1 double room in a 2 bedroom flat available for short term lets. Situated in the beautiful Morningside area. This newly refurbished Georgian flat has all modern conveniences and is well located as it is only a 25 minute walk into the centre and is on a main bus artery into the capital. A selection of buses are available at a nearby bus stop so you only have a few minutes to wait to get a bus into the centre which takes a 10 minute journey. The flat is well kept and fully furnished with TV and all washing facilities/cooking/wi-fi etc are available for use.
The flat comprises 2 double bedrooms a large living/diningroom and a new modern kitchen and shower room/WC, I live in the other room. Morningside road is just outside the door which has an M&S, Sainsburys and Waitrose near by. It's on the third floor which means it gets a lot of sunshine and has scenic views of Edinburgh. I have extensive knowledge of Edinburgh and can recommend a lot of places of the beaten track to enjoy.
Clean Towels and bedding are provided and I also provide tasty muesli, tea, coffee and toast. You can help yourself to anything in the kitchen basically and I also get milk and sugar etc. You are also free to use the clothes washing and drying facilities.
Morningside is a very scenic and historic part of Edinburgh and is the perfect location for a holiday as the walk into the centre is very pleasant with lot of quaint novelty shops and cafes on the way and I am here to give any advice and help if needed. It is a peaceful location in the heart of the city.
The guests have access to the entire flat except my bedroom. There are all the usual facilities in the flat and the guest can also use the laundry facilities etc.

I tend to let the guests get on with enjoying their stay but I am available for any advice they may need.
Morningside is a very nice part of Edinburgh. It is a nice quiet up market area but at the same time is close to the city centre. It is a very safe neighbourhood.
Really good public transport from just outside the door with lot's of buses available every few minutes.

No high heels to be worn about the flat as we have oak flooring throughout and they leave marks
Really fun host with a good sense of humor! Was helpful when we needed something but let us do our own thing. Nice quaint place! Overall wonderful experience for first time Airbnbers!
The room was good and everything as described. The apartment is a bit far from the center but access is easy with a bus.
What was NOT ok was that in the second day the host had a small party with music in the apartment which started at 6 AM, so we couldn't sleep. Anyone is free to use their apartments as they wish, but if you're going to charge money for people to sleep in your room there are standards to follow. We were not informed of that or asked if that would be a problem.
Richie was super quick to respond in all communications and also suggested numerous things to do during our short stay. The flat itself has plenty of space and isn't too far from downtown.

This was mine and my boyfriend's first time using this site and my oh my were we impressed. Richie was home in Ireland for the weekend so we had the whole place to ourselves for our 2 night stay. The place is so chilled out we could've stayed there forever. A flat in the building was up for sale and I have to say we were more than tempted to have a look. The room comes with everything you need- towels, spare sheets etc, wardrobe space and a hairdryer. Bed was super comfy and the power shower was a delight to warm you up after a long day trekking around a cold and rainy Edinburgh. The heating is really easy to manage and the wifi is super quick. The area is great- tonnes of supermarkets around and the walk into town is lovely, passing by several interesting shops and greenery on your way. If it's raining however every bus we got on was perfectly on-time and £3.50 for a day ticket for as much travel as you want isn't too bad. All in all this place was brilliant and both my boyfriend and I had a great time. We'd thoroughly recommend this place to all of our friends and family going to Edinburgh for a stay.
Richie, the perfect host!
I stayed with my boyfrend for few days in his flat to search for a place to live in Edinburgh. Richie was very welcoming, hi made us feel like at home! The room was very comfortable, the flat was well organized and has a good location, supermatkets and bars are really close, bus conection to the city center was highly efficent. I extremely recommend Richie’s place to anyone that wants to visit Edinburgh.
We stayed for 4 days in Richie´s place and we feel like home. At arrival, he gave us the main suggestions for visiting the city and how to move within it. The apartment is a short bus ride to city center (with lots of buses going there) which is perfect. Concerning the apartment, it is really comfortable and has a powerful shower, which boost energy for the full day!

I'm originally from Ireland and have lived in Edinburgh for 20 years. I tend to let my guests get on with enjoying this beautiful city and make sure they have lots of clean towels and bedding and a good nights sleep is very important. The guests generally have the place to themselves but I'm always available for any advice on things to do and see.
