Clean, comfortable, very conveniently located Bed & Breakfast in Central Nice close by the train station. A lovely town apartment with 3 bedrooms available; this is the smallest & least expensive. It is ideal for one person, but there is a large double bed so there is room for two, but not a lot of space for excessive luggage. The price is for 2 people.
There is a balcony overlooking the tree-lined boulevard. The 360° "street view" is 2 years out of date. There is no work going on in the street at the present time, I promise you!!!
Please note there is a 2 night minimum for the weekends (Fri., Sat. & Sun.). There is occasionally an odd one night available, so check the calender for availability.
All linens supplied, rooms cleaned daily. All rooms have a fridge, a kettle, tea & coffee.
Free Wi-Fi in all rooms.
Continental breakfast included.
Bathroom & toilet are shared, there is no en suite available.
No more than 2 people in one room. That includes children. NO supplementary beds are available. Please note there is a dog who lives here. Small, fluffy, friendly.
Regarding parking: there is paying street parking outside, or there is a large, (expensive) underground parking close by.

Interaction with Guests
Quite a lot, depending on the guest. I normally chat with guests over breakfast & give them tips on how to get where they want to go, restaurants, general information.
Lively, multicultural, very SAFE, especially for single woman travelers.
Buses, trams & trains are all very close by, inexpensive & easy to use.
If you are driving, be aware that parking is difficult to find on the street & very expensive in municipal parking lots.
Other Things to Note
There is an automatic laundrette one block from here; it is cheap, fast & you don't even need to add detergent, it is already added so please do not hand wash your clothes & drip dry them on my 100 year old oak floors or hang anything over the balconies--this is forbidden by the building managers.
Please do not take my towels to the beach.
Please leave the bathroom clean & DRY!!!! Other people use it too, leave it as you found it. Please limit your shower to 10-15 mins.
Please ladies, do not use my towels to remove makeup, especially mascara.
Josephine welcomed U.S. and was very helpful when our plans went awry (museum's are closed Tuesday). The bed was comfortable but the bedroom was small. I hadn't read the description properly so my mistake. The B&B is very secure as there is security door at the entrance to the building. It is well located being about 300 m from the train station and 120m from a tram stop which takes you straight to the main city area or the old city and beaches. The one thing that could be improved is the breakfast. A coffee or tea, a croissant and some bread does match up to other B&b's. The sharing of bathing and toilet facilities were something we hadn't done before and probably won't again.
It really is worthwhile to both read the description of the room, where I state very clearly that this is a small room & not recommended for people with lots of luggage, and the reviews. Some people find it charming & very French, which is what they want, & others don't. Ditto shared facilities. I'm sorry you did not enjoy the continental breakfast, with freshly baked croissants, two flavors of jam, butter, orange juice & a choice of two other breads, with freshly made cappuccino, all included in the price. Once again, most people enjoy it.

Josephine was warm and welcoming. Very helpful with ideas for where to go and what to do. The room was great although ear plugs are needed on some evenings. The location close to the train station was very convenient.

The dining room is for anyone to use during the day if they want. The kitchen is private. Every room has a kettle, tea, coffee, sugar & a fridge, & there is a microwave oven in the dining room. Unlike most of airbnb's listings, this is actually a B&B, so it is a business, not a flatshare situation.
Chez Josephine is what I would define as a educated wonderful lady, her place is very clean and comfortable, everything is at a close distance and even though she lives in an active part of town, the room is very quiet. The bed is comfortable, and all of her recommendations are spot on. She know so much about the area, about restaurants, market, places to see, what to do within the time frame we had. We certainly loved Nice because we were able hit the best of it and we only have Josephine to thank for. She took us into a market tour that was amazing. We would recommend this place to anyone.
My stay at Chez Josephine was short and sweet. I was here for one night in the blue room, and it was perfect for a single person. It gets great light, opens up to a nice little patio, and is very comfortable. I could easily walk to the beach, to the old city, and two blocks to some of the best gelato I've ever had (recommended to me by Josephine). It was also right near a tram stop, if you'd rather take the tram 2 stops to the beach.
When I arrived, Josephine gave me a map, gave me tips about where to go in Nice and made me feel right at home. Breakfast in the morning was great, I got to chat with Josephine and two other couples who were there at the same time- one from Australia and one from Germany.
The bed was really comfortable, I slept great. (AC is available in the room too if you want it.) Perfect little home base to explore Nice.
Also, I booked this room very last minute- Josephine was quick and responsive and flexible in accommodating me during a busy holiday weekend. I would definitely stay here again.
Josephine was a fantastic host. The location of her apartment along with the clean facilities, comfortable bed and fantastic breakfast made it a perfect place to rest between touring out and around Nice and Monaco. Close the central rail station, the main shopping strip and old Nice/beach made it an ideal home-base.

I am Scottish by birth and spent most of my working life in San Francisco as a wine steward/food server from (phone number hidden).
I went back to Scotland to take care of my mother, & when she died I sold her house & eventually found myself in Nice.
I took over my B&B in July 2010 & joined Airbnb in Nov. 2010. So far, so good : )
I am an avid reader, & if I can find someone to play with, a fiendish backgammon player. I love my little dog, Rocco. It's a pity he can't play backgammon.
I am happy to advise my guests on what to see & do in & around Nice, or just leave them to their own devices, as they prefer.
