away very nice beach- but check the water carefully for rocks upon entering-lots of places to enter but you would not want to bang a knee on a rock.
The neighborhood supermarket is large and has everything you will need at a very reasonable price. most people speak a little English (follow the directions to the supermarket on map in book by dvd's you will see a fence but if you get close enough you will see a walk through).
For dining walk east to Shell station you will find the Che's, the Garden, Rosalita's and Levi,s(all very very good food and great service. Safe to walk to and from at night. We also rented a car from Charlie's car rental good experience though driving around San Juan at night was scary even with a GPS. (parking is limited around San Juan) because of parking we took a taxi to Old San Juan, but do rent a car and go to the rain forest and take the coastal roads and check out the great beachs(364 of them)
We would rate our visit to Puerto Rico a 8 out of 10 and the studio a 10 out of 10 Mike was super responsive and very friendly. The wifi was down and he had this fixed in no time. Thanks to Mike and Tanya for making our stay a wonderful experience.
I had a wonderful experience staying at the "Beach block studio with FREE BIKES." Loved being so close to the beach. I also utilized the bikes to ride around more, including some exploring of nearby Isla Verde. A short walk or ride up Laurel (to the east) presented a gas station, some solid food/drink options, and the bus stop (which I took the bus all the way to Old San Juan). The studio was the perfect size for me, as I traveled alone, but would definitely be great for a couple. Coffee maker and back patio were highlights. Mike was easy to contact, and willing to help out if necessary, but I didn't have any issues. Also, thank you so much for the rum & Coke gift - nice, thoughtful detail!
The Beach Block Studio was the perfect place for our stay in Puerto Rico. It's only a short walk to the beach and is close enough (driving-wise) to nearly everything we wanted to see/do/eat in the San Juan area. Having the kitchen and coffee machine allowed us to stock up on breakfast foods and start every morning at our own pace.
Would definitely recommend it to anyone looking for a comfortable, convenient place to serve as a home base for their Puerto Rican adventures.

This was a great place to stay! My boyfriend and I were here for four nights and it was perfect- close to beach, airport, grocery store, etc. We wanted a full kitchen for cooking and an outside area to hang out, both of which were provided with this studio. We mostly got in the car every morning to drive out of town for day trips (rainforest, caves, Old San Juan) so we didn't experience much in the neighborhood besides the beach. We also got to meet Mike, who is super nice. I would definitely recommend this place to anyone visiting Puerto Rico.
We enjoyed our stay at the studio. The location was close to the airport and Old Town San Juan and walking distance to a fairly nice beach and restaurants. The owners provided beach chairs, bikes, and snorkel gear which was very convenient. There was a full kitchen and just a 2 minute drive to the grocery store. Keep in mind that it is a studio and there isn't a lot of space for luggage. If your looking for an extra quiet spot, this might not be the right fit as it is in a local neighborhood. We awoke most mornings to barking dogs. This wasn't extremely bothersome to us, but if you are looking for an extra quiet spot, you might not get what you are after. Overall we had a good stay and all things considered, the studio is a great value!
We had a great time in San Juan at the studio! The bed was really comfortable. The kitchen was well equipped and we loved using the grill and eating breakfast on the patio. The bathroom had plenty of towels and good water pressure. The video collection was excellent.
Mike sent a really helpful packet of information before our trip which was so helpful for the cab driver to find the rental when we arrived from the airport and helped us figure out where to get a rental car. I wish every vacation rental was so thoughtful.
The location worked well as a jumping off point for all of the day trips we took from San Juan, but was also walking distance to the ocean and some great food options.

Great stay! Exactly as described above and in the reviews below. I will add that this is a particularly great place if you are planning to rent a car to explore the island (which I highly recommend!) The studio has easy, safe parking and is located very close to the main highways, so it's quick to get on the road. The studio was the perfect place to crash after a day hiking in El Yunque or exploring in Arecibo, and we loved being able to cook breakfast and eat outside on the patio before heading out each day. Mike was very responsive and had a great tip for parking in Old San Juan. Highly recommended!
