The SaddleRock Ranch Bed & Breakfast is an exclusive estate on several hillside acres bordering the National Forest. Overlooking the town of Sedona, it is
only five minutes or less to the town's shops, galleries and restaurants. Secluded and peaceful, it is a perfect non-smoking bed and breakfast.
The romantic guest rooms each have private showers, tubs or tub/shower combinations. Guests have in-room refrigerators, and WIFI available. You can also access the Internet poolside!
Savor fabulous sunset views from terraced garden decks. Sip a festive beverage from the sparkling pool and spa that are on a cantilevered
deck suspended over the hillside. View birds and wildlife from our three acres of grounds and gardens. Toast marshmallows over a campfire in our cowboy bonfire ring. Practice yoga to the sound of cascading water or meditate on a serene portion of the property.
Play the piano, curl up with a good book or enjoy the views in our spacious parlor. Exclusively for guest use, the room features fourteen-foot view windows that highlight stunning red rock vistas.
Step out our back door for access to a wonderful skyline-view hiking trail from which you can see every major rock formation in Sedona. Or
hike an easy fifteen minutes to a fabulous view overlook, which is also one of Sedona's sacred vortex sites. Mountain bike rental, golf
and free tennis are not far away.
Rates vary depending on the number of rooms rented. Price listed includes rental of 3 bedrooms.
6.5% Arizona State Transcient Tax is included in the rental rate.
The rooms include access to the main historical B&B communal area, built originally in the 1920's by a prominent Sedona rancher and a heated outdoor pool (available May through October )and hot spa ( available all year long).
Interaction with Guests
Neil is our on-site host and artist-in-residence. He lives apart from the main house so you probably won't see him unless you ask!

Visit: Red Rock State Park, take a Red Rock Helicopter Tour, visit the legendary Lowell Observatory, jeep tours, hiking, spiritual tours and don't forget to visit the Thorpe Park Center as well as the Arboretum at Flagstaff.
We mentioned several of these items then house manager Neil during our stay and he did not resolve them.
Obviously, we would not be return guests and could not recommend the Ranch until some of these items were remedied.
The family had a good time and Sedona is a great place to visit, but there are a few points worth mentioning.
First, the good stuff: the location is great and there is a great view of the surrounding mountains and rock formations. The pool is a real benefit, particularly in the hot weather, and the kids (and adults) loved it!
The not so good stuff: the house is old and there is a ton of deferred maintenance that needs and should be done. Some of the plumbing and lighting fixtures either dont work or dont work correctly. Most of the window mechanisms dont work, which means you have to depend on the A/C that either left the downstairs too cold or the upstairs too hot; the A/C appears to be zoned improperly. The inside of the oven was filthy which meant we didnt want to use it. Also, we found the mattresses, towels and bed linens past their prime. In general, the house was dirty including the windows ( the view is too beautiful too miss) and there were cob webs everywhere. A lot of the woodwork in the kitchen was just sticky! The house needs a general, massive deep clean.
We understand that there are bugs in Arizona in the summer, but there were just too many inside the property. Of particular concern were two wasp nests in the eves on the front of the house. It was particularly disconcerting to sit by the pool and watch the wasps carry water from the pool to their nests or to have to close the front door immediately to keep the little buggars from making there way into the house (not good/safe with little kiddos around). However, the coup de grace was discovering a mouse in one of the bedrooms late the last night of our visit (see attached photos). The place needs pest extermination ASAP and in a big way!
We were there for 4 days and there were gardeners there for two complete days of that time of them which meant that hedge trimmers and weed whackers were in full, noisy, flourish constantly not a very relaxing atmosphere. From our perspective, it was in particularly poor taste that there were so many things posted around the house for sale it made you feel like you are living in a retail store not a comfortable home. Posting a single sign stating many of the pieces of art are for sale, contact manger if interested is more classy and comfortable. Also having a collection of board games available for house use rather than for sale would have been welcoming. Finally, for $600+ a night you would expect a working TV and DVD players.
Nice location and proximity to downtown Sedona. Walking distance to hiking trails. Stunning views from inside and pool with view of red rocks was a great amenity. Hard to fit 7 people comfortably in the 3 bedrooms. Suggest no more than 6. Finishes were dated and some of the outdoor furniture had clear signs of wear. Landscaping also did not appear to be well cared for.
This place was absolutely stunning! It was a perfect place for such a beautiful area. The views were relaxing and it was great to swim for a cool down. We would love to go back here. Thank you!
Beautiful location; perfect for a large group. We loved being able to hike and ride from the house, and the views from the pool deck are incredible. Excellent communication, and on-site help from Neil.
I booked this gorgeous house for my bestie's bachelorette weekend and we could not have been more pleased. It's not only a stunning place but very comfortable and inviting. The onsite caretaker, Neil, was immensely helpful and even mailed me some belongings that got left behind by accident. The views are absolutely breathtaking, the pool area is beautiful, and the neighborhood is quiet and secluded. That said, you are close to everything you need a short drive away. There's nothing not to love about this home.
My family of 10 people (ages 6-87) rented the whole house for a family vacation. It was in the perfect location to enjoy Sedona area. The house and gardens were beatiful and it was great to come back to the pool in the heat of the afternoon. The kitchen had everything we need to cook meals at home, when not enjoying the local food. I would definitely rent here again if in the area, even if it was just a room and would recomend it to anyone.
wonderful stay at this house, just as advertised but exceeded our expectations on the views and great location. in the west end of Sedona away from the tourist crowd. delightful clean pool and back yard. communication good and efficient with hosts.
