The space
Harding House is a 2300sqft open-concept modern farmhouse cape home just built in 2023! Centrally located in Western NY, it is so easy to get to just about anywhere in the area from here! This 8 bed, 3 full bath fun & uniquely-designed home comes equipped with everything you need to have an amazing experience here in the city that we love so much! We call it "Buffalove!"
Entrance: You won't miss the newly built white modern farmhouse exterior home with large "97" numbers in front! You can easily park four cars in the driveway and walk right up to the black door with the "H" door knocker to enter the home via a smart lock with your personalized one-time code for your stay. Welcome home!
Kitchen: Upon entering Harding House, you'll notice the bright and brand-spanking new kitchen fully stocked with all the essentials you'll need to make your morning coffee fix, stay-in dinners, or late-night popcorn snack. (Spices and all!) There is a Refrigerator with Freezer, Oven/Stove-top, Microwave, farmhouse sink and lots of cabinet/pantry space to store your groceries. (Separate walk-in pantry make storing your things a breeze!) We have a lot of great appliances: Blender, hot water kettle, coffee pot, slow cooker, toaster oven, K-Cup/drip coffee machine...even a dutch oven! We try our best to provide you with the conveniences of home, but if there's something you're missing, please don't hesitate to ask. We want to make your stay as comfortable as possible. :)
Dining Area: A large island is surround by 4 charming chairs. Next to the island, we have a dining table with an additional 8 chairs to accommodate another 8 friends.
Living room on main level: A cozy couch and two leather swivel chairs create an inviting space to binge-watch your next show on our large smart TV! The edgy accent wall & fun neon sign bring all the right vibes during your vacay in the "city of good neighbors."
Second Living Room/Mini-office/Workout gear upstairs: Spacious and cozy, this upstairs space has plenty of seating to watch the big TV or start that book you've been meaning to get to! Oh, and wait until you experience the two large faux fur bean bags! They're just calling your name! :)
Right off of the living room, we've provided you with a little creative mini-office space to accommodate your work needs (if you REALLY have to do work on your vacation...boooo!) with a large table & 4 chairs and plenty of natural light pouring in. The "work table" can also double as a puzzle table, gamenight table, and "big kids hang upstairs for dinner while adults hang downstairs" table. And yes, we've included some weights & workout equipment in case your highly-motivated and want to stay on track with those at-home workouts in-between all the beef-on-weck & sponge candy!
Bathrooms: 3 full bathrooms (2 downstairs and 1 upstairs) equipped with towels, makeup washcloths, shampoo, body wash, bodywash for kids, hair dryer, toilet paper and kleenex. Enjoy the serenity shower in the ensuite master bathroom & utilize the tubs for baby bath times or take time to pamper yourself with a relaxing bath bomb.
Bedrooms: There are 4 separate bedrooms (3 on the main floor and 1 upstairs) & one daybed that is also located upstairs. This home comfortably sleeps 13 & we also provide a pack-n-play if you have a little one. (Make sure to include your baby in the overall count in your booking.) All the bedrooms have great closet space filled with some hangers & laundry bins.
Speaking of Laundry: There is a Washer, Dryer, Laundry Detergent, drying rack & iron and ironing board (located in the primary bedroom closet). The Laundry is located in the Mud Room next to the kitchen and before the garage door. We have provided laundry detergent pods (Seventh Generation) and also Oxi Clean Pods, as well as some Dryer Balls and Spray-n-Wash for those Buffalo wing sauce stains. ;)
The Great Outdoors: While staying at Harding House, you are welcome to use our private backyard, patio with outdoor table and four chairs with you during your stay. (Table & chairs provided May - Oct months) We also have so many great parks close house so there is plenty of space to play catch, enjoy a picnic, and soak in this beautiful Western NY sun and air!
*Outdoor Propane Griddle Grill is available in backyard for guests. (This includes propane tank.) If you would like to add the use of the grill on to your stay, please let me know. When using, make sure that the propane is turned off, grill is cleaned after use & cover is put back on when done.
This rare-to-Airbnb *new construction* home is available all year round and provides a much more comfortable and authentic experience for your getaway compared to a boring hotel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this amazing city has to offer!
Guest access
You'll have full access to this private home as well as the private backyard. The 2-car garage is currently being used to store owners supplies, but will be available in the future. (Will update as soon as it becomes available.) You will be able to access the garage through the mudroom in order to put trash and recycling in the bins.
Other things to note
Feel free to check out the random books and games we've left for you to use during your stay located in the living room media console under the downstairs TV. We know you'll also enjoy the Wyze Thermostat on the wall in-between the two downstairs bedrooms where you can easily control the temps!
If you’re coming with kids, we have a little “kids corner” upstairs where there is a play kitchen with play food, a Lego table with legos to build, some extra toys for 0-10 year olds, and a little toddler tepee where they can have find reading or playing in.
The walk-in pantry in the kitchen is stocked with some extras you can use and also provides you ample space to store your supplies!
