Clean, comfortable, very conveniently located Bed & Breakfast in Central Nice close by the train station. A lovely town apartment with 3 bedrooms available; this is the smallest & least expensive. It is ideal for one person, but there is a large double bed so there is room for two, but not a lot of space for excessive luggage. The price is for 2 people.
There is a balcony overlooking the tree-lined boulevard. The 360° "street view" is 2 years out of date. There is no work going on in the street at the present time, I promise you!!!
Please note there is a 2 night minimum for the weekends (Fri., Sat. & Sun.). There is occasionally an odd one night available, so check the calender for availability.
All linens supplied, rooms cleaned daily. All rooms have a fridge, a kettle, tea & coffee.
Free Wi-Fi in all rooms.
Continental breakfast included.
Bathroom & toilet are shared, there is no en suite available.
No more than 2 people in one room. That includes children. NO supplementary beds are available. Please note there is a dog who lives here. Small, fluffy, friendly.
Regarding parking: there is paying street parking outside, or there is a large, (expensive) underground parking close by.

Interaction with Guests
Quite a lot, depending on the guest. I normally chat with guests over breakfast & give them tips on how to get where they want to go, restaurants, general information.
Lively, multicultural, very SAFE, especially for single woman travelers.
Buses, trams & trains are all very close by, inexpensive & easy to use.
If you are driving, be aware that parking is difficult to find on the street & very expensive in municipal parking lots.
Other Things to Note
There is an automatic laundrette one block from here; it is cheap, fast & you don't even need to add detergent, it is already added so please do not hand wash your clothes & drip dry them on my 100 year old oak floors or hang anything over the balconies--this is forbidden by the building managers.
Please do not take my towels to the beach.
Please leave the bathroom clean & DRY!!!! Other people use it too, leave it as you found it. Please limit your shower to 10-15 mins.
Please ladies, do not use my towels to remove makeup, especially mascara.
Staying at Josephine's was a great choice for exploring Nice. Not far from the center (15 minutes walking), and very close to train station. We stayed in the blue room which was small but very clean and had a small balcony. Josephine was a very nice and welcoming hostess. Breakfast consisted of a croissant, two types of bread, butter, and two types of jam. Josephine also prepared coffee. The only downside was that the room was a bit noisy with the proximity to street and train station. Overall we enjoyed the experience very much and would stay again.
Thank you for your kind comments. On the subject of breakfast, it is France. It is continental breakfast. There is no variation, that's what breakfast is in France It is included in the price. If you want other things, there is no reason why you cannot provide them for yourself.
ChezJosephine is a perfect B&B for any solo lady who travels to Nice. A lovely host who helps you to find out the best beaches and local places to see; a clean and a tidy room in a perfect and safe location (5 minutes to the train station which is connected to all southern France and 10 minutes to the fabulous Nice beaches).
Josephine was a fantastic host and her place in Nice was everything we could have asked for. She provided great local insights about things to see and do, as well as the best places to eat. Without these tips we would have had a much harder time finding our way around.
The apartment is very clean - we were lucky enough to get a free upgrade to the Orange room. This was fantastic and gave us a little bit of extra space. As per her description there is a little bit of street and railway noise but it didn’t bother us at all. The breakfast included was delicious and Rocco (her dog) was a charming addition :)
We wouldn’t hesitate to stay here again and recommend this place to anyone looking for a local’s perspective on Nice.
Josephine was the perfect host, very knowledgeable, the flat and room are so clean, and the breakfast fantastic. She upgraded us to a larger room, and gave us a late check out! Thank you
Josephine welcomed U.S. and was very helpful when our plans went awry (museum's are closed Tuesday). The bed was comfortable but the bedroom was small. I hadn't read the description properly so my mistake. The B&B is very secure as there is security door at the entrance to the building. It is well located being about 300 m from the train station and 120m from a tram stop which takes you straight to the main city area or the old city and beaches. The one thing that could be improved is the breakfast. A coffee or tea, a croissant and some bread does match up to other B&b's. The sharing of bathing and toilet facilities were something we hadn't done before and probably won't again.
It really is worthwhile to both read the description of the room, where I state very clearly that this is a small room & not recommended for people with lots of luggage, and the reviews. Some people find it charming & very French, which is what they want, & others don't. Ditto shared facilities. I'm sorry you did not enjoy the continental breakfast, with freshly baked croissants, two flavors of jam, butter, orange juice & a choice of two other breads, with freshly made cappuccino, all included in the price. Once again, most people enjoy it.

Petites attentions qui rendent le tout delicieux, lit fait, bouilloire et necessaire à thé/café dans la chambre, petit frigo, excellents pains et croissants servis au petit dejeuner.
Propreté irreprochable des lieux, tres appreciable.
Josephine est disponible, rigolote, à la fois petulante et discrète.
Seul petit bemol: le bruit de la rue et des trains qui passent... prevoir des boules quies pour dormir au calme.

About the Host, Josephine
I am Scottish by birth and spent most of my working life in San Francisco as a wine steward/food server from (phone number hidden).
I went back to Scotland to take care of my mother, & when she died I sold her house & eventually found myself in Nice.
I took over my B&B in July 2010 & joined Airbnb in Nov. 2010. So far, so good : )
I am an avid reader, & if I can find someone to play with, a fiendish backgammon player. I love my little dog, Rocco. It's a pity he can't play backgammon.
I am happy to advise my guests on what to see & do in & around Nice, or just leave them to their own devices, as they prefer.
