Great location for weekend get-away, UT events & ACL, F1, SXSW. (note: This is a fully licensed short term vacation rental home in compliance with all new city code requirements. )
Comfy queen beds in all 3 large BR's sleep 6 total, plus queen sofa/sleeper in loft, & queen air mattress for library, can sleep up to 10 total in 5 separate sleeping areas. 2 1/2 bath. Wifi throughout.
Close to everything yet tucked away in cul-de-sac of quiet street w/ no thru traffic in quaint neighborhood. Walk to restaurants, coffee shops, popular local trailer park eateries & local boutique shopping.
Large, open floor plan downstairs in living & dining areas w/ FP. Big fully equipped kitchen. Xtra large dining table. Artfully decorated throughout, hardwood floors downstairs, many large arched windows creating natural light w/ beautiful plantation shutters. All 3 bedrooms have privacy & are located upstairs away from living/dining areas downstairs. W/D in laundry room.
Master BR: Queen four poster bed, remote control adjustable mattress w/ massage features - (adjust upright for reading, or use automatic zero gravity setting for back support). Dresser & chest of drawers provide plenty of drawer space. Heavy velvet drapes that can block outside light, vaulted ceiling, ceiling fan.
Master Bathroom: Spacious & bright. Large Garden tub, separate shower, double sink vanity w/ lots of counter space, vanity bench & large mirror extending length of vanity, (can be used by multiple people at same time). Toilet in separate enclosed room w/ door for privacy.
Second Bedroom: Queen bed w/ pillow top mattress, walk-in closet w/ full length mirror, sitting area with chair, side table & lamp for reading, & additional soft padded long bench. Dresser w/ plenty of drawer space. High ceiling w/ chandelier.
Third Bedroom: Queen bed, bed-side table w/ lamp, small chair & writing table/secretary, vaulted ceiling, ceiling fan, full length mirror.
Second Full Bathroom: Double sink vanity w/ large mirror, tub/shower combo & toilet in separate room from vanity/sinks.
Main Downstairs Living Area: New 42in flatscreen smart TV, wood burning fireplace with gas starter, ceiling fan, bronze art scultpure above fireplace.
Dining Area: Open to Living Area, TV visible from dining room table. Large travertine (stone top) table and chairs (seats 6-8), plus 2 barstools at adjacent granite bar. Original oil painting by well known local Austin artist above modern art deco mirrored large buffet.
Kitchen: Granite counter tops w/ lots of counter space, 4 gas burners w/ vented hood, gas oven w/ broiler, mircrowave, dishwasher, fully equipped with all cooking appliances, wide variety of kitchen tools, utilensils, fully stocked w/ spices, & basic cooking ingredients, dishes (including serving pieces), large side-by-side refrigerator/freezer w/ ice maker & built-in chilled water & ice dispenser w/ water infiltration system. Gas grill outside.
Library: French doors, antique settee & cuckoo clock, bookshelf wall w/ large selection of books, stained glass light fixture (nice location for queen air mattress as addtl. sleeping room or separate quiet study, reading, or work room)
Upstairs Loft: Large open addtl. living area w/ high ceiling, ceiling fan, big screen TV, VHS & DVD player, selection of free movies available, Wii game system w/ several games, sofa w/ queen pull-out bed, large tufted chair, coffee & end tables + adjacent addtl. open space (for air mattress or play area).
Location: Less than block from city bus stop, on routes to downtown/SXSW venues & Zilker Park/ACL. Short bike ride(several bikes available for use by guests), short cab ride or long walk to downtown, SXSW venues, Zilker & shuttle locations for F1. Local Coffee shop 1 block. School with park/playground 1 block. Local Restaurants, Torchy's Taco's, ecclectic boutique shopping, convenience stores, and numerous popular Austin "trailer park eateries" in walking distance. Easy access to Hwy 71 (airport), IH 35, short cab ride to airport and F1 track.
Plenty of free parking available in large double driveway (easily fits 4 cars) and additional parking on street in front of house. Garage is primarily used for storage by owner; however, with prior request, possibility for 1 car to park in garage with sufficient notice.
Rates vary based on holiday periods, owner's travel schedule, and local special events. Listed rate includes The 15% city and state hotel occupancy tax.
Guests have access to entire house. (A few small areas used for owner storage will be closed off.)
Interaction with Guests
Interaction with guests varies and usually depends on guest preference. I am available by phone or text before and during the stay. I am happy to offer recommendations on restaurants, local attractions etc.
I usually meet guests when they check in to show them around and answer questions. After that, I won't be present at the listing during guest's stay. If questions or needs arise during their stay, Guests will have my contact information.
Bus stop on the the block. Easy quick cab ride to downtown. Parking spots are included with rental. Parking space for 3-4 cars on large driveway, and additional parking available on the street in front of house in the cup-de-sac.
Listed rate includes all taxes. (This includes state and city hotel occupancy taxes.). Listed rate is for 8 people (2 per bedroom + 2 in loft); can accommodate 10 with queen air mattress. Additional charge of $10 per person per night for more than 8 people. Max. occupancy 10 people please, unless prior approval is obtained.
Prefer 5 night min. for F1 & SXSW. Special rates that may not be reflected in the posted calendar may apply to holidays, special events, and UT home football weekends. Feel free to send inquiry request to confirm rate if requesting a booking for any of these.
No pets allowed. (However, note that Owner's small dog lives on premises at times when no guests are present but is not present during rental periods.) Please no smoking inside, smoking ok outside. Ashtrays provided. There is no land line phone service at the house but cell phone reception is good.
This is a Type I fully licensed short term vacation rental home in compliance with state and city code requirements. In addition to owner's maximum total occupancy limits, the new city code requirements further limits occupancy to no more than six unrelated persons at a time in any home. (See Ord.# (phone number hidden)).
Local attraction and restaurant recommendations are included in the house book and can be provided in advance by request. Happy to provide additional information on specific local attractions in advance or during your stay if any needs arise. Please make yourself at home and enjoy your stay in scenic Austin!
