This is a spacious suite with large rooms in an attractive Victorian house in a quiet avenue with safe permit parking. Close to the beautiful Linton Gardens, station and seafront. There is a walled garden with a safe pond, fun croquet and a garden table where you can have a relaxing drink. The prices are all inclusive for the suite of rooms which sleeps four adults with the possibility of children sleeping in their parents' bedroom.
The very large bedroom has a double bed, two singles with plenty of wardrobe and clothes storage. The sitting room is the same size [approx. 16ft 6ins x 13ft.] and has a comfortable sofa which converts to a four foot wide bed with sprung mattress. There is Sky TV, Wi-Fi and the usual living room furniture. There's also a useful extra wardrobe.
The kitchen [which has a table for eating] is modern. It has a fridge, electric cooker, microwave, toaster etc. The bathroom has a bath with shower, washbasin, W.C. and bidet. There is another separate loo.
To reach the apartment you have to share our front door and stairs. [Of course you have your own front door keys.]
If coming by train, we can meet you on arrival and take you on departure at no charge.
If you don't have a car and wish to explore inland, we can drive you. We charge the price of the petrol. We give as much or as little 'Guiding' as you wish. This is a wonderful part of England to explore and Hastings itself is a fascinating town with a long history.
We have qualified English Language and Literature teachers if you wish to arrange to study the Language or the English Classics.
We have an elegant, gentle Greyhound called Buddy who is NOT allowed upstairs! We do hope you'll come and visit us, we are friendly and available to help, but never 'in your face' should you need your privacy.
Guests have the entire apartment to themselves, after showing them round, we never enter without their permission. They have access to the garden which we also use. Children and parents enjoy feeding the goldfish and going with Chris and Buddy to the park. In the summer it's great to drink wine together or have a game of Crazy Croquet. If the guests want privacy in the garden, we stay away. We like to have our rooms to ourselves unless guests wish to use the washing machine which is in our kitchen. We don't do the washing!!
Interaction with Guests
Interaction with guests depends entirely on the guests. Some people want to have an entirely private holiday and that's fine with us. Examples of our interaction can be found in the reviews written by previous guests. We have had wonderful days out, long talks and walks with some of the most interesting people in the world.
We live in a quiet neighbourhood which is very close to town. The roads are tree lined and there are several parks within easy walking distance. Hastings people are very friendly which is demonstrated by their inability to say 'Goodbye', it's always 'See you later'!
The publis transport is limited to a bus from town about once an hour. It is only a short walk, however and we also offer lifts to the weary! Taxis are cheap if anyone gets stuck. We are uphill so it's difficult if you can't walk well.
If you have a car, we have residents' parking in the road which is safe and wide. At certain hours you need a Visitors' permit which we provide without charge.
Reaching Hastings from the ports and airports is easy both by rail and coach travel. and, of course, we will always meet you at the station.
Other Things to Note
There are many things to do both in Hastings and the surrounding area. The town has its own original feel in three distinct areas. Whether you enjoy historical sites, museums, art galleries, walking, fishing, searching through junk shops or just the joys of a seaside town, it's all here.
We are surrounded by stunning sussex countryside sprinkled with castles, stately homes, country inns, wonderful walks, steam railways and many other places we can show you which are 'off the beaten track'
Parents are not allowed to 'shush' their children!
We're sorry, but we cannot accommodate pets. Our beautiful Greyhound, Buddy, has been badly bitten twice and is therefore very nervous of other dogs however good. We don't want him to feel unsafe in his own home.
Pat & Chris were very kind and friendly hosts. Chris, even taught us to play crazy croquet in his garden.
The house is big enough, clean and also very cosy. We would love to come back again in the future. Thanks for all Pat & Chris. Cheers!
We were made to feel very welcome in Pat and Chris' house.
Pat came to meet us at the station greeting us by name and with a huge smile. She drove us to the house where we met Chris and Buddy.
The flat was well equipped with plenty of storage and essential items in the kitchen. There was a large bookshelf with a varied selection of books, plus a DVD player, towels for swimming and the bathroom, plus breakfast items (tea, coffee, juice, bread, crumpets, bacon, eggs and cereal).
Pat and Chris gave us plenty of local knowledge on places to go to to visit and also eat and were very helpful.
The property was just 8 minutes walk from the main shopping area, and close to the seafront.
This is an ideal place to stay for anyone who fancies a seaside break: solo, couples and those with children or even teens. Lots to see and do with plenty of local things within walking distance to keep you occupied.
Lovely quiet neighbourhood too!
This was my first booking with Air BNB and we were delighted with our accomodation, and found our time with Pat and Chris very enjoyable as such wonderful hosts.
We enjoyed our stay at Pat & Chris. They made us feel very welcome in their home and had good time to give us some exellent advises about what to see. The house is very close to the center and to the park which we enjoyed.
The flat was spacious and comfortable with lots of light in a lovely part of Hastings.
Pat and Chris were very helpful and friendly towards us.
I would definitely recommend it as a place to stay
This was a wonderful stay in Hastings, and I cannot begin to explain how grateful and pleased I was with our accomodations. The flat was so much bigger than I expected, with a grand bedroom and kitchen, and we (my daughter and I) had all the space we needed to feel comfortable. It felt very easy to settle into a routine, shopping nearby on Saturday, making diner, relaxing on weekends... The town centre was so close it was easy to go spend a couple hours to shop andeat lunch. I also recommand the time of the year (April-May) because we had the chance to see the May Bank "Jack in the Green" Festival which was a lot of fun, ad well as the bikers convention in Hastings.
We discovered so much of the countryside thanks to Pat and Chris: Bodiam Castle, the peting farm, and my personnal favorite, the afternoon at Rudyard Kipling's house and the amazing cream tea that followed!!!
Because we both felt so safe and at ease, Tessa was rapidly speaking English all the time.
I could not have dreamed of better hosts or of a better place to spend the month during my internship. I really feel, together with Tessa, that we not only discovered a lovely town, we also met and made new friends. This was an unforgettable experience for both of us!!!
We were very happy with our accommodation, which was even bigger than we had imagined and came with a slim view of the sea. Pat and Chris were great hosts: friendly, welcoming, relaxed and full of interesting stories and good local knowledge. They went out of their way to make our stay comfortable, offering lifts and emergency supplies when we needed them. The kids loved being able to go downstairs and say hello to Buddy the greyhound too.

Chris sculpts and paints, we both enjoy writing stories. We've lived all over, but came to Hastings twelve years ago and love the buzz and fun of the place. We love language, drama and films and - sometimes - quizzes. Ideal holidays, travelling round Europe by car, trusting to find that perfect bnb to rest our heads that night!
