80 m2 flat facing the cathedral dome of San Giovanni e Paolo, Colleoni triumphal monument and the Hospital.
Just between Rialto and San Marco, 5 mins from both: the most central location of the city.
It allows you to visit all inner districts without taking expensive water transports.
Most of all, it has the best sight on the famous square: the view from the fassade is impressive!
This XVIth century building (the yellow one with 2 floors) has been just renovated: it's always airy, bright and silent, better than venetian ancient houses' standards, the heating system is new and independent.
Fittings are easy but full: all the white goods like washing machine, dining sets, kitchen tools, fans, electronic devices including pc, wi-fi, 50" tv, kinect xbox, etc.
This is also one the closest building by the Hospital entrance, 200 mt from the first aid.
Upstairs, there are 2 main rooms (2 and 3 beds), a very nice bathroom over the porch, a little warehouse. Then there's a wonderful living (2 beds and 2 couches) facing SS. GiovanniPaolo, biggest church in town: this house's always been painted and filmed through the history and it's been also camera point, cloth point, camerino for movie sets.
Downstairs there's a wider warehouse and the waterplace, where a private speedboat is available. It's the red one you can see from the pictures: a precious 33 years old proto-piece, 40hp, doesn't need driving license. But available only after confidential treaty, because sailing Venice and the lagoon is a bit intricate and dangerous.
The address is easy to find by the crossroad of 2 main paths:Calle della Testa, direction north-south with Calle G.Gallina, east-west. Just in the middle betweeen Cannaregio and Castello, city's main districts, Rialto, city's heart, and Fondamente Nove, main terminal to the islands and last stop before Murano and Marco Polo airport VCE.
USEFUL: If you land there, you can get here by Alilaguna water shuttles. But you can buy only Murano- Airport ticket, thus saving 50% of the price, and get here in 40 mins as well
VERY USEFUL This place is perfectly located also because you can easily walk to railway station, bus terminal or passenger docks. No narrow, labyrinthine alleys: you can get there in less than 30 mins by feet, just following the people on the main path, Strada Nuova. Just walk this wider calle on and on and you can save transports' tickets and time.
I've been lucky to get this house 3 years ago but there were only old broken walls at the beginning. Now the apartment is quite done, with only few missing details like some of the walls' baseboards, paints and the corridors' spotlights. It''s the reason why i'm asking for little money: you're helping me to come to an end with all these renovations and to add some good taste to interior decorations (now 100% recycled items). There's the ordinary maintenance of a 506 years old building and moreover this winter I've suffered the worst high tide, Acqua Alta, of the past 10 years and must repair the damages.. But I'm just a normal guy: i'm not wealthy. Here I'm a beginner and I try to earn some money for renovations and furnishings.
Perfect location! was a little difficult to find but the directions he emails you helped a lot! Beds were super comfy, kitchen was awesome, and the place had some really intresting decorations. Only complaint was that the keys were very complicated to use! Make sure you go over how to open the door with him and try before you go out drinking for the night!
I don't know why Massimo has had negative reviews in the past, he was a really laid back guy; the flat was just what we were looking for. Five of us stayed, the beds were really comfy (the best sleep we'd had in days!) and the views from the room were really interesting and beautiful. We were provided with plenty of blankets, so even though Venice was cold, we were okay. Unfortunately, it tipped it down with rain whilst we were there so I don't have much to say about Venice itself! But the flat seemed like it was in a good area, about a half hour walk from the station but through very quaint and trinket laden streets (restaurants nearby and a bar or two as well).
Everthing was just perfect!!!

Massimo is a really nice guy and I do not understand why he has received negative comments. He helped me with my luggage and after my arrival he cooked lunch for me (which has previously still not made a host for me).
If you want a centrally located room with little luxe, the apartment is just right!
The apartment wasn't finished to be cleaned when we arrived. If you like the decoration of the living room you surely won't be disappointed by the rest of the apartment. Massimo is nice and very accomodationg. We were 10 it was perfect. The appartment is well situated (still 40 minutes from bus station).
We were 7 people and stayed 2 nights during New Year's Eve. The house is very well located, 10 minutes walk from Rialto and Piazza San Marco. It is spacious and it can comfortably fit a large group, and it's an ideal solution if you don't mind a bit of adapting and sharing rooms. The living room in particular is very nice and we also managed to set up a nice dinner for a dozen people. Massimo is a very nice and easygoing person, he made us find the house in good conditions and we had no problems whatsoever. Recommended!
Nice place. Cannot beat the location. It is in the heart of Venice with a great view of the canal and a major square. The accomodation is basic but clean. Massimo was a very nice host. Meet me at the local bar when I first got and took me to the apartment, showed me around the place, and decribed how everything worked. After that I did not see much of Massimo, but was able to reach him by phone when I needed to.
The place is not a hotel so some of the negative comments about this apartment are a little unfair as the people on AirBnB are not professional hoteliers but regular folks who are sharing their homes. If you just need a simple place to sleep and clean up this place is good. If you are looking for luxury, you might look for another place. Good value for the money.
I had a really great stay at Massimo's apartment. The place is really well-located and has everything you need for a stay in Venice. Massimo supplied clean and comfortable bed sheets and towels, and the apartment has lots of natural light coming through the windows that look over the square. The bathroom is newly renovated and has an amazing window that looks right down into a canal. The building is 506 years old, very beautiful. The apartment has heating if you need it. Massimo has guidebooks and maps available, too. He was responsive when I called him and very accommodating - also made me a coffee when I arrived which was really nice of him!
If coming from Marco Polo Airport, I highly recommend traveling by water bus (the company is called Alilaguna and you can take the blue line directly from the airport to F. Nove station - a very short walk from the apartment). If this is your first time in Venice, I recommend bringing a phone that has GPS, as it will allow you to get places a little more efficiently. Also, remember - mosquitos are present in Venice, so be prepared for that! Venice is a great place and you'd be lucky to stay at Massimo's! I highly recommend it!
Una experiencia horrible, el primer día nos dio terror la casa muy sucia, con habitantes extraños, buscamos alojamiento en otro hotel.
Without a doubt this was the worst dump that I’ve ever stayed in. He lives like a bad frat boy. The legs on all the sofas were broken. When you sat on the furniture you ended up on the floor because the springs are broken. All of them were covered with dirty blankets. The kitchen was awful. The bathroom reeked because of the mold on the shower curtain. He knew how bad it was because he had an air freshener that was on all the time, trying to cover the dirty ashtray smell. The lighting was VERY poor, probably to hide the dirt. The walls were covered with “erotic” art and bad posters.
He left the keys with a local bar that was clearly not a fan.
The sad thing is that it is located in a great spot, it’s a spacious apartment and could be a real gold mine.
